Most certainly location. Access to city or anywhere else is great either by car or trams. We drove 750 km from where we live so parking was aplenty and felt secure. Exceeded my expectation as the price is reasonable for the location. It has everything you need. You get for what you pay for though. Note that the room IS aged but works and everything functions well. We head out a lot during the day and only back at night so we really needed a place to stay and keep warm. Reverse AC works a treat - nothing beats coming back to a warm room in winter. Hot shower is great. Fridge, microwave, utensils, plates, bowls - all there. Extra pillows too plus duvet. Loved the no prepayment concept - not many places in Melb offer this. Will definitely stay here again next round.

The location was perfect for my work events. And the rate was good for the room facilities. The couch and lounge space was comfy and the toaster, kettle etc was useful.

The door was hard to unlock at times, which they advised of. The room had heating, but the bed was still so cold with only one blanket and sheet.

It was by far the most comfortable bed I have enjoyed at a motel! The room was a good size and had a microwave and a kettle. We enjoyed the pool and were very comfortable.

It is an older style motel and the facilities are not brand new, but this is not a criticism. We were very comfortable.

Great room service with cleaning up and provided extra towels each time. The room was fairly clean and nice hot water for shower.

Wish there was Wifi to connect the TV and wish there was an ironer

I've stayed here many times, location and price meet my needs. Staff arranged room to be ready and key in room for fast check-in and check out was fast. Lighting was great in the room and had a view of the garden & street.

The room was hard to keep warm, the buildings do show their age & wear and tear but having stayed here many times, know to expect that.

Very friendly and helpful staff upgraded our room at no extra cost as they had a better one available. The room was spotlessly clean and quiet, despite being next to a major road. Very good value for money!

Staff where great. Location close to public transport and away from hustle and bustle of city. Good sized room. Plenty of free parking

Location. Tram ru ns regularly to docklands and city.

Took a long time for hot water to come but owner was waiting for a plumber to fix it. Otherwise all good. Comfy beds plenty of room. mini kitchenette was good value for money.

The location is on two tram lines and close to Camberwell rail station. The apartment has air-con, microwave, jug, fridge and toaster. It offers off-street parking.

The buildong is showing its age, but room 11 is basic, but comfortable.
