Guest House is the perfect name for this unique place set in a historic building of apartments and a couple of other guest houses. We chose it mainly for the proximity to Termini station. The bonus was being in the Montil neighborhood which we loved. The room we had for our family of 3 was spacious, clean and quiet. It's not "fancy" but you will get a good night's sleep. And our room had A/C which was a welcome relief on a hot day. The host couldn't have been more gracious. She is an expert with Google Translator so no language worries. But here is what you should know about the hospitality we received: breakfast is served in your room beginning at 7:30. We asked if we could have it ready at 6:00 a.m. as we had to get to the airport. "Of course" she said! Exactly at 6:00 there was a light tap on our door and there was our breakfast tray of freshly made cappuccino; fresh croissants with different fillings and cold juice. How many places would do that 90 minutes before the normal time for just one guest? Not many. All in all, a wonderful place for a short stay. btw: there are a couple of good restaurants next door to the building so if you're tight on time you won't have to go far. We ate dinner at N'Epresso and it was very good.

The location is absolutely amazing. The staff are so friendly. It’s family run and has a cosy, welcoming feeling. It’s very comfy the facilities are great. There is a lovely breakfast each morning which you have in your room. Even with a language barrier (my Italian is terrible) it was welcoming and the staff so friendly and kind. It feels very safe, I, as a solo female traveller, felt comfortable and safe here. Thank you so much for such a lovely stay.

Great location for us in a quieter area but still just an easy walk to the train station and the city center highlights. A lovely area with plenty of restaurants and shops but not as busy as the main tourist are. The apartment building is set behind high security gates with a number of other apartment buildings. The apartment was on the 6th floor with a small elevator for access. Our room was a standard hotel size with a spacious bathroom and a fridge which we appreciated. The apartment was very clean and the hosts were lovely and accommodating of our small dog. Breakfast was a choice of items, including boiled eggs, salami and cheeses and whatever coffee we chose, that was delivered to our room when we were ready each morning. The air conditioner worked very well. We very much enjoyed our stay. A suggestion would be to provide a list of items available for breakfast as we had no way of knowing what the options were and our Italian is terrible. We simply didn't know what to ask for and it would avoid mistakes such as our coffees changing mid week. Small idea but makes things much easier for everyone.

We enjoyed our stay here. AC works very well and cools the room down quickly. This was important for us because we visited in August. The lady who served us breakfast in the morning was very nice and the breakfast was good (four croissants 🥐, two coolaids 🍹and two coffees ☕. . Area around the hotel feels safe and close to the attractions. Easy walk from the train station.

We did not dislike anything but check in details are important. Room is located on top floor of building. We received a gate code prior to visit and then subsequently the door code. Pay attention to check in details and message them back regarding your time of arrival. You will need both entry codes to get in. There is a small elevator if you don't want to take all the stairs.

The location was great, an easy walk to/from Roma Termini. Lots of 'main attractions' all an easy 10 or so minute walk away (Colosseum, Trevi, Pantheon etc). Breakfast was simple but beautiful (Croissant, juice and coffee). We were able to keep our bags there after check out as we had a late flight, this was massively appreciated, thank you again so much! Riccardo gave us so many excellent tips on where to eat and how to get around.

Not a 'negative' that can be rectified but to note for other guests that the lift is very small and we had to go up with our bags one at a time. With no bags its 2 people at a time. You must remember to close the doors and one time someone else in the building didn't so we had to use the stairs (luckily for us it was going down!). The shower leaked a bit and the toilet seat was loose

The location is perfect – just a short walk to the city center and all the main sights. It’s in a quiet area, so you can really relax. The room was ready and clean when we arrived. We received the instructions in advance, and everything was clear. The owner’s mother welcomed us at the reception. Although she doesn’t speak perfect English, it wasn’t a problem at all – we managed to communicate easily, and she made us feel right at home. Truly a lovely and warm approach. Breakfast was brought directly to our room in the morning and was delicious. Everything was excellent – thank you again for the pleasant hospitality!

Quaint accomodation in the heart of Rome, 10 minute walk to the Trevi Fountain, Roma Termini and very well located to shops, convenience stores etc. After a busy Contiki tour and travelling on my own, I knew I needed a quiet and comfortable place to rest and recover and this was just that. Nonna let me check in the morning I left my previous accomodation, and even helped me with change from her own purse when I didn’t have the exact amount for the city tax. Breakfast was perfect before another day on trains. Couldn’t have asked for more from such a lovely host.

The hosts at this property were so friendly and easy to work with. Eduardo's mother called us cabs when needed and went out of her way to make our stay more enjoyable! We had a very early morning excursion and she made sure we had a quick breakfast before we headed on our way! Breakfast included some fresh baked croissants that Eduardo's mom picked up in the morning and made-to-order coffee (Americanos and Cappuccinos are what we drank). We both used Google Translate when we couldn't understand each other...she was amazing! Our room, the 'Sofia', was well appointed with mini-fridge, hairdryer, TV/Netflix, and basic toiletries in the shower. It was a welcomed, quiet retreat that was easily accessible by taxi and bus. There were a few cozy restaurants when you exited the property, and we enjoyed our dinners there on two nights. There was also a convenience store across the road. We felt very safe in the area, entering from a side street into a gated courtyard.

I wish this property was a bit closer (walking distance) to some of the historical sites in Rome. We also weren't very close to the train station that many people in the area use to get around. We relied more on taxis here.

The room was unexpectedly pleasant and quiet. From the street, you pass through a gate into a passageway that take you to an enclosed courtyard than goes to another courtyard, even further way from the street. Then you go up an elevator to the 'hotel,' which is more of a large apartment that has been converted into a series of large rooms with the commons area used for greeting and for what looked like a shared-kitchen option. The room itself had high ceilings, a good table for 3-4 people, and a charming small balcony with chairs that overlooked a quiet open rustic courtyard. The hosts were excellent.

Walking into this property was like walking into someone’s home! The whole family loved their stay here in Florence, it was clean, cosy and comfortable and the kids loved the selection of pastries they got to try at breakfast. The host was lovely, and we had the loveliest conversation with her using Google translate! The property is also a fantastic location to go and see the sites of Rome, a short walk from the Colosseum and the Trevi Fountain with one of the best gelato shops in Rome nearby! We absolutely adored our stay here in Rome.
