This was my second visit to this wonderful accommodation, and it exceeded my expectations once again. The owner is genuinely friendly and kind, going above and beyond to provide excellent local recommendations that really enhanced our stay in Montepulciano. The room itself was impressively spacious and extremely comfortable - exactly what you want after a day of exploring this beautiful hilltop town. Everything was perfect, from the amenities to the cleanliness and overall attention to detail. The central location in Montepulciano is absolutely ideal. You're right in the thick of things, making it easy to explore the town's charming streets, restaurants, and attractions on foot. The fact that I chose to return speaks volumes about the quality of this place. The combination of a welcoming host, comfortable accommodations, and prime location makes this a standout choice. I wouldn't hesitate to book here again on future visits to Montepulciano.

Francy was incredibly accommodating and kind - she picked out a restaurant for us and made us reservations and it ended up being our favorite meal of the trip. It was like having a friend who lived in the city, she told us what spots to avoid as well. The rooms were large and very perfectly located. The pictures reflect the rooms very well.

Unfortunately, there were some water issues late one night after checking in. Apparently the whole building had issues with water. Francy was very quick to respond and came out to the building in the middle of the night to help get the water tank refilled so we would have water for showers in the morning. It worked, and then for the rest of our stay we had no further issues.

Excellent bed&breakfast, which is not common. Everything is very easy, before arriving all instructions for entry, key, breakfast voucher are already given. Very kind and careful owner is always available for any problems. In this case it was via WhatsApp. Great location, close to restaurants and restaurants, but in this regard Montepulciano is small and the location is generally good. Large, comfortable room, with great shower, minibar. I highlight what made me choose this accommodation: I had read reviews about the mattress and it really is of very high quality. I have back problems and this mattress was a relief. It is comfortable and firm at the same time, completely orthopedic. The mattress is one of the most important items in accommodation, and most accommodations, whether hotel or bed&breakfast, do not care about it and often think that having a soft mattress is enough. It is not. Anyone who has back problems knows what these "comfortable" mattresses can do. And those who don't have it may have it. As for breakfast, you are given a voucher for a café opposite, with very Italian coffee. Coffee, sweets, juice.

This accommodation is situated right in the centre of town with restaurants right on your doorstep ( however the rooms are quiet). The accommodation was super clean and spacious. The beds were so comfy and the showers had great pressure. Francy was an incredible host. She organised hair and make up artists for us as we had a wedding to attend and she went out of her way to ensure we had a comfortable stay as my dad was unwell.

We LOVED Montepulciano & could not imagine a more perfect stay than Dimora Del Erbe. Francy helped us book and made sure we were set on everything prior to arrival. We pulled our car up, dropped bags off, then parked in P6. Francy greeted us and helped with the bags.. which she did NOT have to do! She was so kind and welcoming. We stayed in one of the small rooms which was so beautifully decorated and clean. We love the historic touches & architecture.. it’s just beautiful! Our friends stayed on the rooftop room… WOW that view is beautiful! We’d definitely stay there in the future just for the rooftop balcony and seating area. We hope to return to Montepulciano & stay at Dimora Dell Erbe again, 10/10 experience! Beautifully furnished room with plenty of space, matching the historic charm of the house. The property is located right in the heart of Montepulciano, and everything is within easy walking distance. There are parking options outside the old town. Our contact person was wonderful – she supported us with everything we needed and communicated very kindly. Just across the street is a lovely little café with delicious pastries and excellent coffee.

The room was very comfortable and nicely done. The location was perfect - right in the heart of the town with everything close by while at the same time very quiet. Our host Francy was amazing - she is so kind and welcoming - helping us navigate our stay - providing great suggestions - she went above and beyond and made our stay more than we could have expected. This was one of the best experiences we’ve ever had.

My stay was excellent. The room was beautiful. Everything was spotless. The bed had a memory foam mattress and a selection of pillows to suit anyone. I mostly appreciated the bathroom/shower. Nice bathrooms with plenty of space are hard to come by in Italy-this one was excellent with a rain shower and all! The staff was very prompt and helpful and even went with me to assist with issues with the parking meters. We found a rare free parking space and the staff member ever stood in it while I retrieved the car. She was so sweet! Thank you for all your hospitality!

Breakfast was brilliant - we got vouchers for cafes nearby for a coffee, croisannt and juice. Location cant be better - at a very central place in a niche old building we could reach everything by foot. The room was spacious and perfect for us a s couple. The bathroom is was very modern. Aside: everything was clean, the communication with the host was brilliant

parking is a bit difficult but the host did everything she could to help us. Not to forget: Montepulciano is a city on a hill with very little space.

The location and the size of the room.

Water problems late at night -but Francesca did her best to solve the problem and apologized profusely the next day. It was truly a minor inconvenience and should not dissuade anyone from choosing this beautiful property and kind hostess. Seems to have been a building wide issue given the age of the building.
