Do not be surprised seeing such a high rating here on booking.com - it deserves to be even higher! Marco's place is just great, once found - simply go for it! Great location - close proximity to Vatican, Castello di Sant'Angelo (10 min walking distance each) and metro line A (5 min to Lepanto station). Lots of restaurants in the area. The guest house of a high standard with all you need. We stayed in the smallest room of 4 though it was quite spacious for a couple. Street noise can be easily cut off by a sound proof window, though we were not much disturbed even having the window open. Quiet at nights. A breakfast in the typical Italian coffee shop (founded 1919) around the corner is a wonderful idea! Just be aware - it is an Italian breakfast of a coffee of your choice and cornetto (croissant - plain, pistachio or chocolate), but surprisingly it did work fine for us who normally prefer something more for breakfast)) Marco is an ideal type of host - warm and polite, attentive, helpful and easy to communicate. We were surrounded by his hospitality and sincere desire to make our stay comfortable. It was a great value for money! Highly recommended! PS. Booking.com offered free transfer from the airport - and it worked really smooth!

Perfect experience! The landlord was very kind and helped me in every aspect during my stay, which I am very grateful for. The apartment has a great location, very close to the center of Rome and the Vatican. The room is very neat, clean and warm. The public space is also spotless and carefully decorated, which fully reflects the landlord's meticulousness. At the same time, the landlord provided a delicious breakfast, coffee and croissants, which was great! If I come to Rome again, I will definitely choose to stay here again! Very comfortable bed, spacious room works well for an extended stay (5 days). The metro station A is nearby, so is the SINBus stop to and from FCO. Plenty of restaurants around, all budgets.

The bathroom is so small it’s hard to get into and out of, the room is a bit dark, the café vouchers leave you with an extremely limited choice of basically croissant and coffee in a stuck-up café, no flexibility.

The location was great, very safe and a close walk to hop on/hop off stops and good food options. The owner/operator was very pleasant and hospitable. I'm really glad the A/C worked well as we endured a bad heat wave. The breakfast was at a cafe around the corner, a complimentary capucchino and a crossaint, which was authentic and tasty.

The room is a tad small/tight once you spread out your luggage.

This accommodation was absolutely perfect! Be it its location, the very friendly owner, but also the delicious breakfasts. At first we were a bit apprehensive about the common area, it is an apartment after all. However, our concerns were completely unnecessary. And we can highly recommend this accommodation to everyone. We have never seen accommodation as immaculately clean like this. The owner came every day and cleaned the common area perfectly, took out the garbage. When we met him, he even had a short conversation with us and made our day more pleasant. Getting along with him is absolutely no problem, he always helps. When our electrical fuses went out, he didn't hesitate and arrived immediately to help us. The place is very beautiful, cosy and stylishly decorated. The accommodation is in a very good location close to Lepanto metro (close to Termini). The Vatican is also within walking distance (10 minute walk). There are also many restaurants, bars and cafes around the accommodation. We felt very safe in the neighborhood. As we cooked for our accommodation, we used the nearby Careffour Express, but the Careffour Market is better for larger purchases, but is further away. We can recommend nearby Trattoria Ai Villini, for example, or Sfiziami Italian Bistrot... The biggest surprise is the breakfast. We absolutely loved them and looked forward to them every morning, we already miss them. You have a choice of coffee/tea and cornetto (local croissant) with different flavours for breakfast every day. For breakfast you have to go to the cafe (Sciascia Caffè 1919) which is just a few steps away. You can sit inside or outside, the location is not busy so you will enjoy your breakfast. The waiters were very friendly, so you don't have to worry. You get vouchers for the cafe, and it depends on the number of days you stay. We really enjoyed our time in Rome. A lot of the credit goes to this accommodation and especially to its owner.

Someone might perceive negatively that the accommodation is located on the ground floor, or that it does not have air conditioning, but only an electric fan. We didn't mind it at all as we spent most of our time outdoors in the centre or on trips in the area.

Good location in a quiet area, yet close enough to the train station, a good selection of restaurants, cafes and also a shopping district. Marco, the host, is super friendly and responsive and ready to help with anything you need. The breakfast provided is coffee and cornetto which is served in a great and authentic cafe next door.

The location is good - close to the bus and airport shuttle stations. The room is clean, quiet, and cozy. The landlord is friendly, very instructive, and helpful during our stay. The place is also pretty close to Vaticano.

Super location! - At walking distance from the Vatican Entrance. - 300-500m form several Metro stops!! - close to several restaurants & local shops! - free kitchen available in the B&B - super tendant: always helping out whenever he can!!

Everything was amazing, it was plenty comfortable and clean, and owner is so kind person with a real sense of hospitality! I’d love to back Rome and stay there again. Grazie!

The space was wonderful for two of us. Great location - about 10 minutes from the Vatican and close to all kinds of food and drinks. Marco was wonderful!!

Walls are pretty thin but that’s an infrastructure thing.
