The location was brilliant - one block from both Piazza San Marco and the ferries. It was about a 25 minute walk to the major Biennale sites and a 15 minute walk to the Peggy Guggenheim Museum. Breakfast was great and we were so close to a fabulous selection of sights, restaurants and shopping.

The rooms were a bit small, but we hardly had any time in our room, so that was really just a small inconvenience. We noticed the twin room we booked for our kids was roomier than the double room we had so next time I would book twin beds - beds were together, but more floor room and a larger bathroom

Location was great and the staff were fantastic. I would come back for the friendly people who work there. The room was very neat and appointed in Victorian style which was very cool.

It was cold the first day and evening (and I was sick). I asked the front desk to check on the heat and they turned it on from the front desk. I expected it would already have been on. Breakfast area is kind of small and there were lots of patrons. Also no hot eggs, just breads and cheeses.

The air conditioning was not working, and there was only one power point, which was situated in the bathroom.

The property was very reasonably priced. It was located a few minute walk from Piazza San Marco. The rooms were small and the bathroom was small with a small shower. This is what I expected for the location and price. I'm from the western part of America. So, we are used to much larger hotel rooms. The rooms were very clean and comfortable. The staff was very nice. The breakfast was good. I really enjoyed staying here and would recommend the place. They even arranged for a water taxi to the airport and the front desk person helped roll our luggage to the water taxi location.

Conveniently located cozy small hotel with friendly staff. Guests are mainly European, which I enjoyed. Rooms were recently renovated so I had a very new, modern bathroom. Bed and pillows could have been a bit more comfortable, but I guess they meet traditional Italian expectations. The most disappointing aspect was the wifi. It's not high speed. Loading of anything and the opening of sent links were extremely slow. Sending of emails took forever, which was very frustrating. At end of day I would discover them lying in my outbox not sent. I complained several times to reception. Their response was I have been the only guest to complain. All in all I would recommend hotel as it was charming in many ways and very adequate as a 3-star. But if you need to rely heavily on Internet during your stay in Venice, you should inquire first.

Hotel was in perfect location, 2 minute walk from from water taxi rank Zaccaria on a side street, and just around the corner from Basilica di San Marco. Hotel room was clean and comfortable beds. Toiletries in bathroom included and free safe just pay a deposit when you arrive and you get it back when you leave also has electric kettle and tea coffee . All Hotel staff were friendly helpful and informative, I asked Paolo on reception if he could recommend a restaurant for dinner, he went a step further and phoned up and booked it for us as restaurant is always busy and needs to be booked. Restaurant is called Al Giardinetto it was excellent beautiful outside garden setting when you enter the building and food lovely. Breakfast at hotel was continental perfect lots to eat to suit all and also catered for gluten free. Right in the middle of everything but also on a quiet street we would definitely stay again if visiting Venice.` We would like to thank all the hotel staff for all being so helpful informative and polite during our stay.

The location was perfect. It was spacious and clean with all the amenities needed for a family stay.

It was on the 4th floor with no elevator. If you travel with a lot of luggage this is not recommended. And stuff doesn't help to bring things up.

location was great, right near the bridge of signs. Easy to find from the waterbus stop and easy to get to the main hubs. Probably the best gluten free breakfast ever!

I didn't like that our room was by the lift but that can't be helped.

Lovely location. Hotel was basic but clean. The taller man on reception was welcoming and really nice.

The breakfast was probably the least favourite of all we have had. Hardly any choice and I did notice the uneaten pastries etc were covered in cling film and put in the fridge. I assume for the next day but they had been left out for several hours and should be binned. I only noticed as I used the toilet next to the kitchen. The kitchen was spotlessly clean though.

Perfect location! Hotel is right across the water taxi stop & has elevator access which is very convenient especially if you have luggage. Piazza San Marco is a few minutes walk away. The room is small, which is normal for Venice, but it was clean and tidy. (You don’t really spend much time in the room anyway!) Breakfast was lovely and fresh. Special thanks to the nice man at the reception (didn’t get his name) for recommendations and helping me find my way to the train station :)
