This is a lovely hotel in Orvieto that I will not hesitate to stay at again in the future. The staff are friendly and attentive. The actual accommodation is very good and the bed was very comfortable. The bathroom was modern and to a very good standard. Location is excellent!
Although there was nothing that I didn’t like as such I do feel that breakfast could have been a little better. That would then put this hotel in the exceptional category! Breakfast was good but my recommendation would be to have more variety in the Italian specialities such as their dolce and boiled eggs or even better freshly fried eggs! I don’t believe that this is a huge request but I believe a good suggestion as I have said earlier, I will be staying here again.

Location Views Clean The staff were incredibly helpful, especially Jude who was amazing when we were experiencing some difficulties with our onward stay (which had been abruptly cancelled). They found us another room for an extra night, with the best view in the hotel. The hotel staff really cared and Jude moved in other beds so my 2 children could sleep comfortably. We initially stayed in the quadruple room, which was massive!! We felt like we were staying with family. Lovely location and nice and quiet. Valet parking was a nice touch, although a little expensive….but was welcomed after a long hot drive. Some of the breakfast was good and the manual Gaggia coffee machine was a nice touch. Easy access to the main sites and village square, but also in a quiet spot. There was a launderette near by if you are travelling as we were. Lovely restaurants close by and picture postcard views around every corner. Would stay again.
The quadruple room was too big, was too much like a school hall, although the room we moved into was much better. The wine left in the room, is a bit misleading. It seems free, with a bottle opener, but the price list says otherwise. AC in the second room was a little weak, although the quadruple room had excellent AC. Not enough fresh fruit at breakfast, not a great choice and cereals weren’t replaced unless you asked. However, overall was not as bad as we had in some places. We thought valet parking was €25, but it was €25 per night, so this misunderstanding left us €25 lighter ! These are small points, as we did enjoy our stay. However, these improvements would make this a flawless stay.

The hotel is a really good choice if you want to stay in Orvieto. It is located in a great spot and is walkable to all of the main sites and great restaurants. I loved wandering the streets of this town, getting lost in alleyways while sipping espresso. And, this was a great hotel to wind back to. We were particularly thankful for its close proximity to the easy to use coin laundry which we used to refresh everyone’s clothes mid-vacation. While I originally reserved two rooms through Booking because a party of five defaulted to that requirement, upon arrival, I saw the size of the family room in the annex building that made up one of the two—it was huge! Two large beds and a single. The hotel was kind enough to let me cancel the other room and even refunded the cancellation fee! Just wonderful and thoughtful customer service. Then there is Jude, the do-everything guy at the hotel. He valeted my car, helped with bags, showed us to our room, worked the breakfast, etc., etc. While I didn’t catch her name, the woman who also assisted with breakfast was very nice and personable and knowledgeable of the town. For Orvieto, this is a great choice.
Air conditioning issues were a constant theme of our trip at numerous stops. Here, our room had two a/c units; one of which worked perfectly, and a second that could use a service. It worked, but it could be better. I would still happily stay again regardless.

Everything met and exceeded our expectation. Super friendly staff, helped us by speaking English very well. Room was very clean and modern, building had tons of character and situated in the ancient part of town which was great for quiet early morning and evening walks. Very close to short walk that has tremendous views of the valley below - we took it numerous times!
Hotel is situated near an exit point for cars inside the walls of Orvieto on the far end of town, so infrequent traffic was a little noisy at times during the day, but never during sleeping hours, and the trade off for the location made it only a minor negative.

The kindness of the staff was the most important asset of the hotel. Everyone from the lady at the reception, the colleague who took away our car to park it, the gentleman who was serving at breakfast (and also brought our car from the parking) were really nice and helpful. I liked the smell inside the hotel, bed was comfortable, bathroom was new and fully functional and breakfast was surprisingly complete for Italy, everything to suit anyone’s taste. Location was top, near everything and also valet parking was very useful.
Because I booked it with only 1 hour before arrival, I got probably the smallest room. I could say it was not a 4 star room in any way, rather a 2 to 3 stars (in European standards). No minibar (only water and 1 Fanta Orange), very small with a small window. I am sure there are other great rooms in this historic building which has charm and character and if you book early you will get a better room. For 1 night it was comfortable though. It was clean and it smelled really well! It was quiet being on the 2nd floor and facing a quiet street.

Good size room. I had to use 3 different keys to get into the room, which is a refreshing change from simply using key card. Decent breakfast, helpful stuff. My room was inside an old tower with a gorgeous view of some garden and the red rooftops.
Figuring out all the light switches in a room was a challenge. Accidentally turning on a jacuzzi, I could not not figure out how to turn it off. When I called the reception, no one picked up the phone, as it was past 11PM. I figured it out, eventually. Also, as my room was inside an old tower, the number of electrical outlets was minimal.

The staff members were very helpful with giving recommendations for places to eat, providing an adapter to getting ice for us. The location is exceptional for access to restaurants and walking around. The breakfast buffet was nicely furnished.
It's a stretch to categorize this as a 4 star Hotel. Our room was a bit tired - needs a paint refresh on the walls. The air conditioning was inconsistent and air circulation was poor. The surface on the floor of the shower was slick and dangerous.

This property exuded understated elegance. The location was central but on a quiet side street for all of the convenience and none of the noise. The staff was incredibly accommodating particularly the gentleman who worked at night. He gave excellent dinner recommendations and was very attentive. The room was old world charming with a view of a faded medieval church facade. The breakfast was four stars. All different kinds of homemade cakes and bakery croissants.
The air conditioning is the same anemic ac that you’ll find in many Italian hotels but was charming even during a hot day if you adjusted your expectations.

Considering you are in the old medieval part of town, its not uncommon for their to be limited places to stay. This hotel is cute. The rooms are comfortable but for us Americans, it is closer to a 3 * lodging. Outside of the actual rooms being more like 3*, the amenities & other parts of this hotel are lovely. Breakfast was delightful. Staff was EXTREMELY kind & helpful. Above all, this little town of Orvieto is so charming. My final thought, a nice stay but too expensive for what you get. But this applies to a lot of little towns around italy.

The rooms are very unusual -- mine even had an upstairs, that I didn't have the time to visit -- in this old huge family home. It has been wonderfully, if simply, done by the owners. And the breakfast, which is included in the price, is by far the best one I've very had in any hotel and not just in Italy! Generous, with a huge range of options, served in a dedicated basement room by a very gracious attendant. I also like the gracious manner in which they had an attendant to take my car, park it for my stay; and collect it and bring it to the hotel, while loading my luggage, on my departure. Very professional.
it was a half mile to the Duomo (which is why I came to this village) , and I had to do the trip 2X on foot -- no local small carriers --and hop on -hop off open bus tours, started at the Duomo -- nothing near this hotel. As it was 95F both days I was there, the walks (mild uphill) were a challenge for someone my age.
