EXCELLENT location…..near Rialto bridge with easy access to Grand Canal, and SO many awesome food/gelato/restaurant options! Umberto at reception was FABULOUS to work with……good communication prior to arrival, available and very friendly and helpful during our stay, and gave us some wonderful restaurant recommendations (and included a map for directions)! Room was clean, modern, and plenty of room for the two of us. The complimentary coffee and tea in the morning were greatly appreciated!

Lack of air conditioning required that we opened the unscreened windows to cool the room for sleeping, which resulted in mosquitoes helping themselves.

The location is super convenient and Umberto was very responsive. The bed squeaked but turned out to be very comfortable and there is air-conditioning for those steamy days. The daily housekeeping put me to shame organising all of my bits and pieces in that small space. It is kept clean and is mostly quiet except for the odd men who get a bit talkative in the alley on a Friday or Saturday night. Feels secure with keyed entry to the building and then to your room.

The stairs are very narrow and steep so keep that in mind if you have any mobility issues or, like me, have a heavy suitcase. They will put you to the test, but I think that's the nature of most buildings in Venice! For the central location, it's worth it. There was no iron in the room at first but when I raised that with Umberto, he was very prompt in having a vertical steamer delivered the next morning.

This is the second time in San Lio Tourist House. Umberto and his colleagues are very welcoming and available for fulfilling any request you may require. We stayed at the recent MM Suite located not too far from Campo San Lio, close to the most popular alVenice attractions. The suite is very spacious and with stand alone entrance at ground floor with bed located in a sort of mezzanine.

We prefer to stay in upper floor, but in any case the area is quiet and safe. As already shared with the lady at the check out, we suggest to implement some remediation to avoid mosquitos that especially in summer time are very noisy.

This accommodation is in a fantastic location – just a 2-minute walk from the Rialto Bridge. We only stayed here for one night, but the neighborhood (Castello) is central, with everything within easy walking distance. Although breakfast is not included, the host was kind enough to provide coffee and some cookies in the common area for guests. My mother especially appreciated this thoughtful touch.

A few downsides: The bathroom was very small. To be fair, we are Dutch and quite tall, but it still felt cramped. When opening the bathroom window, the curtain would fall directly into the sink. On the morning of our departure, the toilet unfortunately stopped working. We tried several times to flush, but it was completely blocked. This was inconvenient, as I then had to find a public restroom nearby – and the closest free option I could find was at McDonald’s. Overall, the central location and the host’s kindness made our short stay enjoyable, but the bathroom facilities could definitely use some improvement.

The property was lovely, clean and comfortable and was an ideal location to get around to the main sites. Umberto was so lovely and helpful he was helpful before check-in telling us the best ways to get to the property and his instructions were very clear. Umberto also answered all our questions about getting around and how to get to the airport in the early hours. I can see why so many people have mentioned how helpful he is because he was honestly so prompt with responses and whenever he gave guidance it was so clear and easy to follow.

The suite we stayed in wasn’t at the same place as where you go to check in but it honestly wasn’t a problem it was only a short walk from the room.

The location is perfect! Five minutes to Rialto bridge, five minutes to San Marco! No canal view, but a very cozy and authentic courtyard, you can feel yourself like a local:) Though the hotel is located in a quite nosy street, at the moment you enter the door you don’t hear noise anymore which is perfect. My room was very small but surprisingly EXTREMELY cozy! Everything needed is inside, including shampoos, hair dryer and hangers. Area is clean. WiFi is fast. Also I loved the terrace! It feels like the owner really loves his place. Thank you Umberto for all links and tips. I truly enjoyed my stay! I think in Venice it’s the best value for money if you don’t plan to stuck in the room and need just to have an overnight. Also it’s very convenient point to stay if you wish to meet sunrise on Rialto bridge:) So I would highly recommend this place!

Spacious room at an excellent location. Very convenient to get there from Rialto bridge which the key point of arrival for most. Very close to all ‘must see’ in Venice. In a small but very safe and quiet alley next to a gondola station in case you need to hire one. The managers of the place are always there to send you tips or reply to any question you may have for anything either by phone or by WhatsApp which is very helpful.

Try not to get too many luggages in general. The stairs to get to the second floor were narrow and steep. The toilet is fairly small with no amenities. Overall I think is overpriced

The quietness of the room, the location, the freely available morning coffee/tea and biscuits, the everyday room housekeeping, the Venetian decoration of Matilde room, the mattress,extra pillows, warm shower water, available items in the mini fridge at a charge, our request of having a double bed was met, the instructions of checking in the first day we arrived after the normal check in times were accurate. The hosts were speaking and writing good english on whatsapp. They recommended us some good places to visit in Venice via whatsapp.

The Matilde room had a huge locked wardrobe where we asked Umberto to provide us with the key since we went for 1 week but we were not able to use it since behind there was the kitchen door. Therefore we were left with the smaller wardrobe for our stuff. The bathroom was too small and narrow (not ideal for bulky people). The shower water pressure was not enough. The sink was very small.

I don’t think I can write enough good words to describe how amazing our stay was. We booked the MM suite, which is new. The room was stunning, simply but tastefully decorated, modern and chic, and so clean. Perfectly located, super close to everything. I can’t even explain how big the room was, the photos don’t even do it justice. Umberto was just fantastic, the perfect host, so communicative from start to finish. If you’re in Venice BOOK HERE. You will not be disappointed. Thank you for a fantastic stay! We will definitely be back.

The place was perfect for the night me and my friends spent in Venice, situated right in the center of the city and very close to all the main attractions. The room was comfortable even though we were three people, clean and nice overall, with classic decorations and an atmosphere that suited the vibe of the city. The reception is open at hours that are really suitable and the staff there was very nice, alllowing us to store our luggage after check-out. Overall we recommend the place and thank the host for the hospitality!
