Great location, small courtyard in which to park your car (entrance is very narrow though! Still managed to fit in a BMW Series 3, pictured), very elegant building in good condition. Very cosy and warm in the winter. Toiletries and a small kettle with instant coffee provided, as well as a small fridge. Big breakfast selection with savoury and sweet options, and lovely coffee freshly prepared on request. Attentive polite staff at reception and checkout. Will definitely recommend!

The terrace where the breakfast is served is a bit weird looking but the food is great.

We had a late flight and we were greeted upon arrival and shown round by a lovely lady who was very helpful. Our room was a great size with a balcony. All the staff were lovely and the fresh scrambled eggs on our first morning was great. There's a good selection of cakes and fresh coffee plus ham, cheese etc. We arrived on NYE for 2 nights, so there wasn't much open nearby, It is about a 15/20 minute walk to the Tower, plus areas with restaurants, bars, shopping etc. It's a beautiful old villa in a residential area.

Great if you want to be away from the crowds, but a touch far if you want to just pop out for a meal. * This was because of when we stayed, NYE, and New years Day*.

The property had free parking and excellent location near the tower. Easy 15 minute walk. Spacious bedroom in a charming home. Typical breakfast that was offered for a fee. I would recommend for a night or two while you’re in town.

The shower is very small. Not sure if all the rooms are like that. Worked for us, but if you were larger size I could see where that would be a problem. Hard to make space in these older home remodels.

Comfortable stay with nearly 10 min walk to Pisa. Has a bus stop opposite if you need local transport. Staff was friendly and helpful. For departure we requested help with 2 taxis. The owner was around and very prompt making best efforts to get the 2 together. Is a nice neighborhood away from Hussle bustle but also accessible for biggest charm that took us to Pisa. The pizzeria opposite is nice and keeps busy (opens i think 530pm) for evening and we waited for an hour to get 7 in group seated. So recommend early booking (if they take). Overall a good place for families and recommended.

Very good breakfast, comfy room, very good location to the tourism spot. (Walking about 10 minutes, but that is better than crowd noise). Parking available (their own facility) The lady at the reception kindly recommended a very good restaurant nearby.

Entry to the parking space can be a bit challenging. (if you are a good driver, should not be a problem)

The location was great. The bathroom was clean and very spacious as the room. The lady in charge of the breakfast was very helpful and attentive. We really recommend this place to stay in Pisa. Also, Michaela helped us to do a very easy check in out of time. Great communication all the time with us. Don't think it and book your room, only 10 minutes walking to the tower and in front of a nice pizzeria and local places.

The place was clean and comfortable, and having a parking spot. We arrived quite late, but the staff kindly waited for us after 9 PM, which we really appreciated. Our room was on the ground floor, so no need to carry luggage up stairs. Breakfast was decent, and overall, for the price, there’s really nothing to complain about.

Breakfast was fantastic. Room was nice but no air conditioning, fortunatey weather was very pleasant. Easy walk to The Tower and restaurants. On departure the host went out of her way to get me a taxi to the airport spending over 30 minutes on the phone with different cab companies before reaching one that could pick me up. She realy saved the day for me.

-The staff were extremely friendly especially at Breakfast. The Breakfast was lovely. -The location is good and easy access to the main tourist area. -The rooms were quite large, beds comfortable. One of the rooms had a balcony, which was nice.

-Unfortunately for Villa Regina there is a house next door that seems to have been abandoned and looked a real mess. Not really fair on the owners of the Villa, who appear to try so hard to welcome guests and keep their villa looking rather nice. The taxi dropped us in front and so that is what we saw first when we arrived. -We booked 2 deluxe rooms, but I think one should have been charged less as it did not have a balcony and seemed smaller. Too many chairs in the 2nd room. -The is not a criticism of the Villa, but hard to find a good restaurant in Pisa. Perhaps that is to be expected, but being in Italy expectations are high.

Lovely villa on a quiet street walkable easily to the Tower. Owner very welcoming and adaptable after we made a mistake with our booking. Good breakfast. Recommended.
