Loved the breeze, the quiet, the very friendly helpful and easy going staff. Everything was clean, the was a little outdoor lobby to chill in the my husband could do work at that was chill. There is an AMAZING French toast restaurant next door, but has other healthy food too. The hideaway.

There were 2 small gaps in the door to the balcony that took me a couple of days to find and to plug up to prevent mosquitos. But, was eventually able to. I also didn’t love that when you go to the lobby, you need a key to go back to your room. My husband was sleeping and I went downstairs to go to a zoom meeting in another timezone that was 5am here. When we were done with the meeting I realized I left my key in the room so had to hang out in the lobby for a little over an hour to wait for another early morning guest to let me in as it was way too early for any nearby cafes to be open. I tried buzzing and calling to be let back in but to no avail. Would be nice if they gave guests a key code instead*

I absolutely loved my stay here! The staff was super friendly and helpful. The neighborhood is so perfect. I originally wanted to stay closer to Nimman, but in the end I actually preferred this neighborhood! It’s close to so many lovely restaurants, bars and markets and it’s walking distance to most things in the city. The room was very clean and spacious and also came with a hair dryer and free bottled water everyday. I originally had an issue with a minor leak in my sink, and within only 2 hours they were able to get a handyman to come and fix it which was much appreciated! I would definitely return to this place :)

It is conveniently located in 8 minutes of walk from the East Gate of the Old City. It is on a small street so you enjoy the best combination of quietness and convenience. If you walk south on Sithiwongse Rd, right after the first intersection, you will find a small restaurant on the right known for its Khao Soi. It is cheap and yet the best I had. It opens between 9 am and 4 pm. Across the street is a slightly larger restaurant with very good Pad Thai and other dishes. The owner/worker told me that they open until midnight. Both places offer excellent Thai food at great prices. You must try them when you live at Baan Chinnakarn. There is bicycle and motorcyle rental at the premise with helmet provided. I can keep my luggage with them when I travel elsewhere for 2 nights. There are free bananas every day. On some days, there are tangerines too.

I stayed in 2 rooms. The first room was perfect. It's on the 3rd floor, bright with an open view. My second room was on the ground floor, a little dark with a somewhat noisy air-conditioner.

It's such a gem right at the border of the old town square! A perfect escape from the bustling city center (esp during peak seasons) yet an accessible point for must-go tourist spots and tour pick-ups. Such a bright and cozy atmosphere! You will be welcomed by an adorable towel set-up! The rooms are clean and tidy. I stayed a night in a Twin Room and two nights in a Double Room. Basic toiletries and amenities are provided. Safety and security system are good.🔌🔐 Plus points for the hallway seating with a view! Where you can enjoy your morning cup of coffee or afternoon tea. The room balcony is a good feature too esp for coming home from outdoor activities.🌊 Sisa and her family are very welcoming and accomodating to their guests!🤎 They are very responsive and helpful. Looking forward to staying here again in the future.

We reserved the twin suite last minute and we could not have been happier with what we found. Room looked exactly like the photos which can be a rarity. Clean, comfortable beds and amazing location- staff were incredibly accommodating and price was very reasonable. The area is quiet as well- was the best sleep we have had in a long time! Laundromat 2 minute walk as well so very convenient for backpackers that want a day to reset.

Excellent location. Maybe 7 minutes walk to the East Gate of the old city. It is located on a small street. South on the small street in less than 3 minutes walk, you can find 2 eateries with excellent Thai food in great prices. There is the convenience of motorcycle rental on the premise though I am not sure about there selections and prices.

Baan Chinnakarn is in a great location at the edge of the old town square and walking distance to the riverfront as well. The property itself is very well maintained, the owners are very friendly and the balcony's are spacious compared to other hotels in the same price range. Great value for money and comfortable stay.

We loved the location - it is really close to the old town and many great spots for eating. Staff was very kind. There is a small "kitchen" area that everyone can use, there is a microwave, plates, some snacks, tea and coffee.

Mattress was hard and pillows were very uncomfortable. Also, not much toilet paper.

Our second time staying here this time we had a few nights. Just as pleasant as we remembered. The staff are incredible. Helpful, friendly, feels like being at home.

Nothing. The price to value ratio is incredible here. Sure they could have a swimming pool or something, but then it would cost more than probably be fully booked all the time.
