Very homely feel, nothing too fancy but everything was clean and great for our stay. The hosts are lovely and attentive, they made us feel very comfortable! It's in a great location, just a few minutes walk to the seafront where everything is close! Also great breakfast fry up!

This is the 2nd time we have been to stay here and we would definitely come again. The owners are very nice and friendly and they definitely make you feel at home. Everywhere is nice and clean, the breakfasts are amazing and is included in the price. Hopefully we won't leave it as long for our next visit. Its so close to the centre of Blackpool right near coral Island and the tower.

There isn't a thing we didn't like. We loved our stay and we will be back again. I wouldn't choose anywhere else to stay.

Fantastic guest house. Hosts so welcoming. The room was great, comfortable beds, shower powerful. Everything you needed supplied from tea/coffee to mini fridge, iron & ironing board. Would definitely go back and definitely recommend. Breakfast plentiful, hot and delicious. Thank you Jean and Franko.

Location is perfect for visiting attractions. Hosts are fabulous, felt as if we were staying with family. Comfortable bed, lovely hot showers and just overall a great place to stay Exceptionally clean

Lack of parking but not a big issue as plenty of parking nearby. Maybe a bit dated but adds to character, and certainly didn’t spoil our stay. 2nd time staying and will be returning

Locality to central Blackpool area was the decider for us, we usually stay in south shore but decided we needed a change, Jean and Franco couldn’t have been more friendly, breakfast service was great you get what you want without question and with a little bit of humour from Franco, rooms were well kept and clean, out room had all the equipment you would need right down to a fan for the warms nights, you won’t go wrong staying here,

As with almost all Blackpool streets there’s very strict on street parking, permit holders only, there is central Car park at the bottom of the road and a secure car park a few streets away, we had a Tourer van and was to high for the secure car park but got 3 days parking at central for £26 very reasonable, so this isn’t a negative for the hotel it’s just Blackpool…

The hotel was everything we could have asked for, the couple running the hotel was amazing and catered to our every need! Even with a 2 year old at breakfast making a messy and being loud it was never a problem! Very polite every time we saw them! Definitely made us feel welcome. We will be returning next year with our little lad and our baby!

Great location, in the centre of Blackpool very close to Coral Island. Jean & Franco will make you feel very welcome and if you require anything they are happy to help

Room was perfect size for toddler and crawling baby, went out their way to find another highchair for our little one in the morning for breakfast. Service was fantastic. 2nd time staying here, and will 100% be back next year.

The Kirkstall Guest house was just perfect! The hosts could not do enough for you. The room was lovely and clean and comfortable, the breakfast was delicious. The location was perfect for our event in The Tower. We will definitely be booking again in the future.
