Perfect location, warm room, amazing breakfest deliver to room,good comunication. Easy to check in and check out. We come late in evening and got our keys with code which we got in email earlier.

Smell, if not open window, smell of mould, but can't see it. That's why heat is on all time to get rid of it. Could be clean more before new people arrive, was hairs on wall in bathroom and toilet paper was with some colours on it, probably from cosmetic, good, was another paper to use. No kettle in room, we wake up early and want coffe earlier than breakfest. But was nice that after we got it, just need to buy coffee ourselfes. Room was with window on street, what is noisy, but with close window is fine. Night was quiet.

What we loved from this place was the location, walking distance from everything and beautiful view! Nice Breakfast, simple, but good. Delicious coffee!!! The owner/administrator was really nice and attentive. Last day he brought our breakfast early, before we check out. This is not a Hotel, it’s a Bed & Breakfast and self check in.

Two things: 1. It was difficult to find. We were looking for a kind of hotel, but this is more like an airbnb, you will literally see a black door with the sign and the lock box to get the key (see picture). The name in the door is not quite the same. I didn’t have internet so I didn’t see the message the owner sent me with the code to open the door. 2. The smell from the canal, but this is normal in Venice. Sometimes we felt the smell, and other time it was okay.

Location was excellent. Room had everything we needed and was clean with enough hot water for all 3 in our group to shower. The host was welcoming and friendly. The breakfast was hearty, filling and lots of variety. We were also thankful for an earlier delivery of the breakfast since we had to catch an early morning water taxi to get to the train station.

A second garbage in the kitchen/living area would be nice as well as some bath hooks on the back of the bathroom door. We could have used some direction in terms of how to get to the property when arriving by plane. We took the water taxi but got off at the wrong stop and instead of a 3 minute walk with luggage, we walked for an hour lifting our luggage up and over at least 12 of the bridges.

Great location in the centre of Venice. Easy walk to top landmarks and lots of restaurants in the area. Great view from the terrace. Breakfast included was great and so well thought out. Staff were thoughtful in asking if we would like something changed on it for our second morning.

Lots of stairs to the apartment (76 in the hallway + more within the apartment (top floor/ terrace apartment) but expected with the Venice building design. We were travelling with our 18 month old so found the multi level apartment with open stairs and no barriers difficult but we made it work (supervision required).

Room was clean and comfy, breakfast is brought to your room which is a lovely little touch. Located centrally but use Google maps to find absolutely anything in Venice! Host was very helpful and friendly-he even brought us tea rather than coffee as we don't like coffee! Breakfast was tasty and varied.

Address on advert is wrong, after scrolling through lots of reviews and starting to panic, another guest had left the correct address 4991 calle delle acque will get you there, green door! A kettle rather than coffee machine would have been better.

Location was excellent…room was spacious and we had a view terrace. The breakfast was delivered to our room each morning and was wonderful. The Rialto vaparetto stop is a short distance from the hotel.

Our room was at the very top of the building and the stairs were plentiful, especially with luggage. We planned our in and out time to minimize the climb. I recently had my hip replaced so it was more of an issue for me.

Location is perfect: Close to Rialto, San Marco, and Groceries. Room was bigger than what I expected based on pictures: Big windows and lots of light. AC. Very clean room and they vacuumed it every day. Comfortable bed. Very nice staff: Dina was very nice and helpful. Sissy was fantastic!! Breakfast: Coffee was good.

Building entrance/ foyer was dark, had a bad smell and furniture pushed to the side. Staircase’s handrail is broken on the first set of stairs and shouldn’t be used. One of the stairs has a big hole and looks unsafe. Their response to messages before the trip was slow and we didn’t get details about how to get there until the day before. Breakfast could be better.

Amazing location, friendly staff and complimentary breakfast for a good price. This place was great.

Of course, this cannot be blamed on the host, but there were many mosquitoes inside the property. This caused us to wake up covered in bites. Invest in mosquito repellent in the summer months! It was our fault that we did not do this.

Perfect location for our short stay, close to everything yet very quiet. Very good communication from hosts. They went out of their way to ensure we had a generous breakfast before an early departure. Very clean.

Climbing 3 flights of stairs was challenging for us as we are elderly and had quite a lot of luggage having come from Australia for several weeks travel around Europe.

The best asset of the hotel is its location. Walking distance from San Marco as well as the Realto so you get the best of both worlds, as they say. Second good thing about the place is the host. Prior to our check in, he already sent us a note on how to proceed with the check in so we were able to get into our room efficiently. Breakfast was bountiful albeit ala carte, you can even keep some for lunch or dinner. The room is spacious good enough for 2 to 3 people.

Whilst the location is ideal, it's a bit busy with people passing by the street which tends to get noisy. But this is just a minor down-side vis-a-vis the comfort of being a few minutes away from the sites.
