The location is fantastic - very close to the Spanish Steps and restaurants literally downstairs, but everything closed at a reasonable time so no loud noise late at night. The room was spacious and really clean, facilities were great. Bed was very comfatable and the bed linen luxurious. Would definately stay again.

More of an observation than a dislike, and we didn't mention this while we were there as we only saw someone when we arrived, and it wasn't a big deal, although I'm sure if we had mentioned it it would have been sorted - there was a coffee machine in the room but no pods for this, there was, however, a good variety of tea bags on offer.

We thought we had booked at the B&B but had booked at the more modern suites by the same people. No problem because it was very clean and comfortable and we were still able to visit the B&B. We had an issue with one thing on our first night and Marzia, the manager, helped us out and made everything OK. She is incredible and it almost feels she is in two places at once! A lovely, friendly, kind lady. We also visited the B&B and found it lovely and cozy and friendly. The people who run this place are very nice and helpful and we will be back again! And we hope to also visit your property in Tuscany!Thank you for making our stay very good.

I think brighter lights could be useful in the bedroom because it was sometimes hard to see things but it wasn’t a big issue for us .

I really loved how clean and comfortable the rooms were, there was also a nice sitting area where there were fresh cakes for everyone which was a nice touch. The bed was supportive and still soft with very comfortable pillows. There was a full length mirror in every room as well which was really appreciated. Located perfectly in the Spanish steps neighborhood, it was really easy to get to anything. Would absolutely stay here again.

The rain shower was the only part of the shower that worked, I would have liked to use the extension but it wouldn’t turn on. I also didn’t understand why they wouldn’t have proper body wash as well as conditioner. These amenities are quite simple and affordable and make it so much better for guests. I would have appreciated that as well.

Nice, clean and silent room even though located next to the most crowded streets of Rome. The location is advantageous- ideal for the city sight-seeing. The room was adequately equipped with amenities such as coffee machine, water boiler and hair dryer. In addition, the manager of the rooms provided the guests with fruits on a daily basis together with other snacks-sweets.

There's nothing negative to mention except for the low water pressure in the shower (which may be coincidental..). All in all, we enjoyed our stay in Casa Fabbrini .

What great place to stay in Rome. A fantastic location near the Spanish steps. Very central and easy to get to all the major sites and a metro station at Spagna close by. Also so many restaurants and bars all round. Very buzzy area. The rooms were a good size and there is a lovely communal sitting room. The highlight has to be the cakes, made fresh every day. So nice to come back to with a cup of tea after a day out. We had a piece of cake with coffee for breakfast as well! There are tea and coffee making facilities in the room. Proper coffee not nescafe.

The only criticism were the paper and plastic cups for tea and coffee. They were very small and flimsy and not at all eco friendly. It can't be that difficult to provide china cups and wash them up every day. This would be the one reason I might not come back as I feel very strongly about the unnecessary use of plastic or even throw away paper cups.

Great property, wonderful location. Rooms are very spacious and clean, the bed is comfortable. At anytime, fresh fruit and homemade cakes available for guests in the common area. Staff is lovely and professional and willing to make you have the most pleasant as possible stay. What not to love?

If I need to find something, I would suggest a bit more pressure in the shower would be great, however the shower is spacious and modern and great too.

My friend and I are travelling Europe for 20 days and began our travels in Rome. A perfect location to see all the sites. It was safe, clean and spacious. It’s right next to a carrefour as well as the metro. The host was delightful and took great care of us; meeting us at check in, providing us with breakfast, and ensuring our room was clean. Overall I have nothing to complain about, would recommend.

Beautiful, extremely clean property in excellent location with exceptional staff. This is overall a 5 star property on every level. I would stay here every time I come to Roma. I am also a US travel agent and I would book my clients here even though it is a property I can not get commission on because I think it is that exceptional. I could not give it 5 stars on this visit because half of our shower door was missing during our stay making a shower extremely cold and uncomfortable. The water takes 2 minutes to get warm. sometimes it will get hot, others just warm enough. When it was just warm enough and half of the shower door is missing in a standard size shower, you are freezing the entire time because we were also in the room where the shower was basically in the bedroom with no door, not in the part of the bathroom with a door. This combination of the shower in the open room, with no door and barely warm water made taking a shower VERY uncomfortable. We were told the part needed to fix the shower door was on back order. I completely understand. But still a very bad shower experience for us. I even avoided washing my hair because I could not stand to be in the shower that long. When the part needed is on back order, there is not much the owner can do. However, I do think this should have been communicated to me to allow me to be informed of the situation and possibly not stay there if I thought that would bother me.

The location amazing! Near to everything, you don’t need to get any car .. the room large and the bed comfortable.. the area is so safe.. in very busy street.. The host so kind and helpful, i lost my ring and he do his best to find it ..

the only issue the lights inside the room isn’t good enough.

Superb locations and nice B&B with all the basics available (coffee, fridge, vanity kits, home-made cakes). Located in a busy street, you don’t hear a thing in a the room. Staff was really nice!
