The room is in a building situated in a very quiet courtyard off a main road with cafés with a special mention to café Milano,(café con crema 1 euro, superb!) restaurants and shops nearby. 10mn walking distance from train station and 15mn from historical center. Impeccably clean with a very good shower and comfortable bed. Air conditioning very quiet and useful small fridge in the room. A warm welcome from Franscesco, the owner.

WIFI very patchy but Francesco has plans to improve it but he says it is in the hands of the telephone companies. Smallish monitor type TV receiving only Italian television channels. Only 4 coffee capsules for the 3 day stay. No Kettle. Electric shutter was the only cover for the french window with Juliette balcony overlooked by neighbours in the courtyard, a curtain would help with privacy during daylight. All these inconveniences could be remedied easily.

Everything about the property was perfect. Starting off with the best host ever Francesco, he welcomed us in the place and from the first seconds made us feel like home. He was very responsive and helpful, giving us the tips on the city and answering our questions. The apartment was very clean and tidy, provided with everything and even more than we needed and expected. It was very well equipped and Francesco made sure if we needed anything more. The location of the apartment is in the centre of Bologna which made it really convenient in exploring the city. We are so happy with our choice and would 100% choose it again. Highly recommended!❤️

Very nice owner who made us feel quite welcome in Bologna. Apartment had everything we needed during our stay and when we requested more coffee pods for the machine he provided to us for free which was nice :) Location wise, I found the apartment to be in the perfect spot between the central train station in Bologna and the city centre with around 10 min walk to both places.

The host, Francesco, was very accommodating and welcoming when we arrived. He was also very helpful to be able to book us an extra night to arrive on the Friday night instead of the Saturday as Ryan Air had moved our flight to one day earlier than planned and it was difficult to find places to stay that weekend as the F1 Grand Prix was on that weekend. The property was a good distance from the centre of Bologna not too close to be noisy and not to far to walk to see the sights. Bologna station was also walkable as we needed to get the train for the next leg of our journey to Florence.

Rosa House’s most wonderful feature were the hosts. I felt like I was staying with friends! Their apartment was immaculately clean with the most comfortable bed. The building was very secure and I felt safe walking in the area in the evenings. It was within walking distance to all of the sights and there was a grocery store right around the corner. I would recommend this property without reservation!

Great location between train station and city center, very kind and responsive staff, clean and neat! Highly recommended!

I would prefer if towels and sheets would be included in price, but it has been written in special section that it is extra charge (I just missed it ;). But this is not an issue and I would be happy to stay here again.

The apartment is in a quiet location near the train station. Very clean and spacious, it's a great place for exploring the town without having too many tourists and noise till the middle of the night. The bathroom is exceptionally clean and don't worry if you forgot your toiletries, the hosts have thought of everything! A very kind host explained everything on arrival, I would most definitely recommend this accommodation!

I LOVED this property! Once you make your way into the apartment complex, you go up the stairs/elevator, and you’re greeted by the lovely host. The apartment is a lovely converted space with 2 private rooms in it. In the room, there is brand new appliances, a comfortable bed, coffee and croissants, and a stunning bathroom with everything you need in it. The visit was great and the room really was beautiful and comfortable! Just an FYI, it is about a 15 minute walk to the city centre and about a 10 minute walk from Bologna Central station.

I didn’t realize it was in an apartment complex as the name implies a hotel. It can be a little hard to find as the building number is not clear.

There was no breakfast. The man was so nice and helpful, and there was secure parking for €20 extra. The bed was comfortable, and the whole room was newly furnished. We got to meet a very friendly Italian man.

It was in a difficult location to find, but we chose a location in the middle of town.
