The location is perfect. Tranquil but with amenities close by including some fab restaurants. The room was nicely decorated in a traditional style and comfortable especially with the much needed aircon. The host made efforts to provide a continental breakfast. We self checked in due to arriving late from airport and this was explained well with no issues.

No real issues we enjoyed our stay.

For breakfast, each room has assigned tables and assigned space in the refrigerator. The host has lovingly taken care of everything and he'll show you how to use each machine as well. The breakfast is completely self service. It comes with a beautiful view of the st. Elena pine forest. There is a booklet in the room mentioning every necessary details like the nearest pharmacy, grocery store or eateries. You will be able to feel the warmth of hospitality in each corner of the room. The kind, friendly and helpful nature of the host made our stay very special. Our garden view room had a cute little balcony with a view of the sea peeking through the pine trees. The location is exceptional. It is far from the busy city centre, yet just a few waterbus stations away from it. You would be able to enjoy a calm, relaxing evening after your busy day of sightseeing. The surrounding area is inhabited by locals and you will be able to witness their daily proceedings. All in all, it was an unforgettable memory and I will definitely come back to Venice and stay here again.

Very nice room, clean. 250 m from the vaporetto stop. Only 3 stops from St. Mark's Square. Nice service. Lovely surroundings (park). For breakfast we got ham (everything was very good) and cheese, you can eat a lot. unlike other places in Italy. It's just a pity that the bread is only toast. Generally, a very recommendable place.

It's hard to fault anything. The only inconvenience was one night after a football match in a nearby cafe there was a lot of noise

The breakfasf was generous and the dining room was always accessible, this was a great touch. The host was impressively kind, helpful and responsive. The hospitality exceeded my expectations and I was delighted to have such an ideal hotel during my trip to Venezia.

On a very small note, I think the pillows could be better.

Localization is great, in the building there is also a terrace from which you can see the park. Very friendly owner.

The property is very clean, right by the Laguna, where there is also a water bus stop, so it’s easily reachable. You can walk around 20-25 minutes to reach the San Marco square and the Venice city Center. The breakfast is really nice and you can actually have it anytime, as it’s self service. Location is quiet, nice restaurants and cafes also nearby. The hosts are really nice and friendly, also very helpful if you need directions in the city or recommendations. Great value for the money.

Location was ideal for myself and husband. A lovely park area with lots of trees and a wonderful view of the city. Easily accessible by water taxi or 20 to 30 minutes walk to the center, which we preferred. Roberto is a lovely, helpful person who welcomes you in to his Venetian home. A good help yourself breakfast is supplied.

For us there was nothing to dislike

The location is a short pleasant walk from Piazza San Marc. 2o -25 mins. Lovely area to visit beyond the hustle and bustle all of which remains accessible via the regular water buses. Buy a city ticket for better value. The accomodation is spotlessly clean and comfortable. Very good breakfast and overall good value. Range of good restaurants and shops to walk to on Via Gari Baldi- 10 min stroll.

Lovely large character room with high ceilings

There's nothing to dislike - it's in a quiet northern neighbourhood looking out over a park to the lagoon. 20 mins walk in to town or has a water bus station 2 mins away. Nice neighbourhood restaurants as well. We’ll be coming back

Very good location in a nice residential area. Next to park and superb views across the lagoon nearby. Good comfortable facilities and well equipped. Very efficient air conditioning. Roberto friendly, welcoming and helpful without being intrusive.

Loose toilet seat. Decor needs updating in places. Some noise at night from people sitting outside the next door cafe after hours - not within owner’s control but worth mentioning.
