The location of this property is absolutely stunning! I would highly recommend that you book a lake view room with a balcony if you appreciate a good view. Probably one of the nicest locations we have been to. Spotlessly clean. Excellent breakfast.

The property is situated in a small village called Sulzano so you need to use a car or public transport to get around. There are no trains after approximately 8.30pm. You need to book a taxi in advance and they are expensive (€30 for a 10 minute trip). You can get a boat to Monte Isola where there are a selection of bars and restaurants. A return trip on the boat costs around €14 for a couple. We didn’t know this in advance which is why we are sharing it with you. It’s not a complaint, it’s just good to know before you go.

We had a lovely, large suite with a huge terrace for our stay that was very comfortable and had wonderful views across the lake. We were on the 3rd and top floor with a lift so transporting luggage to our room was easy. On site parking was also a huge plus. The staff were friendly and helpful. The hotel is well located to two ferry piers: one for the 10 min trip to Monte Isola (highly recommend to hire a bike and do the 1 hr / 9 km loop around the island) and the other for the 20 min trip to Iseo ( go for lunch. Unfortunately ferry times don’t suit having dinner there) There is the most glorious view from the heated pool and lovely grounds over the lake.

A few small things were an issue: # No tea and coffee making facilities in the room. #No free power sockets beside the bed (could be easily fixed with double adapters). # Limited options for alternative evening dining nearby meant having to dine in. The restaurant is run by an external company and the food was only just ok.

The hotel has an ideal location by the lake where you can swim. The station with boats that go to the island of Monte Isola and other places by the lake is only a 1-minute walk away, the train station is a 5-minute walk away. Breakfast is self-service, an excellent selection of food (fresh fruit, a large selection of cheeses, cold meats, homemade cakes), a good machine for coffee, tea, juices,... During the day, they offer you several types of cocktails.

Location of the hotel is right on the water front of Lake Iseo. We had an apartment behind the hotel which was neat, nicely decorated and had very comfortable spaces. Even had its own patio with multiple seating options. We were please to find a washing machine for our trip had already been 10 days and we need to do laundry. They supplied a small fridge with a mini bar option, fully stocked with pots, pans, dishes, silverware and pod coffee maker with various kinds to chose from. Nice spacious shower but water pressure was weak. Lots of towels and other linens in case you needed an extra pillow or had someone that needed to use the day bed/trundle. Breakfast was the best I've ever seen. Many hot and cold options for food and juices ( mimosas) and several kinds of coffee and tea. Everything was delicious.You could eat on the lakefront for breakfast too. We also booked dinner in their dining room and it was delicious as well with very professional wait staff. Views of the lake are gorgeous. Locations was within walking distance to the island ferry which we did twice. The walking paths on the island are wonderful.

The parking situation was not the best. We did get parking included but access in and out of the very tight entry made us not want to use our car much for fear of scratching it. None of this reflects on the hotel itself just the situation we had to deal with. We recommend the smallest rental cars possible if you plan to visit the lakes in northern Italy mostly for this reason and also the roads are very narrow.

Very comfortable hotel in a stunning location right on the shore of the lake. Highly recommended on one of Italy’s quieter and smaller lakes. staff very helpful. Essential to book parking - it’s limited and quite tight. Excellent ferry service around the lake and several places to eat on Mt Isola - 5 mins on the ferry

The restaurant is quite expensive for what it offers but it’s a franchise so you don’t have to eat there

When we arrive the hotel gave a us a fabulous bottle of Champagne as it was my honeymoon . The staff we truly fantastic , super helpful nothing was to much trouble , love this hotel and staff really can’t wait to return . Excellent . ✨✨✨✨✨

Wonderful location overlooking the lake with a boutique hotel vibe. A warm and seamless welcome from the receptionist, who gave clear instructions about where we needed to park. The rooms were great and all in our party (8 adults and 4 babies) were comfortable and had plenty of space. A great breakfast served buffet style each morning - they even have cake...yes, cake for breakfast! We will certainly return. Ferry port on the doorstep for a short trip across the lake. The hotel staff were very happy to share recommendations.

The restaurant who provides the evening food is operated completely separately from the hotel. Great food and drink but service seemed a little slow considering that we were a table of eight. Would have liked more of an attentive experience which we did get on our final night when we stayed an extra night just the two of us ( and our baby). Not an issue to make us not wish to eat there again or anything, but worth highlighting.

The waiting staff were very good, friendly and helpful. The manageress was excellent and went out of her way to assist us and made sure our stay was relaxed and stress free. The breakfasts were amazing with a large variety things to choose from. The rooms are comfortable, the location is excellent - right next to the lake. Would highly recommend it and will definitely return.

The app we were told to use to order when by the pool was just a menu, so we needed to go searching for a staff member to order any food or drinks. One of the reception staff was particularly unfriendly and gave us incorrect taxi information.

Nice hotel in a gorgeous location! The hotel is right on the water and the views are amazing. The room was comfortable and the staff very helpful. I also want to call out the hotel restaurant for an amazing meal, one of the highlights of our trip.

Only complaint is that the shower door seems to actively funnel water onto the floor.

Beautiful location on the water with wonderful views. The hotel was charming and quaint with lovely areas to sit and enjoy the scenery. Lunch was wonderful. Unfortunately, the restaurant was closed for dinner, maybe because it was a Monday or slightly off season. Rooms were very comfortable and clean with a gorgeous view of the lake.
