the room was very spacious and the beds really comfortable! there was a big desk in the room which was great to use for all our belongings. the shower was spacious and it was quiet

we thought we would be at the advertised property but when we got there we were walked to another residence a few minutes down the road. it looked like a residential house and we had a room in there that was more like an air bnb type! it was still nice when we got used to it, but it wasn’t what we were expecting. breakfast didn’t always open when it said it would!

- the hotel is on a small, quiet, central street - the rooms were spacious, bright, clean - the lady at the reception was very nice and welcomed us from 8 am (right after we arrived by night train Bangkok-Chiang Mai); we could leave our luggage at the reception, we could have our coffee - right next to the hotel, there is a room where you can wash your clothes yourself; the cycle including drying only takes 50 minutes, so it was a great help

- the air conditioner in my room was mounted directly in front of the bed; it was impossible to stay in bed with the air conditioner on without getting pneumonia - quite a few mosquitoes in front of the hotel that easily entered the hotel; we caught one right in our room; a solution should be found for this problem

Breakfast was served in the sister hotel a few metres down the road. Three choices of cooked egg, tea/ coffee, squash, fruit, toast and jam/ marmalade from an open kitchen which looked quite clean. Service was quick and friendly. Accommodation was comfortable, clean and spacious. Towels and toilet paper replaced quicky. Free water, tea and coffee.

The plug sockets need to be replaced with so many international travellers using travel plugs for devices. It would have been nice to have TV listing to see news channels.

There seemed to be 2 managers jointly running both hotels (busara is the sister hotel), and both of them and all the housekeeping staff were informative, helpful and very friendly. Room B3 was a Deluxe Double and it was EXACTLY as the picture, which is quite rare! It's on the street next to Wat Phra Singh, and right by the start of Sunday Walking Street. Amazing Location!

The place is clean, the location is accessible to several shops and night bazaars on weekends. Right next door there is a fairly economical 24-hour laundry. Inside they offer various tourist packages and services, the staff is very helpful and friendly.

The room has air conditioning but it takes a while to cool down due to the size of the room, I had to move my bed to feel a little more cool but that is just my personal taste. The bathroom, being separated from the room, is always warm.

I loved everything about this accommodation. The receptionist was the sweetest and nice person! As soon as I arrived, I need help with something and that person didn't even have to think twice, and quickly help me out! The room was very spacious and comfortable! Breakfast was served at another location, simple but had all the essentials. If I return to Chiang Mai, I would definitely stay here again without a second thought.

The star of the hotel was Mr Big he went above and beyond to help our group in so many ways. Always ready to assist he made our stay easier.

In our group there were complaints about the wet room style bathroom. No lift. Hard beds. No safe in the room. I understand that in Thailand these are very common. I was not happy that breakfast was served down the road in another hotel, this was a pain!

I didn’t like that didn’t have elevator and you need to carry your luggage 30 kilos on 6 floor

Comfy beds, spacious modern room, very clean, pleasant staff, good location on the edge of old city. For the price paid, this was excellent quality, would definitely stay again despite the meh bathroom.

Bathroom was not ideal - quite tiny and drain almost did not function, leaving the bathroom flooded after each shower. It was clean and sanitary though.

- Big room with two fairly big twin beds - Window that could be opened, therefore no AC needed - Water in glass bottles provided every day - The room gets cleaned only when asked for (this is a plus for me (and the environment)) - Quite quiet for a room in Chiang Mai, still some noise, especially in the morning, though

- Impossible to position the shower head in a practical position
