This was an exceptional bed and breakfast! The bed was large and comfortable, the bathroom was modern and spacious and had a lovely soaking bathtub. The living room area was welcoming and full of wonderful tourism pamphlets to help give suggestions on local activities. The breakfast was plentiful with a perfectly soft boiled egg, toast, jam, fresh fruit, yogurt, cereal, milk and juice. We enjoyed having two balconies for a view and fresh air. The hosts were lovely and responsive. This was one of the best, if not the best, bed and breakfast stays we've had in WA so far.

Everything was exceptional

The accommodation has absolutely deserved its excellent reviews. The location is 2 stops by subway from the city center in a very quiet residential area. There are plenty of restaurants and bars just around the corner within 15 minutes' walk. The accommodation is the provider's only holiday apartment, which is located on the first floor of his house. The parking lot is right outside the front door. The apartment itself is spacious with separate living rooms and bedrooms and separate bathroom and toilet and is in immaculate and clean condition. The beds are generously sized and very comfortable. The kitchenette is equipped with a kettle, microwave and a full range of dishes. The breakfast is plentiful and very tasty, with eggs, ham, cheese, butter, jam and fruit salad as standard, but can also be adapted as required.

A smart TV is now part of the basic equipment of an accommodation of this level and should be retrofitted.

Lovely stay to wrap up my 4 week roadtrip around Australia. Phillip and Junell make you feel welcome from the moment you check in with a warm welcome and tons of local knowledge. The place is cosy and spotlessly clean. The room is well equipped and the mattress is extremely comfortable. It was over 40 degrees during my stay in Perth but the room is equipped with a ceiling fan and AC which allowed a great night sleep. Breakfast is prepared in the morning which is a great added bonus. Would definitely stay here again if I am ever back in Perth. Thanks Phillip and Junell for a great stay. All the best!

Nothing, everything was great.

This has been my favorite B&B experience ever! Phillip and Junell were so friendly and welcoming, and made my solo trip special. They let me use the whole second floor, a bedroom, the bathroom and the specious living room. I felt like I was staying at a five star hotel! I really enjoyed talking to Junell! I hope to come back! Phillip and Junelle were excellent hosts. I was made to feel very welcome and I had everything that I needed throughout my stay- thank you! West Leederville is a great area. I especially enjoyed walking/running around the lake. Quiet neighbourhood with lots of very good cafes and restaurants within wakilng distance.

I got such a warm welcome which made such a difference when travelling alone. My hosts were generous with my breakfast, respected my privacy and provided a warm, clean, very comfortable accommodation. Breakfast was excellent. Bed was very comfortable and bathroom good. The facility was spotlessly clean. The owners were friendly and very helpful.

The airconditioning was controlled downstairs and we felt a little cold and then a little warm at times We were there to rest as one of us was not well and not to go sightseeing. The TV needed Foxtel or another site for movies etc, A small extra cost would be worth it.

Location was central to our appointment needs and an excellent location, close to the city with places to eat close by. Phillip and Junell were welcoming and friendly hosts, whose lovely home is very well suited to accommodate guests for bed and breakfast stays. The apartment is very comfortable with thoughtful attention to detail to ensure our comfortable stay. Appreciated the great breakfast with choices of cereal and or eggs with fruit and fruit juice as well as toast, served in the apartment. Good start to the day!

Nothing could have been better

This B&B is in a great location, close to Oxford Street where there is a wide range of restaurants to suit every taste. It is close to both Leedervile and West Leedervile train stations as well as the free Cat bus. The accommodation is first class. It is super comfortable, spacious and finished to a very high standard. The hosts were very welcoming and friendly. A delicious breakfast too. Will definitely return and would certainly recommend!

What a great find , we were pleasantly surprised with our accomodation . Very spacious , delicious breakfast and accomodating hosts . 10-15 minute walk to eateries and bus stop . For us it is in a convenient location . Lovely easy walk to the lake . We will recommend to our friends . Thank you
