The rooms are clean and comfortable.
There is a BSDM Club in the basement. The "Hotel" consists of rooms where whom may stay after the party. This was not evident to me from the website/description. If this is fine for you, it is an OK place. The area is creepy, though. I felt unsafe. But I had no bad experience with anybody there.

There were no blinds on the window next to the bed, making naps during the day more difficult. Also, the property in front of the hotel smelled of semen after an adult party.
