The location is fantastic and the room and bed was very comfortable. We didn't do much cooking but we appreciated how many tools and options were provided in the kitchen. We also needed assistance from the maintenance department and the employee they sent (I think his name is Terry?) was very friendly and helpful.

We never received water bottles in the fridge, which is fine, but I noticed a sign saying they would be provided for a fee so I made a point to tell the front desk several times that we didn't receive any so don't charge us for them. A week after checkout I was reviewing my credit card statement and saw an charge of a few dollars. I emailed the hotel and they confirmed they had billed us for the water, and immediately gave us a refund for that amount. I appreciate how quickly they returned our money without contesting it, but wanted to mention in here so others don't have the same thing happen to them.

I like the proximity of Franklin Apartments to everything - the CBD, the Markets, Victoria Square, public transport. I also like the security and the ability to cook in the apartment and wash clothing. It's very convenient not to have to try to find a laundromat in a city with which you are not familiar, and it is a luxury to be able to wash and have clean clothes when travelling. I also liked the easy exercise that allowed me to get access to the property and to my apartment after office hours. The staff made the activity very straightforward and simple.

Nothing could have been better. I have a very good experience at Franklin, and I have always had very positive stays at that property. I like staying there for lots of reasons.

Size of apartment was great with a good sized kitchen. Clean and serviced regularly. Well located. Friendly staff. Had both clothes washer and dryer with dishwasher in kitchen.

Bedroom had no window and no air con (and was far away from the one air con unit). For this stay, it suited me as I was performing late nights at the Adelaide Fringe festival, so often went to bed at about 3am and got up at about 11am. If I was there for any other reason and didn't have so many late nights, I would prefer a light filled room. Never got round to reporting it as I didn't use it often, but the dryer would cut out after a few minutes of use and would have to reset the safety switch, even though the filter was checked as being clear.

My room was spacious and extremely well equipped. The entire apartment was spotlessly clean, fresh and extremely quiet. On entering there was the sound of light music playing which felt homely and comforting. The location was close to all the amenities I needed to attend which gave me more time to relax and unwind. The staff were extremely friendly and made sure my stay was comfortable and were able to assist with special requirements without hesitation. I highly recommended these apartments to my family, friends and work colleagues. I have already booked again to stay in the near future. Thank you.

Has everything you could need in the way of facilities, a big fridge, microwave, oven, dishes and cutlery. The staff were very friendly and polite and the desk staff were very helpful. Very clean and a big bathroom.

If I was to pick three very small things I would say the lift is a little bit slow, the car park is a little bit tricky to get in and out of and there are a limited number of spaces so this could be upgraded, and the tv could have some extra subscription channels like Netflix, binge and Stan to offer more variety but like I said very small details, overall I loved my stay and the apartment was fantastic, very clean and tidy and offers everything you need at a reasonable price. I would definitely stay again and recommend it to anyone who is thinking of staying here.

The reception was great in this property, we arrived earlier and revived the key to our apartment, thank you! The location was great, right in the CBD, close to Chinatown for food and coffee, and not far from the Rundle mall, two minutes to tram stop (for Glenelg Beach). The street is oneway and has low traffic, which made it quieter. Although the building is old, the apartment itself was well-maintained and very comfortable.

What could be improved: The kitchen amenities could use an update. There were limited pots and a frying pan didn’t have a lid. Adding a greater variety of cookware and proper lids would definitely enhance the experience. Also, the lift is very slow and often takes a long time, especially when multiple guests are using it.

Apartment is clean and tidy, spacious common area for city standards. Kitchen is well equip except sponge for washing cups was missing. Bathroom amenities provided but can improve on the quality of dunny paper supplied. We stayed one night in Adelaide to catch a flight home, the location is great with easy walk to visit central market, Chinatown and Rundall mall. Lots of surrounding cafes and eateries like any cities.

Reception is not 24hrs. operating hours 8am to 7pm on Mon-Sat, 9am to 5pm on Sun. Early or late arrivals into Adelaide for check-ins could be an issue and if guests needs assistance outside reception hours. Advisable to liaise with hotel.

The location was terrific. We could walk everywhere. The Central Market was a few blocks away. Ruddle Mall was an experience also. We stayed three nights. One when we flew in from Sydney, the next night when our Kangaroo Island tour was cancelled due to weather, the last time was a late return after our rescheduled tour. Michael at reception was incredible with our first two nights.

The third night was booked when we were on the island tour. There was difficulty with late arrival arrangements, because our cell service was poor on the tour. We did get to the hotel and with a phone call, we were able to procure our keys.

Central position.

The speed of the lift was appealing. 1 lift for so many people & staff. Waiting long periods for its arrival….2/.. the drive way into the underground basement was small,and frightening, the L shaped bend was problematic, had to reverse and change steering direction a few times on entering & leaving…I was asked by another guest to try to drive her vehicle out..it took several attempts, the drive way was slippery. The angle prevented from changing the direction ,in this car.. thought we might have to get a tow truck to extricate the car / exit..the family a bit distressed. Said they would not park down there again.

The facilities and location were excellent. It was a pleasure to stay in a spacious apartment in the centre of the city. We were warm and comfortable and slept well. The beds were comfy and the bathrooms had plenty of hot water. The kitchen had the essentials for cooking and preparing meals. The dishwasher made cleaning up easy.

There was very little to criticise. There were a couple of scuffy edges here and there and maybe the windows are scheduled for cleaning - realistically, it was well maintained. One light bulb needs replacing, is about all.
