This lovely little hotel is just minutes (2 or 3?) away from the Grand Canal and very close to two important vaporetti stops as well as St Marks Square. So the location is perfect. Even though the desk isn’t manned 24/7, if you need anything they respond immediately and will be there in moments. Our room had been recently renovated and was beautiful and immaculate. The bed was comfortable and the pillows and towels were wonderful- especially for Europe where you so often get small ones! And the breakfast was amazing! Before I saw it I thought that 20 euros was too much to pay. But that was before I compared it to the other prices at restaurants in the city. The scrambled eggs were cooked perfectly every morning and along with all of the other delicious offerings, who doesn’t like tiramisu to top off their breakfast?

The only issue we had at all was that the air conditioning didn’t work very well. We were grateful to have it but would have liked to be a little cooler. (We didn’t want to open the windows because of the mosquitoes at night)

Perfect hotel. Right next to St. Mark's Square. Located in a quiet and peaceful place, but at the same time with easy access to everything! The staff was great! Extremely kind, nice and responsive! Especially Mr. David! We had booked a small room, but when we arrived it was very busy and Mr. David instead of a small room gave us another - larger and recently renovated room - it was great! Thank you very much, it was extremely kind!

In Venice, be extra careful, especially when getting on and off water transport - there are many people who are extremely good at pickpocketing!!!!

When we reached hotel around noon on a hot summer day, the front desk staff - David made our check-in experience so wonderful. I highly recommend this hotel just for David, he is such a wonderful person who goes beyond your expectations in making sure the guest feel comfortable. He is such a passionate person to take care of visitors. The hotel location is great, walkable to/from boat stop, close to several attractions, plenty of food options. Overall we had a great stay. We highly recommend.

Some bugs in living room, and other places. I guess they are expected to warmer weathers.

Very clean and big room. We stayed in the annex apparently close to every thing.

Gets a bit noisey due to people passing by or smoking in the little square in front of the apartment.

The hotel was modern and tastefully furnished. Close to St Mark's Square, it is in a great location. Room was quiet and clean. Loved the modern bathroom. Appreciated email support from hotel staff before my arrival.

I found the staff friendly and helpful but I was disappointed that the front desk was not staffed on a full-time basis. If you are paying hotel rates, I think staff should be there to support guests all the time.

The property was a downstairs annexe of the hotel making it very private and super quiet. It was very clean, with tea & coffee facilities. The only addition that would have been good to have would have been some milk. It was very close to the main water bus Station

The electronic lock on the outside door was very tricky and did not open the lock. The hotel reception staff had to come and help with opening. I was then given the master key which worked every time. It was an inconvenience which I am sure could be easily resolved, perhaps by getting the circuits checked by a professional?

Unfortunately did not have the opportunity to stay long enough to enjoy all the amenities. We arrived after midnight and were greeted by the staff and lead to our room which was around the corner from the hotel. As we had requested a second bed, they had it pulled out and made nicely as were exhausted. The bathroom was huge and had so many wonderful amenities. We slept late so missed breakfast so cannot comment but it was available.

The hotel is very well situated, just around the corner of St. Marks square and a few meters from the Vaporetto stop. The room is nicely decorated and was perfectly clean and prepared. We had a bit of a problem with the water pressure, but the friendly staff handled it well and took care of it immediately. They were also very helpful and knowledgeable when we asked for a city tour and could organize one for us on short notice for the next day.

Location is everything. The hotel is located spitting distance from St Mark's square, and just by the bus routes making logistics easy. The booking price was very affordable especially taking the prime location into consideration, so book away if you would like to see Venice in a cost-conscious way. Staff (rarely seen!) was really nice and spoke good English. The room was quiet albeit tiny.

The cleaners would perfume the crap of the room, which was probably to mask the ever fleeting musty smell, never been to Venice before so this might be "standard" for what I know. The room was pretty small, and with extra bed out it barely had any room left. The bathroom in our room REALLY needs a new shower installed. Please sort it out!

Location was amazing, right infront of the ferry station, 5 minute walk to St Marks Square, hotel was very clean.

Rooms are very small, it is challenge having more than 1 suit case in the room as there is no room to walk and suit cases need to be put away to be able to walk. The bathroom is tiny, 1 person can just fit in the shower. Even with Twin bedding the beds are pretty much connected, just 2 seperate beds.
