The B&B was super quaint and located in a quiet neighborhood. It was very clean and comfortable - we were more than happy with the facilities. The host was very welcoming, responsive, and helpful with navigating transportation to and from Rome and the airport. Added bonus that the B&B is located across from an amazing local restaurant with delicious Roman classics.

The only thing that would have made our stay better is the location. We appreciated that it was close to the airport however it was difficult navigating to downtown Rome. Taxis were a bit pricey and public transportation was a little confusing and time consuming to navigate.

Kitty came out to greet us and help us with our luggage. It became evident immediately that Ketty was concerned about making us comfortable and insuring that we would get to the airport on time for an early morning flight. To make that happen, she served us breakfast earlier than the stated time. It was delicious with plenty of choices and highlighted by a homemade freshly baked cake which Ketty had made. As for the accommodation, the room was decorated tastefully. The air conditioning, bedding, linens, bathroom, shower and ample hot water were all excellent. Thank you, Ketty, for making our stay perfect. And a double thank you to Ketty's daughter for getting up early to drive us to the airport for our flight.

I had a wonderful stay at this property. The room was spotless and had a convenient attached bathroom. It was also very close to Fiumicino Airport, which made my early morning departure stress-free. The host was absolutely marvelous—very helpful and accommodating. Even though breakfast was scheduled for 7:15 am, and I had to leave at 6:45 am, she made sure I was taken care of and even showed me around. The place was beautifully maintained and very comfortable. I highly recommend this place for anyone needing a convenient and comfortable stay near Fiumicino Airport! But I don't recommend the trattoria across the street. The food was not great, and I had some issues with the service, like not getting an itemized bill.

The room was lovely, clean, quiet, and well-accommodated with a kettle, tea/coffee, and toiletries (including hair conditioner, a rarity in Europe!). Breakfast was nice, included pastries/bread, boiled egg, fruit, yogurt. The hotel is convenient to the airport if you take a taxi, which Ketty can help arrange by Whatsapp for a discounted rate of 25 euro. I also took the bus a couple of times, which has limited times but is much cheaper (1.10 euro). It's an easy, direct train ride from the airport to Rome center terminals if you want to spend a day in Rome. The proprietress is very nice and helpful, and very responsive via WhatsApp text.

The owner, Ketty, was absolutely amazing! She was so helpful with information on how to get to the property, sent a bus schedule and proposed she will wait for us at the bus stop so we will know when to get off. The hotel is in a peaceful neighborhood, it is so well designed and the place smelled so good! The shower was great and the bed was very comfortable. The entire place was clean and tidy. Across the street is a great restaurant with great prices and food, we will most definitely be back here next time we are in Rome, the best place to stay if you have an early flight as it’s less than 10 minutes away from the airport (yet you don’t hear the takeoffs and landings). the owner Katy is a charming woman. i got full support from her in everything. transfer to/from the airport, to shopping. we planned my weekend together. i got a lot of really useful tips from her that helped me save both time and money. the house is half an hour by train from Rome. also ,opposite the house there is a wonderful tratory where locals eat. i had great pleasure to dine there. the house is very clean, has all the amenities, beautiful courtyard. i will be happy to come back again at the first opportunity. Katy, thank you very much for your hospitality, support, care, attention and kind attitude. you are a wonderful woman!

Great stay close to the airport. We were warmly greeted by the owners daughter who came to pick us up from the airport train station. The owner was friendly and got us settled into our room quickly and gave us a great dinner recommendation. The room was clean and the bed and linens were lovely. We had an early flight and couldn’t eat anything for breakfast but she had a huge spread for guests. The owners daughter once again picked us up and drove us to the airport. The B&B is in a nice development. It’s very quiet and safe.

What a lovely place to end my trip to Italy! Ketty is a warm, welcoming, very helpful, efficient host who provided everything I needed. B&B L’Ulivo is charming, brand new and spotlessly clean. Even nicer than the photos! It was surrounded by blooming jasmine so even smelled divine. Bed was very comfortable, the air conditioning is quiet and worked well and the bathroom spacious and functional. There is a restaurant on the corner and a supermarket a few blocks away. I will certainly stay again on my next trip to Rome and highly recommend it.

Best stay in Fiumincino!

The B&B is exceptional! It is a very clean, efficient, welcoming, accommodating establishment. The room was comfortable, bed was very comfortable, Clean, easy to navigate. Bathroom was exceptionally clean and very accessible. The entry way is very clean and inviting and it is a secure Building. The breakfast was of a nice variety, nutritious, abundant, And good quality. The service by the owner and family were exceptional and very refreshing. Having traveled for three weeks in Italy this was the best stay. Many thanks to them for their professional, honest, and hospitable service. Having also worked in the hospitality industry for years it is most appreciated to find this true service.

Ketty was such a lovely welcoming host, she helped organise a taxi to and from the airport. The facilities are nice and modern and clean and there is an Italian restaurant quite literally across the road from her bnb. It is not a touristy area so the prices are great and big portions. Please do yourself a favour and go there for dinner and get yourself some carbonara, the best I’ve had in my life. Thanks so much Ketty!
