it was clean, had everything we could possibly need, the owner responded really quickly to every inquiry we had. one of the workers? or owner? helped us carry our heavy luggage down the stairs after we checked out, and even helped us load them into the taxi! the kindness left such big impression on us

quaint and clean room. the lady waited 3 hours for me to check in. we were late as we were so lost.

our room was on the 3rd floor and there was no lift. we were on a long holiday and had to lug our big bags up. there is a washing machine but no dryer and no place to hang clothes

Room is clean and tidy. Ample towels and supplies provided for duration of stay. Staff responded quite fast and checked on the items left behind.

No lift in the buildings, need to carry luggage up and down the stairs. The electric stove was not working. It will be better if the dinning table is half the size it is now. Toilet is small with little space to manoeuvre.

Comfortable futon. More space than the average accommodation in Japan. Good location.

Not really a hotel - more of an unmanned building that you let yourself in to. Used the washing machine and everything came out smelling absolutely awful - had to hand wash everything again afterwards, clearly desperately needs a deep clean. The place is advertised as self catering but the hob ring had a sticker saying it couldn't be used. Unstaffed building with confusing check in process and communication before hand - arrived and took us ages to work out how to get in. Wouldn't stay again.

There is two positive things about this hotel: the staff (friendly, dedicated,...) and the location (close to Gion station which means 5 minutes to Hakata and 10 toTenjin.

The hotel is not adapted to families due to the lack of equipment in the kitchen (no microwave and only one cooking plate), the lack of proper separation between the kitchen and the bedroom, in which the television is located. So if your young child is sleeping, you cannot do anything. The sonic isolation is a disaster. If you are located near one of the busiest avenue of a city, you need to have good soundproof windows, which is not the case. Even worst, the sound is at the highest...in the bedroom area,
