Friendly staff, great location and very good meal practically on the lake. I think the owners may be quite new - it's a venerable old hotel which could do with a litte updating, though personally I like the slightly old-fashioned feel.

We were there on one of the hottest days and without aircon the room was very hot and airless. Blinds or shutters against the sun would have helped keep it a bit cooler before our arrival. Luckily dinner by the lake meant a cooling breeze. I would stay again, but maybe not when it is quite so hot!

Obviously we loved the view, private swimming place was nice, lake itself was super, water clean and rather warm, deep of course. We had private bathroom, everything was clean and ok. As temperatures outside were above 30 degrees during day I was afraid it's getting impossible to sleep, but house didn't get that warm and if you remove blanket inside duvet cover, it is ok. It might get noisy early in the morning because of the road, but after closing windows it let us continue our sleep. Restaurant was really nice, service was super, food&drinks excellent. Parking was free and in front of the house. Oh, by the way, it was surprise for us the place is in Switzerland, not in Italy :) Italy is just around the corner. PS. You can meet some friendly guests over there ;)

Phenomenal location, right by the lake✌️Has an area by the lake if you want to swim or sunbathe. People are very kind and helpful. Pizzas at the restaurant are amazing, definitely try! This time was a quick stop on the way but will come back for more for sure🤞

Very nice place. Beautiful location with a bus stop just next by which can bring you to other locations. The restaurant is exceptionally good! I would give a Michelin star to their kitchen/restaurant! Highly recommended. I personally have missed an air conditioning in the room, but during the nights it was cooling up and we could have a nice sleep.

Beautiful house, comfortable rooms and very delicious dinner in restaurant! Swimming in a lake just at hotel! Amazing! Thanks to hotel personnel for attention and their friendly/family attitude to their guest!

Nice little private 'beach' just across the road from the hotel where we could swim in the lake. parking right outside for the motorbike. The hotel very clean, beds comfortable, breakfast great, price reasonable. A little walk into the village but there is a nice walkway by the sea with a great bar on the beach with cocktails and food. Then a short walk to the rest of the village.

Absolutely everything the room was clean and the lake view was amazing We ate at the restaurant and the food and service was fantastic, breakfast was very good to with plenty of choice We will be back again

The place is next to the lake. The room was the right size and the temperature during the night was correct. It has been a long time since I had a good sleep like that. I woke up on time and I was able to enjoy walking next to the lake for morning. The place has a restaurant in the first floor. You can have dinner next to the lake.

All team members were exceptionally friendly and helpful, and offered a range of multi lingual capabilities. Views from the hotel, day and night, are a “wow” feature. Rooms were basic but sparkling clean. Road out the front has relatively low traffic levels and outdoor spaces had great music playing so ambience was calm and soothing. We loved that it was out of the bustling nearby towns. Brilliant base from which to explore the area. We didn’t have the chance to try their restaurant but the menu looked impressive and their kitchen was clean!

This is a simple, no frills, family run property. At a competitive price point. But the building is needing some repairs/upgrades. More power sockets/charging points would be useful. Leaky shower in our room meant we used too many towels for mop up. Hall light switches could not be found in the dark. Rot in the exterior roof beams needs fixing. None of these would stop us staying again though.

Zappa is in a beautiful location and is a great value. The restaurant is excellent and has patio seating with a great view of the village of Morcote across Lake Lugano. It's a five minute drive into Porto Ceresio, Italy which has a lot of other restaurants and bars and a nice boardwalk along the lake. The hotel has a nice little private swimming area on the lake. The owner also has a boat and kindly took us across the lake to Morcote so we could see the church and then he picked us up later. Great service. Our room was comfortable and clean. We had a family room, which had a separate bunk bed for kids. Parking was easy as the hotel has several spots.

The hotel is right on the main road, so it is a bit loud in the morning with the traffic going by. The outside grounds of the hotel are not terribly well kept, so it appears a little shabby. However, our room and the inside and outside areas for the restaurant and bar are perfectly clean and well maintained, so don't let initial appearances fool you.
