The owners are very welcoming, the room had everything you could need and more-they clearly put a lot of thought into it ( drinking water next to bed, reading lights, games, bubble bath in the bathroom...and more). We felt really well looked after and genuinely very welcomed, which I think is important as you are effectively staying in someone's home. It felt a bit like visiting your mum/grandma who likes to fuss over you (in a good way!). My son loved the place and felt at ease even though he can feel nervous in new places and with strangers. We both enjoyed chatting to the hosts and looking at the birds feeding in the garden each morning and looking at all the curious and fun nick-knacks that fill the breakfast room. It is a place full of charachter. The location is excellent, especially for us as we didn't have a car-the heritage centre is 2mins walk, Bolton Bench is 5mins walk, the local tourist bus stop 2mins...yet it is quiet. Would be happy to come back again, good value for money.
We were a bit unlucky with the local club hosting a beer festival the weekend we visited, it was a bit loud but finished at about 11pm so probably not a problem for most people. Nothing the owners could control, of course, though they did say they made complaint to the council as they too found it a bit much.

We loved our stay at Rosedale. Jenny and her husband were always very kind and hospitable. We had juice, water and milk placed daily in our mini fridge and we also had biscuits placed in our room. Room was spacious, comfortable and clean. Breakfast was lovely as well and prepared daily for us. They also let us use their bike sheds to store our bikes which was very much appreciated. The house is super close to the centre, only a few minute walk to the heritage centre, a 10 minute walk to Bolton's bench and also very close to shops and restaurants. Great stay overall.

Jenny is such an amazing & knowledgeable host. She goes at lengths to make sure that everyone is happy. Her breakfast is outstanding. It’s a lovely house in the centre of Lyndhurst, yet very calm & quiet. Beds are great & the private bathroom as well. Clean towels & toiletries all provided.
It can be quite warm, apart from the tiny travel size fan there’s nothing to cool the room. Since it’s not too big it heats up quickly with several people in the room. Airco or blinds might be solutions.

I stayed for a long weekend with my wife and six year old son. The room was comfortable and well stocked with teas, coffee, hot chocolate, biscuits a mini fridge with milk, water and even fresh orange juice. It had a lovely en-suite bathroom with a big bath and shower. Jenny the host was extremely helpful, friendly and kind. She made us feel welcome and almost like we were visiting a relative which was lovely. The breakfast was really yummy and we had plenty to eat.

Jenny could not have been more hospitable. She has thought of everything (and more!) that you could possibly need. Delicious breakfast with locally sourced produce. Location excellent as so close to the High Street.
With the twin room being cosy and access to our room up stairs that were a little steep with tall people needing to duck, we were glad we only brought our overnight bags in and not our suitcases. However, this was a minor issue for us as we really enjoyed our stay.

Wonderful friendly reception with ample information about what was available both locally and a bit further afield Comfortable bed and a lovely breakfast .Loud music from a nearby beer festival made getting to sleep a bit difficult but this was out of the control of the establishment who said they would follow this up with the organizers. It did not go on too late and we still would heartedly recommend Rosedale Bed and Breakfast. We would certainly book in again!
All good

Jenny and Keith, the hosts, were excellent: warm, welcoming, jocular and friendly, and full of helpful information. The perfect landlady and landlord. The car space at Rosedale was a boon, and saved the car park fees of Lyndhurst.
The twin bedroom (the smaller of the two) was compact with a well furnished hospitality tray, and excellent ensuite room. Being elderly we found the staircase a little difficult, but that would not be a problem for someone younger and fitter than these octogenarians.

We had a very comfortable stay at Rosedale. The room had little extras like a carafe by the bed and lots of information about the area, which made things more convenient. Jenny was a lovely host and the breakfast was wonderful- one of the best breakfasts that I've had in a b and b. The location was perfect for walking and accessing the high street. Highly recommended!
Nothing really.

On arrival you were made welcome, very happy & friendly couple, location was very good, breakfast was very good order whatever you want, set us up for the day, nothing to much trouble for them, time we left felt like you had known them years. Definitely going back next year.
Shower was bit small, but I'm quite large, but Jenny & Keith said they were going replace it in there closed season, .
