Great location. It's off a main via in Cannaregio but the room was very quiet. It's only about a 7-minute walk to the train station and the Ferrovia vaporetto stop plus over only one bridge. (that's huge with luggage) The room was clean and space enough for two comfortable. The staff was friendly and informative. My personal recommendation is after a long flight to Venice spoil yourself and take a water taxi to hotel. It took about 25 minutes and left you 50 meters from the hotel. Worth it.

You have to climb about 25 steps to reception so keep that in mind if you have mobility issues. Venice is all bridges and steps so plan accordingly.

Great place to stay, super central, only a 6/7min walk from the train station. Really friendly staff. On a main Street with food/drinks and only a short walk to shops and main attractions. Will definitely stay here again if we return to Venice. Loved the little seating area/garden, was nice to chill with a drink or have a read. Bed was comfortable and everything was spotless, probably one of the cleanest places we stayed in Italy. We had a room facing the street which was lovely to hear some hustle but was quiet come bedtime and early morning never had a problem with noise.

The room was spacious and very clean. The bed mattress was ideal, with comfortable pillows. The bathroom was clean with perfectly white towels. There was a fridge in the room and great blackout curtains. Friendly staff! Overall, a really good vibe.

The bathroom sanitary kit was poor – just soap and shampoo, without even a shower gel, let alone any additional toiletries or cosmetics. The blanket was a bit thin. Breakfast wasn’t included in the price, which was a shame, and there was no option to get a plate or spoon to the room, or even to order a coffee.

Everything. Walking distance from the car park. Communication from the staff beforehand. Air con when we walked in, on such a hot day, was immense. After so much walking and a long drive the next day, a good night's sleep was essential. We all had a great night's sleep.

Not a major issue, but the lack of a lift could be an issue for elderly people. The stairs to a high floor could be challenging. For us, we were on the top floor, and it wasn't a problem.

We were welcomed with exceptional friendliness and could check in right away. The staff was in such a good mood it was the perfect start to our journey. We have been coming to the Biennale for several years now and we have to say that this was the nicest hotel we booked so far!! It is very clean and the location is perfect, since it is close to the train station and it is not necessary to carry your luggage through all of Venice. At the end of our stay we could leave our luggage after check out and the very friendly staff let us stay in our room an hour longer, since I was unlucky and caught a virus that was going round in Venice at the time.

Everything perfect - maybe if you have a lot of hair and you know you need an extra strong hair dryer, bring your own. But that is something you should know about your hair anyway ;)

Great location and good communication with the property. Comfortable bed.

Not being aware that air-conditioning couldn't be used until a specific date (1 May 2025). Our room became warm and when we left the window open we were bitten by mosquitoes. Also check in time refers to paperwork and payment of city tax. Normal time to access the room is 14:30. I wrongly assumed when our 9am check in was approved that we would have access to our room. We were able to leave bags at the property until our room was ready.

Nice room, very quiet Good housekeeping everyday with free toiletries. Alberto, the owner, was very nice and helpful. Close to the train station, bus station and landmarks

There was a mini fridge in the hallway for all the guests but it was full and I wouldn’t leave my food or drinks in there anyway. I would prefer to have a mini fridge in our room. There was a bathroom in the hallway right by our room that other guests used, it was annoying at times because we could hear the toilet flushing in our room. No elevators, our room was on the third floor, going up and down the stairs and with our luggage was tough for us. But the owner helped us carry the luggage down the stairs for us. That’s appreciated

Amazing location, clean and comfortable room, owner was very kind and friendly, self check in was easy, air con worked great, nice and quiet. There are so many great restaurants and cichetti bars nearby. Only 10min walk to the train station.

Nice room but older. Served our needs. Walk away from town about 300 meters to a local grocery store. (However, no microwave and you share the refrigerator with two other rooms outside in the hall.)

That the number of my room should have been on the middle floor, went from medium on bottom, high on second floor and low numbers on third floor. It was exceeding hot, AC was not cleaned in what seemed years and just pushed the air around. There wasn't anyone around to talk to after 1230. Finding the hotel doesn't work.with any kind of mapping app. It gets you to the general area but then we still has to call to find exact location.

The best thing about this place for me was the location. It's a super easy 4 minute walk from the boat that I took from the airport, which was about a 30 minute ride (it was the 2nd stop). Very friendly reception, great room, super clean, hot, powerful shower, super clean and I loved the neighborhood.

The only negative thing I can think of is the stairs. I was on the first floor and there was a fairly large flight of stairs to get there. And there were 2 floors above me. I had a large suitcase so that would've been rough if I'd been on a higher floor.
