The hotel itself all located on the 4th floor was clean and comfortable. The included breakfast was fine but not elaborate. The room was small but modern and seemed fairly new. The staff was very friendly and helpful. Hotel was a good 20 minute walk to the forum and also to the Spanish Step area . Overall I was happy with our 3 day stay at this facility

The building is a private residence with the hotel only residing on the 4th floor. The front door and entrance area was a bit worn but once you got to the fourth floor it was all fine. There was a small single lift to bring you to the 4th floor. It could only fit 3 people max at a time or 2 persons with luggage

Hotel was super clean, Breakfast was so good which you can find all different alternatives, all day and night breakfast area was open and you can take coffee, tea and water free. Hotel is only at the 4th floor of the huge building which we felt like a local Roma Citizen while entering from the huge main door everyday. There are restaurant and coffee shops around the hotel which are good-I strongly suggest L'Angolo di Napoli pizzeria. We enjoyed entire stay and will come again for sure.

Our room was looking to inside area but we realize that there are rooms which are looking to SantaMaria Maggiore Basilica, but no one told us this. The guests might ask for a room which is looking outside. Another issue is the Stairs-If someone left the elevator door open, you have walk up to 4th floor, this happened few times to us in 3 days.

We were extremely satisfied with our stay at Hotel Princeps. The hotel is small but clean and modern, occupying the fourth floor of a classic building. The location is excellent with several good restaurants and stylish bars nearby. The breakfast was exceptional for a 3-star hotel: a full buffet including eggs, smoked salmon, avocado, fresh ricotta, and real Parmigiano-Reggiano shaved straight from the wheel. We appreciated the welcome drink and the complimentary hot beverages available throughout the day. The staff were outstanding, even after checkout, they not only stored our luggage (as expected), but also kindly offered us a place to freshen up and change clothes, which was a lifesaver in the Roman heat.

One minor detail: the hotel entrance is located inside a courtyard, which could be more clearly marked. If you arrive outside the building’s porter working hours, the large wooden doors at the street entrance may be closed. The staff will gladly open the smaller side door when you ring the bell, but do watch your head it is quite low! 😊

Our hotel experience was magnificent. I was travelling with my adult daughter and we enjoyed every single detail. First, as two ladies we felt safe in our environment, the hotel staff was helpful and security guaranteened. Second, the location is perfect - exactly few minutes away for the main sightseeing objects, all transports were just right away. And you can come back for rest any time a day - it is so close! Third, the hotel itself was really good. The white walls and warm atmosphere. Everyone was so quiet and polite. Our room was perfect, the shower was very good, the beds and pillows - perfect. The elevator wasn’t that slow and stairs were right next to it. Forth, it is worth mentioning the excellet breakfast. We were ready for just a croussant and coffee like in Italy but we got wide range of eggs, meat and sausages, a lot of cheese, fresh fruits, many many pancakes, cakes, muffins, doughnuts, and 4 kinds of croussants. The coffee was strong and delicious. Everything tasted perfect. Fifth, about the feeling like at home. Every day after breakfast you are free to make yourself a coffee, hot chocolate or tee at the bar, even water, sparkling or still. That was really good for us in the evenings. We didn’t need to worry about nothing at all. At the reception you could have an umbrella at rainy day, in the room you get refreshments and soft bed. Overall, we enjoyed our stay at Principles Hotel very much. Honestly, we couldn’t say one bad thing - it was perfect!

We liked everything! The Principe Boutique Hotel exceeded our expectations and we were really pleased we made this choice and stayed for two nights. The location is close (5 mins walk) to Rome Termini Central train station, right next to the Basilica Papale di Santa Maria Maggiore. We didn't use the metro at all and found we could walk to all the attractions, including The Vatican, as long as you are fit and like to wander about. As our first time in Rome and our wedding anniversary, the hotel had provided us with a free bottle of red wine and a personalised note which was a very nice touch - thank you. From the outside, the building is impressive and once through a small courtyard door entrance and passed a staffed security booth there is a small lift to the hotel floor. Reception staff were very polite and spoke excellent English. There is also a small breakfast area which provided a very good range of bites both hot, cold and savoury, along with fruit juice, yoghurts and fresh tea/coffee. Our room was modern and comfortable, with a view out over Rome. Whilst the roads are busy, no street noise interrupted our sleep. No issues with safety and we passed many small cafe's, restaurants and shops that we wished we had time to visit when walking across the city. Rome was lovely and this boutique hotel a perfect place to stay enabling us to visit all we wanted to see. If we head back to Rome, we would definitely stay here again.

Wish we could have stayed for a few more days!

The location of the room was fantastic: it was about a seven minute walk from Termini Station and located next to Santa Maria Maggiore Basilica. The room was beautiful with large windows and plenty of light streaming in. The bathroom was comfortable and the shower was spacious. There was plenty of closet space for putting our things. However, I really want to point out CHRISTINA at the front desk who is the best. She is attentive and very helpful. Breakfast is included, but when Christina found out we had to leave to the airport before breakfast hours, she requested the kitchen make us a couple of sandwiches with fruit so we could have something at the airport. And let's talk about the usual breakfast...it is AMAZING. Croissants, pastries, eggs, hams, bacon, sausages, yogurts, cheeses, fresh and dried fruits, juices, all sorts a delicious pastries, and, of course, coffee any way you like it. Too far from home.

Great location for exploring Rome. Ten minute straightforward walk from Rome Termini along Via Cavour (to reach hotel, go through light grey double door @ No. 29 on right hand side as you look towards the back of Santa Maria Maggiore from Via Cavour). Plenty of places in which to eat in area, e.g. opposite entrance to Santa Maria Maggiore (worth a visit). Despite popular, busy location, there was no street noise in room (401). Room was exceptionally clean & very well presented - everything seemed new & newly decorated. Room compact but cleverly designed with everything you need. Very comfortable bed, handy fridge, great shower. Good breakfast - including fresh fruit which I love! Will definitely stay here again when next in Rome!

Excellent location and very spacious, clean, and modern rooms. The views of Santa Maria maggiore were amazing. The rooms were very quiet even in the middle of a busy area. The staff were very helpful, friendly and very professional. The breakfast was abundant. I very much enjoyed my stay and would highly recommend.

The entrance to the property at street level is not a traditional hotel lobby and more like a condo entrance. The hotel facility is on the fourth floor and is very nice.

It’s location just off Via Cavour, a few blocks from Termini railway station and walking distance to Roman Forum, the Colosseum and restaurants. Rooms were good size, quiet and comfortable. Breakfast selection was fine and the staff were excellent.

I stayed here for 3 nights as a solo female traveller, visiting Rome for the first time. I thoroughly enjoyed my stay, I felt very comfortable in the room, it had everything I needed. I also felt very safe and secure, with 24hr (very friendly) reception and the room being inside a secure building. Little things like a water fountain to refill bottles for free with cold fresh water, and air con that you can self control added to the experience. Not to mention the breakfast was absolutely delicious!! It was overall a great stay and i highly recommend! Grazie Princeps for a wonderful time!
