We loved our stay at Mamasan! The staff were AMAZING, especially Coco and Jamie. Everyone was so nice and helpful, and the small number of rooms made it very personal. The room was adorable and super comfortable - great AC, hot water in the shower, free filtered water daily. The price was fantastic for the area. The restaurant is amazing too, the best prices on cocktails that we found at the cute upstairs bar, and everything was so delicious.

There is unfortunately a club right next-door that plays loud music fairly late into the night on every night but Wednesday. I think the downstairs rooms might be more protected from the sound. But we brought earplugs so it really didn't bother us at all. The hotel is not on the beach so you do have to pay to get into a beach club if you want to go to the beach, but this is true for a lot of the hotels that are on the beach anyway!

The hotel is pretty cool. We loved our stay here. Plenty of great restuarants around (but they are expensive). This hotel was great value. The 2 guys on reception (Bruno and Juan) were absolutely fantastic. Heaps of great advice and tips. We got an upgrade on our room which was nice to one of the larger pods at the back of the property. So very little noise from the club.

The is a bit of general clutter and mess underneath the pods. But not an issue. The room itself and the main areas of the hotel were fine. But the pods don't have curtains, no problem I'm a heavy sleeper (and my wife had an eye mask).

Absolutely stunning views. The staff were brilliant - recommended activities and places to eat.

The treehouse we were in was a little bit rough around the edges. Could do with some general maintenance but was ok. I would recommend, if staying over a weekend, get the treehouses and not the bungalows as there is a club almost next door and the front end of the property is very noisy. Our room wasn’t cleaned during our short stay and we ran out of toilet paper.

Property has a great location close to all the hot spots and on the main hotel strip. The staff was very nice and friendly. We got an upgrade while checking in complimentary. If you book the dome rooms you don’t hear anything at night at all like some reviews suggested. The air conditioner also works really well. We were actually cold on some nights and had to adjust to make a little warmer. Which is good considering we’re in a tropical location! During the day there is plenty of natural light as well which was nice.

The lighting in the room isn’t the best especially at the vanity area so on evenings I couldn’t really do my makeup before going out. The bathroom where the toilet is was small and I’m a small person so be mindful of that when booking. I would also add that a second trash bin in the room would be nice (only one is inside where the toilet is). The mattresses are what you’d call extra firm. If you’re not used to this or have back issues that may be something to consider. Lastly, a full sized mirror would have been nice to be able to see myself after getting dressed. Again something for the property to consider as mostly women would be posting on social media and this would allow the property to get more exposure.

Don't really know where to start with this one... We made the mistake of looking up the Google reviews after having reserved and paid for this place. Doing that scared us and we did not know what we were getting into. We arrived very late and were expecting the worst. However, it was quite ok. Sure, it was nothing luxurious but it was just alright. The staff was friendly and offered to help us with the bags (we refused since we didn't know if we were going to stay due to the scare). We had the upper treehouse located all the way in the back next to the reception. The music from the club was very much present till late hours of the night but again, it wasn't that bad and we were quite tired anyway. Additionally, having the treehouse that was the farthest from the club might have helped with that. The reviews talking about stolen items scared us so much that we locked all our valuables in the safe, locking it so well we couldn't open it back up again and needed the receptionist to help with a master key. Never thought I'd add this to a review but nothing was stolen from us. We also made sure to deny cleaning every single day to make sure not to give anyone any opportunities, though I felt very bad doing this. All in all, it was a great experience.

The parking is a bit of a nightmare. Sure, there are some spots but you can easily get blocked by other drivers and reversing out to the main street of Tulum's hotel zone is not for the faint-hearted.

The cabin over all was so beautiful, I really liked it. Perhaps not a super luxury experience but i enjoyed it. The view from the bed through the ceiling window was stunning. The cabin was very clean inside, comfortable bed. I stayed in one of the higher cabins and didn’t spot any bugs inside as other reviews suggested. Staff was all wonderful, and the restaurant on site is delicious. Great that they offer free parking

The noise was pretty bad until about 3am when I stayed on a Saturday night because of the club next door. No beach access as it’s on the opposite side of the road from the beach - it is a mission to get on the beach and back. You pretty much need to sneak through beachfront resorts/restaurants pretending to be staying/eating there to access the beach.

At night it is amazing the view of the stars with the crystals on the ceiling, also the sunset was great. We stayed on the top room and we were above the jungle so the view was great! The bathtub was very large and clean and they had super hot water so it was perfect… I also made myself a little ice bath next morning under the early sun and it was great. Between 12 and 5pm you probably dont want to chill in the room it gets a bit hot but beach is right across the street. There is a mini supermarket Go-mart one minute away

Our stay was incredible, largely thanks to the amazing staff! They were so accommodating and genuinely cared about making our trip special. They gave us the best recommendations for cenotes to visit in Tulum, and their insights really enhanced our experience. Everyone was so lovely and helpful. Plus, we got a surprise room upgrade with a scenic view! The location across from the beach is perfect too. We can't say enough good things about this place! 10/10 experience! Highly recommend staying here for the ultimate experience.

Amazing staff, very friendly and helpful. Cozy bungalow with everything you need. Clean and not even a small mosquito came in there and that was just great! Very price worthy place to stay in Tulum beach.

Great location even though on the “wrong side” of the road, without beach access.. this was one of the main problems, that there is no beach access. They should start work with a place on the other side to give their guests access to beach without having to pay minimum spends.

Great location, clean rooms, great view. Staff was phenomenal, always friendly and willing to help with anything at all. Jimmy was amazing! A great asset to the team.

Right across from the beach but no beach access without driving up to the public beach. Maybe look into forming a partnership with a nearby beach club (taboo/tantra or MIA beach club)? If not, a pool on the property would really help. Free parking but very limited so keep in mind if they are at capacity, you may have to utilize the paid lot up the street. Not an issue during my stay but I can see it being a problem during peak season.
