Absolutely the choice to live in Chiang Mai. Let's starts with pro's Location is central 3 minutes from the main street, hidden in a small alley from traffic (good point if you like to sleep). Nearby cafés restaurants massage, laundry & even seamstress who could fix your clothes. Breakfast is 150 Baht and I had daily, clean beautiful tropical fruits, eggs, Coffee Americano. Best choice so far compared to restaurants nearby. Rooms spacious 20m2 with good a/c shower pressure, they offer daily cleaning. WiFi is awesome Staff & owners are around always to attend to the the property & customers. I booked two activities which I recommend 1) Full day highest peak of Thailand with 2 hours trekking 2) Half day cooking class with Smile Organic Farm Pictures & videos speak for themselves

Comfortable and clean rooms, lovely staff who speak English well and offer recommendations for things to do in Chiang Mai with honesty. Close to many good restaurants with local food.

The noise from the other rooms and corridor can travel but guests are respectful of others so it’s not a major problem. Recommend a red taxi bus if you want to reach the night market’s quickly but we didn’t mind the 20minute walk.

Super friendly contact from reservation till after we've left. Yes, we even received a thank you and best wishes after we moved on with our travel in Chiang Mai! Very friendly people who really do care for the guest with tipps and advice instead of just doing their daily business. Nice: free bikes for guests during the day, though we preferred walking. The hotel is traditionally designed, older than some others, but clearly well cared for. Cleanliness is the best of what we've experienced so far in Thailand. The location is "unbeatable" in a private sideroad in the western part of Chiang Mai old town. Even the TukTuk driver needed a map 😁 It's totally quiet, but still only 5 minutes walk from the center (sunday walking street, temples, best rated scooter rentals, supermarket, great restaurants,...) A self-service washer is 50 meters away if you need this (e.g. for longer stays). We've been in Thailand for 7 weeks, and this is one of the two best hotels so far and clearly a hidden gem in Chiang Mai.

To be fair: we could leave this blank, all mentioned under "not like" is just possible potential to get from 90 to 100%. The windows do not close tightly (I'd rather call them historically than old), thus, the air-condition has to run permanently and blows straight in your face when laying in bed. We were there during "historic heat", 7 weeks not under 38 degrees daily high, so this is an extreme. Still, it was a bit sad (all this wasted energy). Could be solved with a bit brown sealing tape without ruining the historic optics and safe energy (and thus money). - If the generally well maintained bath would get a makeover, it would contribute to a more luxurious feeling, though we've never been uncomfortable at any time. We'll come back when coming to Chiang Mai again!

This hotel is very nice. It has a beautiful porch at the front, with plants, little fountains and some tables and chairs to enjoy a tea or a cocktail. The rooms are modest, however contain everything you need and are exceptionally clean. The hotel enjoys a fabulous location, right behind the Wat Phra Singh temple, in the old town, but still not in the most crowded areas. It is also 3 minutes walk from the famous Sunday night market. Our nights were indeed very quiet as the hotel is located in a small road, so we slept super well! The owner was very nice to us: helped booking a day trip to Chiang Rai and accommodated our breakfast needs (since we were leaving very early in the morning). The airport is also around 15 minutes drive away. Honestly, best choice in Chiang Mai: good price and high quality!

Decent for what you’re paying. Staff is incredibly friendly, helpful with information, and quick to respond. Most of the things to do are on the opposite side of the old town but it is nice to have quiet while still being a 5-10 minute walk from food and less than 1 minute from a gorgeous and one of the bigger and nicer temples. Definitely request a Mountain View if possible as the temple view is just a peak of one. The rooms would feel much nicer if the bathrooms were renovated. AC is very strong once you give it 5-10 minutes after getting back into your room. Breakfast is limited but still good, but it is worth wondering 5 minutes away for a nice coffee. Staff are definitely what makes this hotel great, but otherwise it is fine for what you are paying for 7.5/10 overall (8.5/10 if you consider price and location) but staff were 10/10

This hotel is a true gem in the heart of vibrant Chiang Mai. Excellent value for money, with clean and comfortable rooms, generous breakfasts, and just the right atmosphere — it became the perfect home base for our family during a couple of wonderful days in the city. We felt completely at ease while exploring this colorful, energetic town, and also had the chance to enjoy an unforgettable hiking experience in the nearby hills. The hotel has a warm, welcoming feel — tastefully decorated and thoughtfully run, with plenty of small details that made our stay easier. Breakfasts were another highlight — generous and delicious, with something for everyone. It was the perfect way to start our days. But what truly stood out was the quality of the service. From the concierges to the lovely owner — whom we had the pleasure of meeting — everyone treated us with genuine warmth, care, and attention. We truly felt in good hands at all times, and they went the extra-mile to assist us with every need. The location is also ideal: a short ride from the airport, and walking distance from all the main sights in the Old City. I have no hesitations, for me it’s a full 10 out of 10. Wholeheartedly recommended.

This boutique hotel is an excellent choice for accommodation. Situated near the western gate inside the old town, it offers a peaceful environment and convenient access to the delightful Sunday night market within walking distance. The courtyard provides a charming spot to relax after a day exploring Chiang Mai, and complimentary bikes are available. The rooms are comfortably cozy, and the breakfast is satisfying. With a fluent command of English, the owner is exceptionally helpful.

Oh my goodness, it’s hard to know where to start on what we loved about this place! Firstly, the staff. Everyone we met was so smiley and helpful, a massive thank you to everyone who made our stay so pleasant! During our stay the hotel booked a trip for us too which was super smooth (and a lot cheaper than the price we found online). They also booked our taxi to the airport very early in the morning and the check out process was smooth with security and the taxi arrived right on time (and they even sent us with some breakfast bags!) The breakfast being was wonderful every morning and we had the chance to try different dishes. There was a good selection. The room was a good size and space and the hotel was located in a quieter part of town, really close to a 7/11, coin operated laundrette and lots of gorgeous cafes. Really good sleep and beautiful views. I would recommend this hotel to anyone and everyone visiting Chiang Mai. We wished we could have stayed longer, it felt like a home while away. I chose this hotel after narrowing it down from around 40 in the area and had no regrets with my choice

The staff was incredibly friendly, the facilities were nice, and the location was great. They also had bikes for guests to use which I thought was a great touch!

The air conditioning in our room did not work properly so we only stayed 1/6 nights we had booked and decided to move to another hotel because of the air conditioning. We did not discuss this problem with the hotel staff until we were checking out and the manager immediately identified the problem and had someone come to fix it, but we had already paid for a new hotel. I also wish that this hotel had an elevator, but that is just personal preference. Also because of the location back in an alley it was hard for transportation to get to us.

The staff were very friendly and helpful. If there were any missteps at all, the manager and team tried their best to rectify and offer solutions. Although there is no lift, they are ready to help you carry your luggage up and down the stairs or cool your room in advance of your return. Breakfast was good. Good sized shower. Power outlet type and placement good for people who use CPAP machines. It was within walking distance to the Chiang Mai Ram Hospital where we had to visit on 3 occasions unfortunately. Window screens on windows.

Just wish the door handles weren’t so loud, but it seems all hotels with a similar setup have the same issue.
