This hotel enjoys a perfect location. Transportation using the Metro, S Bahn, and local trams is within walking distance. Close to venues like the Hauf Brau House, Marienplatz and within easy distance of the Englischer Garten the Haus im Tal makes it a value and convenience. The staff was friendly, welcoming, and very helpful. The beds were very comfortable. Breakfast offered a good variety of choices.

Typical of most European hotels, our room was functional but small. The paint color didn’t help. We were informed that it’s “eggplant.” The dark brownish color didn’t enhance the smallness of the room. Reception told us that each room is individually decorated so our experience may not be yours. We found out that German law prohibits air conditioning to operate unless a certain differential is met. Apparently it was not met during our stay. Although the window was noise canceling when closed, it was not when opened. The street noise was annoying on week nights. It lasted longer on the weekend. The scree on the shower simply didn’t work. No matter how we tried, we couldn’t keep water off the floor. After two of us showering, the floor was soaked.

This is the hotel for a younger crowd. And for a short 2-day stay. The location is perfect. Rooms are small and uncomfortable (multiple rooms don't have an actual bed but rather a mattress over a platform, which is difficult to get in and out of!). Some rooms have carpets (yuck!). The stand out of this hotel is the staff, they are all great! Shout out to the young blonde man whose name I can't remember...sorry. Great breakfast. Nice lounge for drinks in the evening.

Small (Tiny) rooms. Dark. Uncomfortable. Beware of the type of room you get. MINIMAL closet space. Go with a backpack for a 2-day stay, otherwise, you won't fit in the room. No room service.

Super-friendly and helpful staffers. Excellent breakfast in a nice bar on the top floor. The room was spacious and very quiet for being in downtown Munich. Located in the very center, close to sights and public transport.

The beds were medium comfortable. There was no wardrobe or other facility to store clothes, for a family of 5 this was really challenging and could be improved. Decoration was also quite minimal - the room, looked somewhat unfinished. The lifts to reach the room was often busy or going in the wrong direction and one could not call it explicitly to go up or down which sometimes resulted in ample waiting time.

What I really liked about this stay was the location—it was incredibly convenient! Everything was close by, from supermarkets to pharmacies, and most importantly, the Christmas markets. Despite being so central, the area was surprisingly quiet, allowing me to sleep comfortably without any noise disturbances. A truly enjoyable experience!

What I didn’t enjoy was the slow room service. Even something as simple as requesting water or tea for the night wasn’t an option. For travelers like me dealing with jet lag or digestion issues, having natural alternatives available can make a big difference in feeling cared for by the hotel. Amenities like these add a comforting touch, but unfortunately, the slow service made it less convenient.

The Haus im Tal is absolutely my favorite hotel. The staff are incredibly friendly and welcoming—they greet you with a smile and even offer you a drink upon arrival. They are always helpful and go above and beyond to ensure your stay is enjoyable. The rooms are beautifully designed, and the beds are exceptionally comfortable, making it easy to relax and get a great night’s sleep. The showers are fantastic, adding to the comfort and luxury of the experience. I also love the rooftop terrace, which is a perfect spot to unwind and take in the surroundings. The breakfast is excellent, with plenty of delicious options to start your day. The hotel’s location is very convenient, easily reachable by taxi and public transport, making it a great choice for travelers

Some front rooms are a bit louder than others and I asked for another room on the phone as I am noise sensitive, but they gave me a street facing room. I slept with the windows closed which is not my preferred, but doable.

The staff are very efficient and friendly - the check in is on the 5th floor in the bar area, where we could sit and relax with a complimentary drink while we waited for our room, which was less than 10 minutes, as it was almost ready, even though we arrived early (around 1pm). We were 2 adults and 2 teenagers in the downtown apartment on the 4th floor. The double bed is very comfy and spacious and the sofa bed was okay for 2 nights. The staff are very attentive - they brought us extra pillows within minutes of us asking for them and came around with more complimentary drinks early evening. The location is perfect - 2 minutes from Marienplatz, a supermarket across the road, lots of bars, bakeries, cafés etc.. We loved the vibe of this hotel and would stay there again!

I have no big complaints,but just a minor comment related to the small storage capacity of the room. We had an apartment for 4 and there was only a small space where we could hang our coats. It would have been great to have some additional furniture to take our cloths out of the luggage. Anyway,this did not prevent us from having a great experience in this hotel and I would for sure recommend it to anyone.

The location of Haus Im Tal was perfect. 5 minute walk to Marienplatz, 3 minutes to Isator (S-Bahn or U-bahn). Walking distance to so many restaurants, pubs, shopping, beer halls etc. The hotel was a little quirky in that the reception is located on the 5th floor at the bar. The good thing it was so relaxed and friendly and we were greeted with a beer :) The two lifts are a little small but three of us could fit in with 1 bag each. The 5th floor bar is great (was a little noisy on Sat Night), and the turn down service with a delivery of Negroni was a treat. Very friendly and helpful staff, nothing was a problem for them. Daily housekeeping was brilliant. Would stay here again.

Only small issues but when we arrived the room had not been set up for three of us. There was no bedding for the fold out bed. No towels and no bottle opener. Minor issues which were rectified immediately and did not detract from our stay, just a little attention to detail was missing on check in. The TV was on the wall facing the bed, not within view of the sofa / lounge area which was odd.

We loved Haus im Tal. The building is wonderful and the location is amazing. Within a few blocks of Marienplatz and everything you want to see in old town. They arranged parking in a nearby garage, so even that was easy. Staff is in line with the best of boutique hotels: the same person checks you in as helps you get a cup of coffee from the cafe. Very welcoming and accommodating. Greeted us with an iced bottle of prosecco in the room as a surprise gift. The place had the perfect balance between hominess and professionalism. The hominess put us at ease in a new place, had lots of suggestions for placed to eat and visit. Their welcome brochure was such a treat: they seem to be on a first name basis with local bars, gyms, and other places you might want to visit during your stay. The professionalism meant the staff was completely invisible when we wanted our privacy. The room was impeccable with great climate control including heated floors. I like that the facility doesn't bother with their own parking, gym, sauna, etc. Why take up all that space when people don't need them? Instead, Haus im Tal shares a directory of gyms, saunas, parking, etc. that are all within five minutes walk. We did not do breakfast at the hotel because we wanted the flexibility to eat out, but the breakfast seemed very nice - maybe not the extensive selection of a larger place, but all high quality, tasty-looking things. We will make this our first choice for our next visit to downtown Munich. For people looking for company during their travels, Haus im Tal had a "spaghetti disco" in the restaurant the night we arrived. Our hostess indicated it would be a nice opportunity to meet some locals. We were looking for more alone-time, so we did not participate, but it sounded like a lot of fun.

The only challenge we had was getting our bags from the car during check-in. Tal is a busy, downtown street, so we needed to pull onto the curb to drop my wife off with the bags while I parked the car. I don't think this is a big deal in Germany, but if you aren't used to it, it takes a bit of nerve. Because it was our first visit and we didn't know what to expect, we were a bit nervous. Now that we know what to do, it won't be an issue. Next time we'll have smaller bags and will just park in a garage and walk over. If you are ok with walking two- to three blocks with your bags or are being dropped off by a cab, this won't be an issue. I'll easily trade the bag drop efficiency for the special feeling of the place.
