Would recommend! Great location, easy 10 minute walk to center. Rooms are very large and spacious and clean. There were multiple (shared) bathrooms of good size.

Room was a little cold (There is a heater in the room but it is slow to warm up a large room). One of the bathroom showers drainage was little blocked.

Very spacious and comfortable room. The room was clean and as a bonus point it also had great view. The shared bathroom was right next to the room, it was also very spacious and we never had to wait. The complimentary water by the entrance was a nice touch. Location-wise, it's a 20-minute walk to the city center.

The check-in procedure requires you to be on a phone call with the host. The corridors were noisy and in the room we were lucky to have respectful neighbors so the noise was down to a minimum.

Super central location, clean, quiet, nice and comfortable.

This is just a personal challenge I had. Advise travellers to have connection to the internet, otherwise they would struggle to access the property. Also have some cash to pay an extra tax for guests. The host were very helpful doing the checking remotely. Overall it's been a very good experience.

My apartment was well equipped, cosy and very clean. The rest of the property was a beautiful and typical Tuscan farmhouse with lots of outside areas for eating al fresco and a lovely swimming pool with plenty of sun beds & chairs. The property is just a short walk to Baciano station so very handy if you know the times of the train, as they don’t come very often. Even easier if you had a car. It’s a shame there isn’t a nice pathway to Subbiano as it’s a beautiful walk but unfortunately you have to walk along the road. There are no shops by the property but I thought ahead and took supplies with me, as well as going into Subbiano one day.

Basic Equipment in very comfortable location, kept super tidy. The staff was exceedingly friendly- thanks!

Great location, walking distance from Centro Storico but also well connected with rest of the city through public transport. Good communication with host. Overall really good value for money.

Aircon worked but we were nor able to change the settings(temperature, fan speed...). Beds could be a bit more comfortable too.

The is small an spartanic but get everything you need. The people are really friendly and take care to make the best of your stay. And last but not least you got a real breakfast. The think a check what you could need. After 1,5 week of bicycle trip, they prepared a real breakfast with lots of energy for us (not just an Italian with toast, cornetto an coffee. We’ll come back at our next stop in Naples. Thanks a lot!!!

The location is near the city center and train station. We ahd a private bathroom.

The instructions could be easily written as an email: the door code and how to find/leave the keys. We had to leave the city tax amount as cash and hope that it would be found as is, since there was no person to give the money to. The shower head was old.

Room was really big. Sufficient bathrooms for the amount of guests. Location was really handy for train station and walking to town.

The cleanliness was OK but not great. There was something sticky on the floor of my room which was inconvenient as it was across the middle of the room.

overall great value property. location is perfect for being close to the central station and near down town. bed is big, room is huge and overall very clean.

shared bathroom wasn’t a major inconvenience but it’s never fun. shower drain was slow but still was okay. check in is very smooth , but it’s only by phone call so don’t book it if you are a traveller without accesses to a phone. rooms are on 7th floor of the building and the elevator is small so keep that in mind.
