Practical place to stay with children due the kitchen and the seating area in the room. The location is also ok, various city buses have stops close by to get to the attractions, there are cafés and grocery stores within 5-10 mins walking distance. Check-in is super smooth with the app, although, having to download an app only to check in to one place feels a bit unnecessary.

It would’ve been great if the hotel can also offer luggage delivery service bit since there’s a Yamato transport 5 mins away, it’s a non issue. Our room was on the ground floor with the hardly opening window towards a parking lot, which is not great but also not tragic. You can hear the rain really loudly, which is not something you want at night.

Space and layout were great - awesome for groups to stay together. Beds and pillows were comfortable, app was easy to use, location was convenient, and staff spoke English well.

The charger on the bottom bunk furthest from the bathroom in our room did not charge electronics efficiently compared to the other bunk outlets - had to take turns using the faster outlet. The laundry was horrible at drying clothes and after two attempts, we ended up having to hang dry all of our clothes throughout the room. When we informed the staff, he didn't offer any apologies or a refund on the dryer, so that was a disappointing outcome.

Clean apartment, well equipped: microwave and good size fridge, mini-kitchen, couch. Good size room for 4 people, very good ratio quality-price. AC in the room making it refreshing when you come from the heat outside. Convenient machine at the entrance for some drinks ( 100 yen). 7-10 min to the metro stations and about 15 min walking to Nishiki Market.

The mattresses were a bit firm, so may not be appreciated by everyone , but still had a good sleep. Our apartment did not have a washing machine inside, but on the hallway.

Very clean with easy access and checkin. Short 15 minute walk to surrounding shops and there are many restaurants in the area. A little far from the train stations, but we didn't use them much except when arriving and leaving. We got a midweek clean, which left the apartment fresh like when we cane in, which was very pleasant. Big TV, which was a little awkward to look up at from couch. Got a 2 bunk (4 bed) room, bigger than most hotel rooms for suitcases. Bathrooms were clean, with seperate rooms for shower, toilet and sink.

Could hear the people above us running around a bit. This was about the last 3 of our nights, often later at night until about 7 in the morning. The couch was very uncomfortable and hard.

Not so keen on auto check in, but there were staff on hand when we arrived to explain everything so that was appreciated. Pretty limited space for 4 people, felt like being in a caravan, but that’s ok Bench seats not super comfy but ok as we did not spend much time in there apart from sleeping

Nice new and modern accommodations. Well working facilities and a good location if the hakone ropeway or ferry is working or if you drove.

If the ropeway and ferry is not running and you have no car during the season we were at the property (mid march), there is practically no restraunts food around. Because check in is 3pm, one we have promptly checked in at 3, there is no where to get anything. No lawson/7 eleven or any restaurant nearby. Loud sounds travel through floors (but normal conversations do not). We were unfortunate our Neighbor was noisy till 2 am but that was not the fault of the owner. However when we messaged the owners about the noise, they immediately actioned and contacted the guests in those rooms. This was at 2 am so I must say support from the owner is excellent.

This property is the best we had in the whole Japan! There might be fanciest hotels in Kyoto, but location in quiet area, near the center of the downtown, cleaness, whole service (even smoking terrace on top floor), friendly staff, value for money …etc can hardly be beaten! I recommend it! PS. we had a room No. 401 even with private terrace!

Overall this was a really nice structure. We are a family of 4 and we were able to stay in the same apartment and we didn't have any trouble with space. In this case there was a closet and some shelfs we could use. Many other hotel we visited in Japan don't have these 9so that they can save some space). The checkin experience was a little frustrating. I broke my phone while getting out of the taxi and ther was no one at the reception. So we have to do our checkin with a video call . IN addition to that most of thee confirmations weree sent to my phone which was broken so i had to change settings and use my daughter's but even this way we had problems paying. Finally someone showed up and it was possible to close the check in. Leaving this aside, the residence is in a narrow road typical of Kyoto. Very nice. in few minutes you can reach the main roads and all buses and metro stations. Close to the residencee there are a lot of small restaurants offering meals at very cheap prices but still top quality. In the apartment you have plenty of room for eatig take away or just have a quick breakfast . In theory you can cook full meals but there is only one induction plate. We just used the small kithen to prepare our breakfast (ther is plenty of convenience storees all around) and warm up our take away dinners when we didn't eat out. Reallyt a good solution for families.

The checkin experience was a little complicted even if the main reason for that was that I just dropped my phone and the screen was broken. Also if you need a taci to the station or airport you need to arrange that by yourself (Uber is available in Japan even if is a little more expensive than normal taxi)

Front desk reps were really nice and helpful. Super clean, quiet. Squeaky clean - spotless and very comfy, solid bunk beds. We ended up staying in two different rooms during our stay and both rooms were spectacular. Meticulously cleaned. Very spacious. Fun to walk around, close to subway. Laundry on 3rd floor (need to pay with coins) it washes and dries! We kept our bags there for free while we toured the city after we checked out. Very impressed!

Comfortable beds, quite area, amazing shower. Facility provides everything you need. There is luggage storage room so you can leave on arrival day and departure day.

We sent an email regarding the luggage storage for arrival day. No clear information provided. We used the laundry but unfortunately the detergent was finished in the machine hence our clothes remained dirty. If you're thinking to make one person sleep in the sofa forget about it. It's too small and so hard.
