Everything was carefully taken care of and meticulously clean. Room service is complete and the temperature is well adjusted. The host is very very kind and available. He suggested us very good places to visit and eat around Pisa, Firenze and Lucca. He traveled all around the world so this is his passion and you can tell by the way he treats his guests.

From the moment I arrived, Francesco went above and beyond to ensure my comfort and satisfaction. His warm and welcoming nature immediately put me at ease, making me feel right at home. The rooms were spacious, clean, and beautifully decorated, providing a cozy retreat, with Francesco's attention to detail and personal touches shining through. Francesco was not only attentive to my needs but also anticipated them, providing me with extra amenities and thoughtful touches throughout my stay. But what truly sets this B&B apart is Francesco's genuine care for his guests. He consistently went out of his way to ensure that every aspect of my stay was perfect, whether assisting with transportation arrangements or simply engaging in friendly conversation. The room was really clean and the area to live in is really nice and easy to reach the center plus there are good bus stops for public transport.

The breakfast could be a little better: now you can just have either a sandwich or cereal (which I could not have as there was no milk without lactose). For sandwich there might be also few more options for topings...

The owner was nice and went out of his way to talk to guests every morning, everything was clean and comfy. Nice breakfast options including sausage and cheese that got restocked every day.

It's too far away from the station. 20min by bus is a bit more taxing than one might imagine when booking

The owner of the property was helpful, courteous and supportive. The location is convenient to the center on foot or by bus. There is an Italian pizzeria nearby for dinner.

You should not expect an English breakfast there

The perfect host is very informative. The room was immaculate, and breakfast was plentiful. Everything is so walkable, a very slow 15-minute walk to all the tourist attractions.

Great location, just a short stroll into the centre. Great host. Thank you Francesco for your hospitality and for sorting my taxi. A few minutes to walk to a nice pizzeria. Lovely clean room. Great shower. Nice self serve breakfast and refreshments to hand.

Love the place so very much. Very warm host as he made sure we checked in nicely and were comfortable. He also advised us on places to sight see and go to and yes we were so thankful for that. Place was very clean and all necessities were complete and available. And of course bus stop is nearby. Definitely will come here again.

Very modern design, especially the shower. Very nice balcony with chairs to sit in the sun while you drink your morning coffee. The welcome from the owner at 10 pm was very warm and accompany by chocolates and candies, as well as the recommendation to an excellent and local pizzeria. The walk from the city center is short and safe. The house is in a quiet area which is appreciated during the night and in the mornings
