The owner was very responsive to my questions before arrival and was there to meet me and introduce me to the room features, especially the most up-to-date electronics. There was plenty of on-street parking so that was no issue whatsoever. I liked the location - a bit out of the center, therefore quiet but with easy access to the town center. As a single woman traveling alone, that was another bonus. The bathroom was beautifully designed with plush towels. They shared their own app with restaurant and sightseeing recommendations and other handy tips! This was a great base to see Dundee as well as Perth, Arbroath, Edzell, Montrose, St. Andrews and other locations in Fife. I hope to visit again.

Can't think of any negatives at all.

Room was immaculate and the cake/tea etc was a nice touch. I unplugged the Alexa because I prefer to do things manually, which was fine. Comfortable bed.

Tiny sink in the bathroom. Curtains a little short so light comes in, which is an issue for me. This room (the Darling) is noisy because of traffic. Although the staff member was friendly and helpful, I had been led to believe there was no staff on duty (because of a review I read stating this), so I found it a little 'in your face' when they appeared. Decor is gaudy and the artwork could contribute to bad dreams!

Very spacious room on the ground floor, comfortable bed & extremely knowledgeable owner provided number of tips to do & eat in the area. Really liked the Alexa receptionist & curtain opening on command by Alexa too. Also enjoyed the close proximity of local restaurants and cafes. Really loved the Más - mexican kitchen with trully mexican flavours.

Rather quite small bathroom, but very clean & nice shower. Being straight on a street, a bit noisy in the morning hours when traffic passes.

We stayed at the Penthouse, and it was fantastic! Beautiful light from the skylight (there’s a blackout shade for darkening the room), a lovely view of the water; a generous amount of space; modern, tasteful appointments; great shower pressure. A refreshing modern change after a week of rustic B&B stays.

Finding street parking required a drive around the block, but this wasn’t detrimental to our overall experience

The facilities in the room were new and very functional…lots of spacing for hanging storing and setting things. The bathroom was great! The little table and chairs was very handy! Alexa was a nice feature and the bright window with a sea view was lovely. It was also a fairly good location if you like walking. We walked everywhere.

We just had problems getting the heat to work when we wanted it. It came in eventually but we couldn’t control it very well.

This place was so great that we decided to extend our car rental and book one more night. When I first booked, I received a lot of automated messages so I worried it is one of those hotels that belong to a large company and are not very personal. Luckily I was very wrong. The interior was beautiful, the room was perfectly clean, and the host (owner, I think?) was genuinely helpful. We had an issue with our car and he went out of his way to help us get what we needed. All the facilities worked great, the shower had great temperature and pressure, the internet was fast and reliable and the bed was comfortable. Definitely recommend!

Nothing to dislike.

Location was perfect. Self check-in and door locks to every room. The room was huge with self catering kitchen, there is a large fridge and freezer, hob, kettle and a microwave. Tea, coffee and biscuits were supplied. Bed was very comfy and sheets looked very clean, the room was spotless, very tech-savvy with remote controlled curtain and Alexa.

Nothing, there wasn't much I can think that would make it better. They could supply dinner locations and places to go in the local area as people who aren't from Dundee we had to look up places.

My room commanded a spectacular panorama of the Tay and its rail bridge. (The proprieter informed me that the same goes for most - but not all - of the rooms.) This grand old place appears to have been given a thorough facelift in recent times. This has brought the best out of original features in the communal areas whilst affording considerable comfort, space and modernity in the rooms. The proprieter clearly shares my taste for slightly post-modern decor, which is to his credit. The fact that in-room provision included a Dundee Cake literally put a cherry on proceedings.

There was no breakfast, but I knew that when signing up. Anyway, I needed a break from the Full Scottish after several days in more traditional accommodation elsewhere. If you are someone who insists on heavy Victorian Scots clichés in your guest houses and hotels, though, you may be better off elsewhere. The jury is still out on whether the automated 'Alexa' system (allowing the proprieter to operate a mobile 'reception') is a good or bad thing. The fact I never wanted for anything during my stay meant I didn't really try it out.

This is a gem of a hotel. We had excellent communication before we arrived. We were greeted by the owner at check in and offered an upgrade. I think he felt sorry for my husband who was wrestling a large suitcase! The hotel is in a great location and we got the bus into Dundee, which is only a few stops away. The room we had was spotless and had everything you needed. Bed was very comfortable and the shower was great. Would definitely recommend.

Some places look a lot better in the photo than they are but this one far exceeded expectations. The house is beautiful with a touch of quirk which appeals to my artistic self. The attention to detail is wonderful and it is super clean and comfortable. The bed was so comfortable we wanted to take it with us. I loved the technology but also that those who don’t have the option. The owner is a great and really friendly guy. Thanks so much for an amazing time. We highly recommend it.
