Can’t recommend enough! Brilliant location, on the same road as the Spanish steps, and just round the corner from the Trevi fountain, yet very quiet. The room was very spacious and has a large bed which was so comfortable!

The elevator is too small to accommodate large suitcases, which is inconvenient if you’re not on a short visit. Located in a Limited Traffic Zone (ZTL), the hotel is inaccessible by car, making it challenging to transport large suitcases and manage small children over a long wal

The room was absolutely amazing and the price very low considering is literally 7 minutes walk from Fontana di Trevi and about 20 minutes from Colosseum. The room looked exactly as the picture, very modern and as the name says, luxurious. Really impressed and I would definitely recommend it to anyone, especially families with little children that can’t walk around for hours.

I would say the only issue was the sofa, my husband tried to sleep on it but was very noisy, impossible to turn on it. So we all had to sleep in the same bed. I believe the owner might not even be aware of this considering the rest of the furniture was stunning. The rug/ floor needs definitely a good clean as well, our feet were literally black 10 minutes after having a shower.

The room was beautiful and clean. Nice big windows for natural light. Even though the room is small, a large mirror made it feel much bigger. We only stayed 1 night here, but 2-3 would have been comfortable. Big robe space, clean and spacious bathroom. Location was right near Ludovisi carpark which is mainly why we chose to stay here. 5 minute walk with small suitcase wasn’t an issue. If you have a car, I can’t recommend this highly enough.

Nothing to dislike. There’s no breakfast, just communal snacks, which I think is perfect! In Rome, I want to go out and have something to eat rather than stay in the hotel!

Room was good, a little on the small size but overall no problem with that, bathroom was big and clean, very nice bonus on the fridge that had some water, cola and juice as well as the extra room where you will find daily snacks, sweets and water cola and coffee .

AC was not putting out cold air , it was around 25-26 degrees on the split and for the incredible heat wave during our stay it was not ideal , that goes for the shower as well that it would take long time for the water to heat up.

Perfect location and rooms . There was an area with tea coffee and snacks for visitors to help themselves, an extra shower to use if needed . The rooms weren't huge but perfectly placed furniture and mirrors helped , it had everything you'd need ,a kettle with tea etc . The shower was amazing after a day walking around in 32 degree heat ! The accommodation was spotless , bedding and towels ! The building was beautiful, with a really old lift ,all areas were spotless and very well maintained. The instructions given to get both to accommodation and into building were sent via WhatsApp and were clear to understand and follow . I highly,highly recommend staying here.

Location is excellent. The regular housekeeper is excellent very clean and does excellent job. We stayed 6 nights only one day they had a substitute house cleaner, who threw away my tooth paste cap.

One night, the neighbor upstairs started banging floor at 11:15pm. We contacted the owner. Owner was very responsive and the banging last about 30 minutes. Although it is not the owner’s fault, it is bad night for us.

Excellent location within walking distance of a lot of the main tourist sights (Trevi Fountain & Spanish Steps only a 5 min walk). As a solo female traveller, I felt safe in all neighbouring streets. The room was clean, comfortable and serviced daily with blackout curtains and hardly any outside noise given the central location. The snack bar with free snacks & drinks was a really nice touch. Great communciation via Whatsapp with Giulio before & during my stay.

If you had loud people in the room next door the internal walls were a little thin, but I was fortunate to have mostly quiet, considerate neighbours so not an issue during my stay.

Close to city centre, very clean, comfortable bed and pillows, wifi was fast.

Room is really really small, shower is also very small, no daylight almost at all. Described as inner courtyard view - means you are looking at the wall of the other building when you open the window. Maybe walls are soundproof, but selling was not unfortunately, since upstairs guests were very loud and noisy last night of our stay (that is not the fault of the property ofc, but our experience )

The apartment house is at very short distance to all must see places. Great spot, it couldn't be better. As we check all other accommodations Sistina Twentythree have the best value for the money. It is very quiet place and it has kitchen with a lot of coffee, food and drinks free at your disposal. Just a great place.

I tried but I couldn't say something that we didn't like even though we are very pucky.
