First of all, Orvieto is an 100% jewel between Rome and Florence. La Magnolia provided a perfect respite with excellent value, service, and comfort. It’s literally 50 steps to the Duomo square. There is one flight of stairs to access the reception area. Our room was also on this level. Other rooms were on higher floors. No elevator. The view to the piazza from our window was an added bonus. Two sets of double paned glass window silenced all street noise. The bed was large with an extra firm mattress that gave us a great night’s rest. Breakfast at the ground level café was a standard continental style, not a huge buffet with cooked to order options. Excellent coffee and pasties. No wonder Rick Steves recommends this wonderful place. It has everything a frugal traveler needs. Exceptional!

Owner/ Manager was an excellent communicator who could communicate in English. She messaged with check - in details and checked up on our satisfaction after checking in. All new charming and renovated apartments (available for single+ night stays or long term) or single rooms. Apartment kitchens well stocked. New bathrooms and WATER PRESSURE WAS EXCELLENT. Beds were comfortable and apartments were warm and inviting with customized homey & stylish feel that was fresh and bespoke. Tasteful. VERY QUITE & WELL LOCATED. I would return for another stay.

You will have to climb a flight of stairs, but thats Italy! I didn’t mind, but beware that there is no lift/ elevator. Owner carried our bags which was very kind of her.

A lovely room, tastefully decorated, in the heart of Orvieto, just a 2-minute walk from the Duomo in a historic building. The room was comfortable, with an excellent bed, and the host was available, meeting us upon arrival and assisting with finding parking. In the morning, we had breakfast at the nearby family café. Since the guesthouse is located in the heart of the historic city, parking can be challenging. We visited in winter, and in the evening, there was plenty of parking in the nearby public parking lot, which is free at night. Note that in paid parking lots with a machine, only coins can be used.

Great location in the historic center, authentic house and room. Very clean. Very helpful staff. Reserved parking not far, on Piazza Duomo (6EUR/day). Amazing atmosphere.

Just a classic Italian breakfast (croissant-coffee-juice). However, there are many options for a "salty" breakfast nearby (our tip: Montanucci, 19 Corso Cavour, 240m).

Great location near the Cathedral and major attractions like Orvieto Underground, museums, and the main shopping street but also with easy access to the old parts of town and less-frequented sites. It was easy to return to the room if necessary and get right back to the day's activities. Buffet breakfast at the bar was also very good with ample choices of breads, meats, cheese, and croissants. Stella provided good nearby restaurant recommendations and there were plenty of snacking opportunities in the area.

Wi-fi was a bit weak and inconsistent in our room.

We were moved to spacious apartment across the street from La Magnolia because they had a problem with the bath. We really appreciated the La Magnolia owner keeping us informed and having someone meet us to show us the room. The Apartment was beautiful and spacious. Communication with us was excellent, Thank You!

Many steps up to second floor were a bit hard for us . Shower is very small. But most importantly, there needs to be a handrail on the steps coming down from the elevated bedroom to the main level where the bathroom is located. Only 3 steps, but black and steep.

The suite was amazing, big, comfortable with a large deck, huge walk in shower and our own laundry room. The location was fabulous! Within walking distance to all our sites and activities. We had parking and breakfast included!

We didn't realize until we got there and couldn't find out where to park that we needed to contact the owner so she could meet us and guide us to the locked compound. This could have been communicated prior to our arrival. We were very grateful to have parking however.

The location is incredible, on a main street, less than a block from Piazza Duomo (convenient if you take the shuttle bus from the funicular station. If you pass the magnolia tree on the left, you went too far.). The hotel is located near restaurants and shopping, in the middle of this small, easily walkable gem of a town. The room was clean, the bed was very comfortable...a great value! Roomy bathroom with storage for toiletries. Note: there is a flight of stairs to reach the rooms in this hotel. Note: Not sure if there was a washing machine available as included in description. We didn't need it as planned in this location.

Breakfast staff seemed unprepared when multiple guests showed up during the designated times. Host was not around at checkout to collect city taxes due. Thankfully, a member of cleaning staff was there to help out.

1) large room with modern amenities; 2) excellent location: 1 1/2 blocks to the cathedral and other major sights; 3) on a street with restaurants and shops, but the room was very quiet; 4) parking adjacent to the cathedral was reasonably priced wit the hotel discount; 5) friendly and informative owner/manager; 6) excellent breakfast at the cafe next store; the breakfast is included as the owners are relatives.

1) 20 or more steep steps to get from the entrance to the 1st floor rooms 2) the banisters/handrails on the steps are not continuous; they vary from side to side which is disconcerting when you're carrying luggage.

Charming accommodations in a fantastic location down the street from the beautiful Orvieto Duomo. (In my opinion, the exterior of Orvieto’s Duomo is the most beautiful and colorful in Italy; no disrespect to Florence, Siena, and Milan!) The room and bathroom are newly renovated; modern and clean. Breakfast is available in the bar right downstairs, but we didn’t realize until our last morning that we actually could have had meat, fruit, and yogurt available to us as patrons of La Magnolia, in addition to pastry and coffee even though we identified ourselves each morning as guest of La Magnolia. Any weekend noise in the night from the restaurant downstairs was completely blocked by closing the new double-paned windows.

Some type of soap dish or shelf to hold the soap and shampoo needs to be added to the shower so a person doesn’t need to keep bending down to get it from the floor. The shower is slippery and bending down increases the chance of a fall. Also, a small hand towel bar/hook on the wall next to the bathroom sink would be helpful. (The bathroom is beautiful and modern and these two small things are mentioned only to be helpful for the host to understand the guest’s experience.)
