Staff were lovely and helpful. Hotel is 2 minute walk from the old quarter/ centre of Hoi-An. It is a little dated but the effort of staff and owners makes up for any shortcomings.

we happened to get a room near a cockerel who started at 2am and went for crowing virtual all night.

What a gem! This is a premier hotel that has somewhat lost its lustre which is a bonus for the budget traveller it is exceptional value! Our room was lovely (232), the pool was much needed and the staff, Helen particularly, were sweet. They arranged an airport pick up for us, did a ton of laundry for a few £ and helped when needed. Having said all that it’s sad to see a place like this fading away. We loved our stay and this was the best place we stayed at in Vietnam for our £10-£14 a night budget. A 10 minute walk to the old town too.

Nothing at all. Some may fuss at the flaking paint etc. but see through that please. This place is a gem

Excellent location, clean room, rich and delicious breakfast, really friendly and helpful staff.

The air conditioner in the room worked perfectly but it is an old machine and made a very loud noisy. They should renew it.

The staff especially Ryan, made me feel that welcome. They helped me navigate the complexities of not knowing the language, where to buy and even had me drink with him and the owner. I felt as if I was right at home in Australia. I cannot recommend this place enough.

The mattress was a bit thin for a big guy weighing 180kg. Would be suitable for anyone upto 140kg. Pool lining needs to be done but they are talking about doing it.

What an amazing place! It's perched on a cliff overlooking the waterfall and river and everything is planned to make the most of the view. The public areas are beautiful and so interesting, it felt like there was always something new to discover! My bungalow was very interesting, a bit like The Crazy House, made of concrete attached to the side of the cliff. It felt like I was in a cave, a sparkley cave! The bedding was a little damp but this was the case with 2 out of the 3 hotels I stayed at in the area. The staff were a little gruff compared to other places but nice enough once they smiled (this could have been a language barrier thing) and very kindly drove me to the airport the next morning. I would absolutely recommend staying here but would say to give yourself time to really explore and enjoy the place. I arrived shortly before dark and left early morning and I feel like I didn't see everything, although I must have taken a hundred photos in that time. I didn't even find the pool for example. I would definitely stay here again.

The bedding was a little damp but not as bad as at The Crazy House. Wear the slippers because the concrete crumbles on the floor and is not nice to stand on.

Second time staying here at this awesome hotel. This is a great hotel on the edge of the old town. It's clean and quiet and the pool is heavenly after the heat of Vietnam. The staff are all so lovely and friendly and will help you with anything you need and ask how your day was. I stayed in a lower room this time, and while it wasn't as fresh as the upper level I would definitely choose this room again for the convenience to the pool. I love this hotel and I will stay here every time I come to Hoi An.

The bathroom was a little smelly when I would first walk into my room but I'd only notice it for a minute. It wouldn't stop me from staying in this room again but the drains might need looking at.

Our room was very spacious, the shower was excellent so much power! The pool was lovely and clean and the lady cooking our breakfast every morning was so nice! She prepared some extra stuff just for us and they also bought some fresh bread rolls etc for us it was very thoughtful and we really appreciated it!

Only bad thing was the loud noises at night time or the sound of dogs

The location of this place is pretty perfect. A very short walk to the beach and to some of the nicest beach restaurants. The rooms are spacious compared with others at a similar price. Just four rooms so you could have the whole place if there is a group of you. We were very well looked after by our host Rose. Water in the fridge. Fruit plate on arrival. Laundry service if needed.

I turned up at 5am in the morning from an early bus, and also had an operation on my knee two days before so was in a bad way. I set myself up on the sofa, ready to get comfy until check in at 2pm. Ryan arranged a room to be quickly cleaned and made ready for me so I could check in early at 8am and rest my knee, it was a great gesture and he has been very helpful throughout my stay in hoi an

I really liked the outdoor area, although it doesn’t look like the picture. The picture is a bit misleading since there’s no grass. The manager(?) and the breakfast lady was also very friendly.

The standard of the room was ok, but the air conditioning needs to be serviced or replaced in room 238. On a hot day it didn’t do much good.
