I've stayed at the Palms Motel in Dunedin three times now, and I keep returning because of the consistently warm welcome, the comfortable, well-appointed rooms, and the overall pleasant atmosphere. During previous stays, my room was always serviced daily, which added to the convenience and comfort. This time, however, things were a little different. Reception was unattended until after 1 p.m., which I understand, given that check-in isn’t until 2 p.m. Still, it was a noticeable change. Additionally, the servicing of our room seemed a bit rushed while we were out, which was unusual compared to past experiences. Despite these minor differences, the Palms Motel remains a lovely place to stay, and I’d still recommend it for its comfort and welcoming environment.

Arrived late evening on June 15. Surprised that the reception is still open. Maybe we were lucky as most hotel reception closes at 5 pm. The room provided is located on the 1st floor. Room is cosey and facilities provided which include a pantry for simple cooking is fantastic. Not common where we come from. Overall, a good place to stay and most areas are in walking distance.

The location of the hotel is located on a hilly slope which is quite tiring for older visitor going around the city.

Location is excellent, short 10 min walk to Train station. Main Street (George St) a short drive, or 25 min walk, where there is shopping and many restaurants. The room is spacious (we had a 1 bedroom apartment with a spa bath). The reception staff is friendly and gave us local information. We went to the Otago museum (free admission) and it is very well done as it displays Maori artefacts, and also Pacific Islanders display. Also drove up to Signal Hill lookout. Good view of the city. If you happen to come here on Friday, the Saturday morning there is Farmer's market at the train station parking lot, and we picked up fresh produce for our next destination. Nice parking too on site (free!). Laaundry facilities also available (insert coins).

The spa bath water supply is slow (takes a long time to fill up). There is no stove top (although on booking.com it stated "kitchenette"), as we do not have meal plan would have preferred to cook our own breakfast e.g. fried eggs which we cannot do. I believe they have other units (larger and more expensive) with stove top. The bed sags a bit. Places get busy when there is a cruise ship in town!

The room had everything we needed for a stay of a few nights. Beds very comfortable. The location is really good as its just a minute from the main road and lots of shops and restaurants etc but is still quiet. Great that we had a place to park the car off the road.

The unit's living area was a bit cramped and difficult for all 4 of us to sit comfortably together (2 had to sit on the hard dining room chairs). We were not given milk on arrival. The office is only open in the afternoon which was a little unhelpful, although I am sure someone would have come if we needed things urgently.

Easy after hour check in. Parking on site. Clean, spacious unit. Heated tiles on bathroom floor, nice and warm. Large comfortable bed. Tidy functional kitchen area. Lounge spacious. Central location. Handy to Octagon. Short drive to St Clair, St Kilda. Uber to Forsyth Barr stadium. Port Chalmers a short drive away. Lovely pub atmosphere and meal.

Everything was great.. No complaints. The room was spotless and warm. The cleaner was lovely and very accomodating. Location was great. 20 mins walk to the hospital. Lovely restaurant a 3 min walk away and apparently great coffee in the cafe next door to that.

The only thing that took a while to adjust to was that the office was only open in the afternoon. If we needed to inquire about anything in the morning then it was a little annoying ie like milk... First world problem I know..

Super clean, well presented , excellent communication as we arrived after reception closed. Very close to some excellent restaurants, quiet, free parking, smart tv in the lounge, daily servicing - got a great last minute deal so made the value for money perfect.

Water pressure atrocious - but I understand with the price of electricity. Wifi unstable.

The room is modern and clean with a microwave and refrigerator. Coffee, tea, chocolate, cookie and creamer provided. Able to park in front of our room. Easy walking distance to Octagon, restaurants & a Thai massage. The highlight of our trip was driving out to the Otago peninsula to see the nesting albatross and blue penguins, reservations required.

The room was very clean and well presented. Comfy all round! Staff were easily contactable and very helpful.

The listings said that there was soundproofing but the traffic noise was loud and could hear other guests. Which can't be helped of course but maybe the soundproofing was a little misleading/outdated?

Parking was awesome, room was a great size, especially the bathroom. Workspace in the room was handy, as was lounge area. Enjoyed the view from the balcony too. Access to rooms without elevator was a wee downside re accessibility to upstairs rooms, but otherwise lovely stay.

Access via stairs only to the top floors, and the bed looked more comfortable than it was.
