The service was amazing. Michael was helpful every step of the way, even messaging to check what station we were are on the way in to coordinate our water taxi. We were upgraded to a slightly bigger room as they had one available as well. Easy walk to the water dock and lots of restaurants.

No lift so be prepared for stairs, though again we were helped with our bags. Due to the history of the building the roof is low and bathroom is tight but even at tall people we managed fine and the room didn’t feel claustrophobic at all.

We had a lovely warm welcome and were soon settled and raring to go! Breakfast was available in the cafe next door to the hotel. The beds were comfortable, the room and the bathroom clean, and the staff were very helpful and friendly. The hotel is in a great position, and like all first-timers we got lost every day - but that was part of the fun! Every time we went the wrong way, we found another courtyard, or restaurant, that we wouldn't have otherwise. Satnav helped, and the hotel provided a great map.

It was disappointing to be on the third floor, with no lift, and it was a struggle to climb with our bags (we are in our 70's). I should have asked the question when booking, but didn't think of it. However, we didn't let it spoil our stay and would go back to the hotel - with a request for a lower floor!

We stayed in Venice for two nights and really loved this hotel. Michael at reception was very friendly and helpful, giving us great tips on what to see and where to eat, everything he suggested was amazing! We were happy to check in earlier than expected. The room was clean, cozy, and quiet, and the whole hotel had a nice, relaxed feeling. The location is perfect - just 5 minutes from the Rialto Bridge, with lots of shops and cafés nearby. We had a great stay and would love to come back!

We stayed in the terrace room at the top of the property. Unfortunately, the weather wasn't too good so we couldn't appreciate sitting out on the terrace. Very clean room and the host was fantastic. The host took his time to explain with a map areas to visit with our tight schedule and some food suggestions too. Very kind and PERFECT english! The room size was to be expected with Venice places to stay but the bed was comfy and smart tv included. The hotel is very well situated for all the main attractions. We loved our stay in venice and this property was a part of that. We would stay here again!

Not a negative on our stay because we weren't bothered. But there are a lot of stairs to the top terrace room.

The hotel is really central, just a 5 minutes walk from Rialto Bridge and San Marco Square. The room was clean and tidy with a nice shower. Micheal at the reception was extremely helpful and gave us great recommendations for guided tours, places to visit and where to eat.

The wifi network wasn't available in the room and we couldn't access the channels on the TV. The air conditioning was in working condition but the unit looked quite old and the rattling sound was quite loud.

The hotel is in a very strategic location, very close to Piazza San Marco (about 5' walk). The people at the reception were extremely nice, polite and helpful and they provided us with lots of information and suggestions (sightseeing, restaurants, etc.). The check-in process is very easy. Our room was clean and also very quiet, as it was looking on an small alley on the back (overall the area is very quiet at night). There are not too many rooms and this makes you feel at home. There is also a cafe on the ground floor where you can have breakfast should you like to. Overall, we had a great stay and we would definitely come back in the future!

Great location 5 min walk from Rialto bridge and close to everything. Nice room with character (Cool ceiling beams)

Just be prepared to carry your suitcases. Our room was on the fourth floor so this was little challenging. Shower space is little awkward but this is probably due to the old building, it’s just very tiny and definitely not for a tall people. We had to bend not to hit a ceiling beam above our heads

Great location and value for money. Staff is very responsive and showed an initiative with advices where to go and what to see and even to book a restaurant. Accommodation is in the old building with old wooden walls, floors and ceiling. Quite authentic.

Not a minus in my case. Did not hear any noise from the street, good isolation, but heard how the floor in the flat above was cleaned. However it happened at 9:00 when we already woke up.

Excellent position. If you spend a few nights in Venice, this place is perfect. You can move around Venice, and if you need to take a break or rest a bit, you can quickly return to the hotel without wasting too much time. We were on the 4th floor. Room ginger. (Zenzero).

My son is 1.90 cm tall...he couldn't stand in the shower. So be prepared for a tiny bathroom.
