After reading some of the reviews I was apprehensive about this hotel. My tall teenage son and I stayed 5 nights in a twin room in the annex and it was fantastic for the price. Shin Okubo is walking distance to Shinjuku without the madness. It’s a Korean student area and has a great vibe with lots of restaurants etc. The room was very spacious by Japanese standards although the bathroom was tiny. While the bed was comfortable, the pillow was small and hard (something we encountered across Japan). Staff were friendly and helpful. The hotel was full but we didn’t see or hear other guests during our stay. The small window looks out to the next door building. It didn’t bother us as we were out all day sightseeing. If you’re on a budget I would highly recommend this place.

The washing machine costs only 100yen per load and the dryers are free. Problem is the dryers are old and ineffective.

The booking price was only barely cheaper than a comparable offer in an 8 bed hostel, and here you get a private room for that kind of money, so I wouldn't want to complain. The room was huge by Japanese standards, has a wardrobe to put things in, a table to eat at, renovated bathroom, simple European toilet. Satisfactory cleanliness, no maid service. Comfortable beds. Good location between Shin-Okubo and Shinjuku stations, I really liked the Korean neighbourhood.

Unpleasant odour in the bathroom which the ventilation could not cope with but a closed door did. You could touch the wall of the house opposite with your hand from the window, there was almost no lighting at all, however we only stayed overnight in the hotel and this was not a problem at all. It was quiet though! In 4 days we could not arrange for rubbish to be taken out as you have to ask for this at reception and leave your key.

The price was very cheap and the location was great, although in a bit of a shady street. Just a few minutes away from Shin-okubo station, many food places and convenience stores around. Relatively clean and relatively comfortable, nothing too spectacular.

I've already stayed here once, so I knew what to expect -- it was a bit shabby and old. There were some things that had cracks (the floor, the toilet seat), and the floor was shaking as I walked on it. But at the end of the day if you just have to stay somewhere for a short time these things are kind of dismissible.

More its price, the rooms were really big enough and there was also a work desk which was really useful. Internet was also free. The best part is the location which was only 5 mins from the main JR Yamanote line. Shinjuku was also a leisurely 10 minute walk to. The shower was also really impressive as the water pressure was powerful.

The room was good, with 3 single beds as promised. The beds were comfortable, but the pillows were a little small and my husband could have used a second. The shower was great and the separate shower and toilet allowed for not having bathroom conflicts. For the price, this was a wonderful place to stay and we really enjoyed our time there. Close to Shinjuku without being right in Shinjuku.

The hotel is at a walking distance from metro- Shin-Okobu station and to a lot of party places nearby. The streets of this hotel is quite. The hotel staff was polite and helpful. Rooms were quite spacious as compared to Japanese style.

The property has two buildings - main block and annex block. I wish the annex could also have water and other seating facilities as the main building.

Excellent value for a big room in a fantastic relatively quiet location just a few blocks from the busier bustling areas of Shinjuku

Unfortunately no elevator in the annex building where I stayed but I suppose that keeps costs down so not a big negative for me.

No thrills hotel that gets the job done. Clean, good shower and comfortable beds.

Wasn't expecting much for the price. The common areas were under renovation, they can be improved.

the location it’s very good 10-15 min to different metro/bus/train station. Lots of shops and restaurants 5 min walking. Clean and quite All the necessary amenities inside the room. Overall was a great value for the size of the room, confort, location, money.
