Room was very nice and comfortable and the location is good.

Breakfast wasn’t the best. They don’t have lactofree milk (like soy, almound etc.). Shops are full off them, but the hotel doesen’t have them, even for coffee. So, I went to to nearest 7 Elevent and bought a pack and took every morning with me to breakfast.

Booking.com show photos of the very top range rooms, and advertise them as junior suite, something we fell for, and paid too price for a room unfit for an animal. Please check room before paying as they won’t refund. Luckily we got upgraded for free after I kicked up a fuss. Breakfast wasn’t good, and hotel pool and toilets left a lot to be desired. The new part of hotel where we eventually stayed is lovely and clean.

The false advertising of rooms, the breakfast and all the rules they impose which are fineable.

The deluxe suite was fantastic. Lovely, spacious room, very comfortable bed and pillows. It was nice to have the flat screen tv with Netflix as well. The bathroom was very spacious and the interior of the room was really nice. The location of the property is perfect, it’s right in the middle of the old town and easy to walk everywhere. We enjoyed our stay here so much that we extended.

The breakfast wasn’t very nice, and the options were limited, especially if you are vegetarian. Dishes like the “stir fried vegetables” and “rice porridge” would have pork in it, and there was no mention of the meat on the signs, which we were very disappointed with.

Great: Front Desk staff! Property common areas! Koi pond, waterfall, pool, garden area! Location in walled Old Town!

Hotel And Property were Great! But, Breakfast was disappointing.... Breakfast main items were a disappointment. And we were there for 5 days, so 5 x disappointing. All the cooked breakfast items were cold -- cold scrambled eggs, cold waffles, cold fried eggs, cold noodles, cold potatoes. Most didn't even have a heater to attempt to heat them. The tea was a poor grade herbal tea. Thailand has great, cheap tea-- but not at this hotel. The juices were poor quality. The fruit was good. In a city where 70 TB gets a person a meal, I was surprised by this buffet (available for non guests at 200 TB) was bad.

Breakfast was DELICIOUSSSS at the hotel. This hotel is smack downtown in Chiang Mai split between 2 alley ways. It's located right by a Michelin guide restaurant (Ginger House) and various street food stalls and cafes. It's located near a small night market as well as various temples. Overall this location is good if you're looking to be in a tourist spot, but it was very crowded, as Chiang Mai can be, which can be overwhelming for some!

Finding the parking garage while driving in at night was very difficult because my GPS kept taking us to the wrong alley way, but the parking garage was in the other alley (they're 1-way alleys). It took us calling our family for them to guide us to the right spot. This is only an issue if you have a car, otherwise it'd have been smooth sailing. Random and quirky, but there was a window with blinds in the bathroom, but you could only close the blinds from the bedroom area, not inside the bathroom, lol.

Amazing place for our 7-day stay in the Old Town side of Chiang Mai, • Great location with a fresh food market just at the back of the hotel to do our daily grocery shopping of fruits, local food etc., multiple laundry services around (self service included) , 7-11 just round the corner of main Rd and Soi 7 (3 min walk). • Super friendly and polite staff, overall Thai people are welcoming and friendly, however people in the North are taking it to the next level • Room was spacious and lots of natural lights coming thru, as it opened to a small balcony. • great breakfast with the choice of continental, Thai and English breakfast, and fresh summer fruits watermelon, and pineapples. The pumpkin soup was also one the breakfast highlights. • lobby area so peaceful with the water feature and great atmosphere to enjoy a beer or meal in the middle of the hot summer days • swimming pool was clean and relaxing • fresh complementary delicious iced drinks served every day in the lobby. • café catering great food delivered to your door with very reasonable prices • Money exchange shops and kiosks all within walking distance ( we found out that "Super money exchange, formerly AKA Super Rich" - 10 min walk from hotel- provided the best rate for AUD change ,compared to the other ones - avoid changing at the exchange kiosks as their rate will always be low.

• Door locks need some maintenance , it gets stuck between the metal on the door frame and only a sudden pull will close the door, making a disturbing noise in the hallway. this was the problem will all doors as i could hear this loud noise all through the night , as well as we also disturbed our neibours. • Shower needs a screen to contain water splash in the wash basin area, it gets fully wet easily with every shower, as the wall separating the two sections is not long enough.

We loved the location of the property right in the center of the action (old city) The property was nicely laid out, elevator was convenient we didn’t have to lug our luggage up and down stairs The staff was courteous, helpful, and respectful The room was very spacious, climate control kept the room comfortable, bed was comfortable. We enjoyed our stay Complimentary Breakfast was Very accommodating with decent hours for eating

Upon our initial entry in the room we found the floors where dirty leaving our bare feet dirty and the bathroom walls near the tub and the sink area had previous soap scum, film or build up. In our room The ceiling overtop the tub the paint was bubbling indicating water damage from the suite up above us

The breakfast was superb. Loads of choices and refilled often or as requested. Dining staff was very well trained and polite often second guessing my wants. Coffee was excellent and plentiful. My sincerest compliments to all staff. The hotel reception staff is knowledgeable polite and always at the ready for questions. Thank you so very much. I'll be back.

Being a devout tea granny I would have liked a selection of teas. There is one mild tea. Aside from that everything was grand.

This is an absolute gem, location is brilliant, great staff, good choices for breakfast, the room is just beautifully designed and decorated, safe, fridge everything you need, water refreshed every day in glass bottles. Will defo be back next time we are in Chiang Mai

The only gripe and it’s small is they need to use more tea bags in the teapot one isn’t enough, hopefully they see this and remedy for the future.

Loved the location. We stayed in the new and old building both nice. The rooms were definitely nicer in new building but we preferred the old building due to having outside corridors. We rented by the month without breakfast and a few weeks with breakfast. The breakfast was very well done, variety and fresh fruit and salad. The employees were all very nice and helpful. Pool was much needed and enjoyed!

Bit pricey if renting short time.
