THIS IS A GEM OF A B&B SO WELL LOCATED NEAR A TRAIN LINE THE LINKS TO PISA CENTRAL NICOLE MESSAGED ME DIRECTLEY BEFOREHAND WITH INSTRUCTIONS MADE SURE I ARRIVED SAFETLY CHECKED I WAS OK DURING MY STAY & GETTING MY 7AM FLIGHT BACK EVEN GAVE ME A TAXI NUMBER THE BIGGEST BONUS WAS THE BIKES{FREE} WE CYCLE SO MUCH AS LOTS OF CYCLE PATHS AROUND PISA

BREAKFAST BOX WAS SUFFICENT BUT DEF CD BE IMPROVED AS QUIET ALOT OF THE FOOD PROVIDED WE DIDN EAT IF GUESTS CD CHOOSE WHAT CERAL, ROLLS ETC

We only stayed at the villa for one night on our onward route to the coast but we could not have chosen a better place for it. The room was comfortable, the aircon worked perfectly, there was water and minibar in the room, with breakfast also available. The place was clean and cosy and the availability of a free parking space was a big plus. We did not meet Noemi in person but she was super nice communicating with us on Whatsapp (the Booking.com messaging system did not work) and she was very flexible about the late self check-in after our late inbound flight. Would definitely stay at the villa again, even for a longer stay. Thank you Noemi!

Very clean room, the breakfast has many options and the type of fruits and sweets were changed daily! The host was very nice and responsive to our needs. There is also a coffee machine in the lobby (we discovered it later) and all the amenities that we need. The garden is also very nice, even if we didnt have enough time to enjoy it.

The location is not so close to the main attractions/city center. To Pisa Centrale (main train station) is a walking distance of about 40 minutes and to the city center around 20-25 minutes. There is a bus station nearby, but the last bus from the city center leaves at 20:00 so we never catched it so we had to return by foot at the end of the day. It is not a problem if you are not with a kid.

Would prefer an option to make a hot breakfast. Otherwise everything was good and to our expectation. The location was a little remote. Ideal for anyone preferring a quite and more serene enironment.

A pesronal touch of the landlord /owner/landlady of the property. There was an occasional sound which could be heard from our room number 1 , which appeared as though someone is knocking our door. This intermitent sound which could be heard every 20 mins or so, continued throughout our stay for three days. This was a little annoying.

What we loved was the easy check in, the lovely goodies left for us and the selection of hot drinks! Including a coffee machine 😍 The location is in a very quiet area and you can easily walk to pisa tower and restaurants near the centre. When i say easily I mean maybe 15/20 min walk so you need to be comfortable walking for a solid 1 hrs The area has also plenty of public parking spots available and is well lit in the evening.

Nice clean, bright, big and modern room. The location was a bit far out from the centre but well served by buses. Once you get there it’s a very good location for visiting the famous Tower and Cathedral, especially using the included free bikes. Nice to be able to sit out in the house garden to plan your outings. We did walk into the centre in the evening to one of the host recommended pizza places (very good). Not a bad walk. Coffee maker and included breakfast box a great asset in the morning.

Use of the free bikes made getting around easy. Such a shame that the bikes themselves were in such a poor state of repair. They are old but it wouldn’t take much effort to spruce them up a bit.

Quiet, residential area; good parking, very clean and quite spacious, comfortable.

A good long walk into and back from the old centre, but that was probably a good thing, considering the excellent dinner in town. Breakfast was ‘pre-packaged, help yourself’ and not for us, but we had an early start for the airport, so that was not important.

Really nice neighborhood, good atmosphere. Every detail was on purpose, nice gesture to have a small biscuit and water prepared. The breakfast box was various, we really liked it. In addition, the minibar was also well equipped and had reasonable prices.

The coffee machine in the common area is quite loud, if the other guests use it early in the morning it may be disturbing. The garden is nice but be prepared for mosquitos.

The location was pretty good, just a 10-15min walk from the main attractions and in a fairly quiet area (apart from a neighbours dog barking). Breakfast was good and handy for us going to the airport. Although the owner wasn't there, we were able to contact her and she was able to book a taxi for us, which was very helpful.

Noemi wasn't there but had left instructions how to access the building, which took longer than we thought. It was pouring of rain at the time and we couldn't open the gate. Safe was a bit to small for leaving our belongings.

Parking was excellent, right outside the door and very easy to find. Good location, about a 20 minute walk from the tower and busy centre. Noemi was delightful, she gave us many recommendations for food and drinks. Air conditioning worked perfectly, kept us cool all night which is essential in Italy in July.

Woken up on Saturday morning to people talking very loudly and machinery at 8am. I believe it was the gardener which wasn't very nice. Breakfast was standard, could have been nicer. Shower was standard too, wasn't amazing.
