From the moment we arrived to checking-out, we had a wonderful experience. Our host was very welcoming and helpful, the room was large, clean and well appointed, and the parking was ideal. The pub itself was really traditional and friendly. Even the location is excellent, being sufficiently close to walk into town easily, but with a waterside setting opposite an historic windmill!

The staff were really friendly and helpful, especially the young lady. The rooms had a fantastic views of the Windmill and each room had a lovely pub charm which my mum said took her back to the days she worked and lived in a pub.
Could have been a little cleaner with the odd cobweb here and there, but the bedding, bathroom and amenities were all clean and the rooms were fresh and airy so just me being a little OCD.

Everything was plentiful lovely clean and warm bedroom greeted us after a cold drizzly day with a large sash window looked out to the canal. Beds were very comfortable with clean fresh cotton bedding and blankets. Lots of storage drawers and a wardrobe for hanging. The bathroom had a large shower which worked perfectly delivering immediately and there were lots of fluffy white towels soap, liquid and spare toilet rolls. Tea coffee and kettle and also a pod coffee and hot choc machine was an extra nice touch along with biscuits and fresh bottled water. Very good breakfast was cereal and yoghurt followed by full English and unlimited tea/coffee drinks. Perfect location few minutes walk from centre, we only stayed one night passing through on a long journey and wished we could have stayed longer to explore the area it was a good base. Excellent cooked breakfast, room very clean with fresh water and biscuits daily. The great view of the windmill. The landlord’s friendly and helpful manner. The proximity to the town centre, with dog walks, points of historical interest and amenities. The excellent parking behind the pub.
Some traffic noise- hopefully to be reduced by the new windows which are being installed

The location was great. For me it just needed to be walking distance from the centre of town, but had I not been a native of the town I would have enjoyed the view of the Maud Foster Drain and windmill. The welcome was good and the breakfast excellent value. My single room did everything I needed. The drinks tray was well above expectation at this price level with a capsule coffee maker and quality biscuits. Despite any nit picks I may find below the whole experience was better and the room as good as a hotel my wife and I had stayed at for several times the price just weeks before.
The only minor points were that the room was a little tired (especially the shower room) and maybe not perfectly clean (e.g. cobwebs), and the bed was a bit squeaky (no, I wasn't jumping up and down on it). But really for a solo stay I wasn't complaining.

The breakfast was lovely, a proper fry up. The room was fine. Decent shower. Working TV. Coffee machine in my room, nice touch. Room next to a road, but quite during the night. Pub downstairs but not too noisy. Perhaps livelier on the weekend. I was there for work anyway so not getting trollied. No noise spilling over from the other residents. Would stay here again.
No compaints - the room was fine. It was a solo work trip so just needs a quiet place to sleep.

Located just 6-8 mins walk from the centre of Boston, this is well-placed for anyone visiting, with the bonus of having a good-sized carpark. There is the added bonus of a view of the Maud Foster Windmill (one of the largest still operating in England) at the front. My single room was spacious, with a good-sized ensuite shower room - and, at last, a sink that was big and useful. The room was spotless with the added amenity of a coffee pod machine as well as the usual kettle etc, an armchair and a decent sized wall-mounted TV . The first thing that struck me was the friendliness of the staff: chatty & energetic Tracey, who greeted me on arrival and who is also the marvel behind the cleaning, with a wealth of experience in hospitality; Nick, who was the engaging barman in the evening, who clearly cares about the guests; and the boss, Paddy, who was the wizard behind the traditional full English breakfast, which included the illusive fried bread I remember from times gone by (you're away, so indulge yourself!). Paddy is a nice, chatty man, but is also un-intrusive enough to let you get on with breakfast between chats. I might also mention the punters who were most helpful in giving me tips and importantly, walking directions to the hospital which I was visiting. I couldn't have stayed in a friendlier environment. It is probably a Georgian building, so expect that the windows have secondary glazing due to regulations. It did not cause me any issues with the little noise coming from passing commuter traffic in the morning. This pales into insignificance when you consider the location, the view, the staff and the proximity to the town. I would definitely stay here again - and not just for the hearty breakfast!!

Paddy the Landlord was accomodating and attentive and made us feel so welcome. 1st class breakfast in the morning. My husband said the Bateman's bitter was a good pint in the bar the locals made us feel at home. The room was spotless, the bed so comfortable there was nothing to fault or dislike. Massive thank you to the cleaning lady who also made us feel so welcome and went above and beyond for us during our stay. We would definitely recommend this accomodation and wouldn't hesitate to stay here again should we visit Boston in the future. Thank you to Paddy and Staff.

Very comfortable with everything you could need for a good night - great value for money! Expected more noise from the bar but could only hear the occasional bit of music and this finished before 10pm. The lady at the bar was really friendly and helpful and they let me lock my bike up in the garden round the back.
Fronts onto the road so a bit of traffic noise.

Very welcoming friendly staff and locals. Baines (the barperson) was extremely helpful and made us feel bvery welcome. The breakfast was lovely and was very much needed before our long journey home. The room was very clean, comfortable and had everything you would require. I will definitley be staying here again the next time I travel to the area.
No improvement necessary.
