Great location in Rome with bars, restaurants, grocery store and subway super close, good & clean bathroom, and the air conditioning (a must in hot Roman summer)

Don't expect a hotel, it's a residency or office space converted into 4 good rooms. There is no staffed reception, bar, anything. You have to call a private number when you arrive to get the keys, which can be a hurdle for international travelers with no working phone.

Location is good - near Termini and a lot of buses, subway. Room with comfortable beds and all necessary accessories.

It was some problems with hot water and air conditioner. After 1 hour with working air conditioner still it was cold. I`m waiting for hot water 5 min from shower. There was still no hot water in the sink - barely warm

The owner was extremely helpful with anything we needed. He went above and beyond. The hotel exactly met our needs and was very close to the Termini train station. It is a good distance from the historical sites, but has easy metro access.

Breakfast is outside the hotel but in a small cafe that is very easy to reach. Italian breakfast is nice. The location of the hotel is very easy and close to the metro and train station. So don't worry about the places you will visit. A quiet apartment hotel. We stayed with my wife and one child. I advise.

I liked the room. It was pretty basic but the price was good and it wasn't too far from the main attractions in Rome. The room was clean, comfortable and there is a elevator for bags etc. which is bonus because a lot of places don't have them meaning you don't have to lug your bags up the stairs.

There wasn't really any restaurants or anything near by unfortunately. However, the taxi/Uber services in Italy are really good and they're always readily available.

Great location near Termini station. Lots of restaurants around the hotel. Bed was very comfortable, clean & a quiet room that you can relax after a hectic day of touring. Excellent wifi too. Helpful and kind host, many thanks!

Unfortunately we arrived after midnight. We were very stressed not to get to the hotel after check-in hours. We contacted the service. They did not make any problem, a very nice man drove up to the hotel and checked us in. After hours check-in was only 10 euros.We were in Rome in January. It was cold, but the room was warm. In the previous hostel we didn't have any heating and I was terribly cold. Therefore, a big plus for heating. I was very happy with the kettle, tea and sugar in the room. Rooms, nice, clean, cleaning every day. Decor as in the photos. Good location, close to the subway.

There weren't a duvet, just bed cover and blankets.

The location of the room was very central and the termini station was very near by foot. If your flight is very early in the morning, is the best solution in order to get the bus to the airport. Also the staff was very polite and kind.

Very nice staying. The hotel is very close to a subway station and has good restaurants and a market nearby. Bathroom was very clean, had everything we needed (clean towels, shampoo, soap, toilet paper), and the shower was great. The beds were very comfortable and wi-fi worked perfectly. We arrived in Rome very early and the host allowed us to keep our bags at the hotel until check-in time.

The only reason why I didn't rate this place as 10 was the reception. A very rude man welcomed us at the hotel and we really got stressed out because of it.

Very accommodating owner. 2 hours early checking in. This was basically a room with facilities and perfectly adequate as lots of restaurants nearby. Given keys to access building and room as required and left to come and go.
