No dragging luggage across the city. The location couldn't be better. It's close to St. Mark's square and in front of the hotel is a main Vaporetto stop. The blue line from the airport stops here. Vaporetto line 2 will take you to the Tronchetto to catch the Royal Caribbean bus to Ravenna, or to Piazzale Roma (the bus station) and Ferrovia (Santa Lucia train station). Numerous cafes are a short walk away (the cafe next door had amazing croissants) as well as shopping (my wife found a Zara's by St Marks.) The hotel has an elevator, many don't.

I opted for an inexpensive double room in the annex. The next time I'm in Venice, I'll stay here, but in a larger room. The room was small (about 8x10), and had no dresser. It did have a place to hang clothes and a good size bathroom.

Great location close to St Mark's Square. Friendly and efficient staff who were available to help at all times day and night. Room was accurately described in the booking description. Breakfast is offered at an adjacent restaurant to a good standard that allowed the day to get off to a good start.

Be aware of the number of steps throughout the building even with a lift you still have to contend with a number of steps on each floor level, this is due to the age of the building and that it is part of a number of historical buildings being used at 1 hotel. This hotel would not suitable for those with difficulty walking

Fantastic location, close to the main tourist hub of San Marco so you don’t have to walk far to see the basilica, but set back on the quiet and picturesque square of San Zaccaria so there were no crowds or big tour groups. The hotel was less than a minute’s walk to the Alilaguna water transport to the airport, which was perfect for an early morning flight. There are also plenty of restaurants nearby if you don’t want to walk too far in the evening, although these do cater more to the tourists and you will get a more authentic experience away from the centre. La Mela Verde is not far and serves delicious gelato. The room was small and not much space to sit and relax, but it didn’t matter as this was perfect for us as we wanted to be out as much as possible, and it was the lower end of the price bracket for Venice. Staff at reception were wonderful, very friendly and helpful, and there is a 24hr presence.

The mattresses weren’t the most comfortable, but if you prefer a hard mattress then this may be a positive!

Fabulous location right in front of S. Zaccaria vaporetto stop. Great view of San Giorgio from my room!! Hotel is very nice and breakfast was delicious!! Will stay here again upon my return to Venice!

The staff and location

I booked 2 rooms for my parents and myself (3 guests). The lagoon facing room was great - spectacular view and large room. the second room was a regular room, which was fine enough. The location is great - close to the piers where water busses come and leave. the hotel doesnt have a kitchen - breakfast is at a restaurant that's a short walk. There is an elevator at the property. However, as you walk to your rooms, you may have to negotiate a few stairs here and there.

The lagoon facing room was fine - however, the blinds in the bathroom needed a lot of coaxing to close down! the regular room is not fit for large people - the toilet is wedged between the wall and shower stall and is a tight fit. i would not recommend the room for elderly or large-ish folks. I could barely manage it. The shower stall's curved doors were defective and despite a lot of manouvering and shower controlled bathing, there was water outside. For whatever reason, the AC didnt cool the room as much as I expected. If 2 people are there in peak summer, it may be underwhelming. Again, the lagoon facing room was fine on this count too - AC was perfectly fine there! But the lagoon facing rooms are quite expensive.

This is great 3* hotel in central Venice. Location is wonderful, some rooms have stunning views to the Lagoon. We loved breakfast, amazing choice for such hotel, served in nearby restaurant, pleasant staff in the restaurant and hotel as well. All clean and tidy for this rating hotel.

Suite needs large mirror by the door Toilet flash cracks can be fixed to look nicer. We didn't managed to switch on ventilation (probably instruction might be helpful?), so just opened the window for air

Great location. Both taxis and water trams stop right at the entrance, for travelers with children and suitcases, this is just super. Interesting hotel design in dark colors. The hotel has two buildings. Breakfast is located in one of the buildings; in the evening this space functions as a restaurant. The room is stylish and very, very quiet - all the windows in room 102 overlook the courtyard. Breakfast is varied, the food is tasty and fresh. Excellent service at breakfast and assorted coffee. We recommend, we will come back again.

Location was really good as it is just opposite to take the Vaporetto to anywhere and also Alilaguna to go to/from the airport. There are number of restaurants around if you dont want to venture far to eat. It is close to San Marco. I found it walking ditance to go shopping while visitng the different attractions. Breakfast was ok, it was not a grand but enough to charge up for the morning, I liked that they had a good selection of fruits and not just apples. I would also like to mention that the staff were great, always helpful, and cheerful.

The cakes served for breakfast are very dry, could not eat it again on the second day, i was scared i would choke on it. The pillows in the room, they felt like cardboard, the bed was nice and comfy but the pillows were a struggle.

Great location with view of the main channel and close to Biennale.

The friendliness of the staff was quite different. In the afternoon there was an older man at the reception who was very friendly, he stood up when guests entered and just made you feel welcome. The other guy in the morning was much less caring. Same at breakfast. Nice, friendly Italian and an unfriendly Asian looking lady who was mostly criticizing guests. Quality of breakfast was ok. Don’t take the scrambled eggs or the overcooked pastries.
