Size of apartment was great with a good sized kitchen. Clean and serviced regularly. Well located. Friendly staff. Had both clothes washer and dryer with dishwasher in kitchen.

Bedroom had no window and no air con (and was far away from the one air con unit). For this stay, it suited me as I was performing late nights at the Adelaide Fringe festival, so often went to bed at about 3am and got up at about 11am. If I was there for any other reason and didn't have so many late nights, I would prefer a light filled room. Never got round to reporting it as I didn't use it often, but the dryer would cut out after a few minutes of use and would have to reset the safety switch, even though the filter was checked as being clear.

My room was spacious and extremely well equipped. The entire apartment was spotlessly clean, fresh and extremely quiet. On entering there was the sound of light music playing which felt homely and comforting. The location was close to all the amenities I needed to attend which gave me more time to relax and unwind. The staff were extremely friendly and made sure my stay was comfortable and were able to assist with special requirements without hesitation. I highly recommended these apartments to my family, friends and work colleagues. I have already booked again to stay in the near future. Thank you.

Has everything you could need in the way of facilities, a big fridge, microwave, oven, dishes and cutlery. The staff were very friendly and polite and the desk staff were very helpful. Very clean and a big bathroom.

If I was to pick three very small things I would say the lift is a little bit slow, the car park is a little bit tricky to get in and out of and there are a limited number of spaces so this could be upgraded, and the tv could have some extra subscription channels like Netflix, binge and Stan to offer more variety but like I said very small details, overall I loved my stay and the apartment was fantastic, very clean and tidy and offers everything you need at a reasonable price. I would definitely stay again and recommend it to anyone who is thinking of staying here.

The reception was great in this property, we arrived earlier and revived the key to our apartment, thank you! The location was great, right in the CBD, close to Chinatown for food and coffee, and not far from the Rundle mall, two minutes to tram stop (for Glenelg Beach). The street is oneway and has low traffic, which made it quieter. Although the building is old, the apartment itself was well-maintained and very comfortable.

What could be improved: The kitchen amenities could use an update. There were limited pots and a frying pan didn’t have a lid. Adding a greater variety of cookware and proper lids would definitely enhance the experience. Also, the lift is very slow and often takes a long time, especially when multiple guests are using it.

Central position.

The speed of the lift was appealing. 1 lift for so many people & staff. Waiting long periods for its arrival….2/.. the drive way into the underground basement was small,and frightening, the L shaped bend was problematic, had to reverse and change steering direction a few times on entering & leaving…I was asked by another guest to try to drive her vehicle out..it took several attempts, the drive way was slippery. The angle prevented from changing the direction ,in this car.. thought we might have to get a tow truck to extricate the car / exit..the family a bit distressed. Said they would not park down there again.

We off boarded from THE GHAN and caught a taxi to the Franklin Apartments. The receptionist was very helpful and advised that we had been upgraded to a 3 bedroom Apartment when we had booked a two bedroom apartment. No real views except for tall work buildings, however this did not concern us as we only required one nights accommodation before heading home. Staff very helpful, even booking a taxi for our next day travel to the airport, our overnight stay was very comfortable and good value for money

Having a pump hand wash attached to the bathroom would have been a better option than tubes

The room was spacious. Kitchen was functional and clean. Bit of a challenge finding the light switch for the kitchen lights, hidden behind the microwave

Washing machine was noisy, evidence of an issue with the machine by splatter of liquid on floor from under the machine. Also noticed the wall mounted dryer was not mounted correctly (without a spacer under lower post) resulting in the dryer being on a lean - likely to fail (shortened life) due to unbalanced bearing. Very bright white illuminated numbers on the Air-con unit glowing brightly at night when on (which we used in fan mode) ended up putting a couple of layers of postit notes over the display.

The Location was great as it was near the Adelaide Central Market & Chinatown. Other Amenities were well within walking Distance. The Room was clean, spacious and well appointed. I would recommend this Apartment Hotel for anyone wishing to explore Adelaide.

Had asked for a late checkout and had inquired if this cost extra. We were told that We could stay an extra Hour without charge but were charged anyway. After challenging the charge, We were re-reimbursed but We still had to deal with the extra inconvenience of returning to the Hotel to do so...

Central location which was perfect for my work trip, walking distance to shops and restaurants. Perfect having an apartment with lots of room, full kitchen and washer/dryer. Friendly staff. Bonus of having Vietnamese cafe on site (separate operator I believe) with fabulous food.

Only one small lift available for the building so when people checking in/out with luggage or staff with trolleys using life it meant I had to wait. Lot of rooms and floors so a second lift is desirable. Did spend some time waiting for the lift in the days I was there, but only a small issue.

It was actually a 2 bedroom apartment. It had all the facilities I needed, even a dishwasher and was clean and comfortable. I liked the little touches like the teabags and milk on arrival and the washing powder as well as nice toiletries. The staff were efficient and friendly and there was a little cafe onsite. I particularly liked the location-very easy to get to buses and trams and close to the markets.

Nothing really. The tv was limited in terms of channels but I didn’t go to Adelaide to watch tv so not really a problem for me.
