As a first-time traveler, I was extremely nervous and the hosts made me and my friend feel right at home! They made us delicious breakfasts EVERY morning (that my friend laments not being able to taste again anytime soon), were always open to giving us local recommendations for food and activities. The rooms were exceptionally clean (and they were cleaned everyday!), hot water and aircon worked very well! The location is also awesome - in walking distance to everything - from tourist hotspots to local eats. Wish all travel accommodations were like this!

I just LOVE this place! So much so, that I’ve extended my stay twice already and I’ll be back to stay after Pai, if they have availability. Everything you need is here! They make a LOVELY breakfast to order based on their menu. The hosts are the most lovely and SUPER helpful people with anything and everything. They’re great at communicating promptly and clearly for any questions you may have. The rooms are a great size, good sized bed, kettle with water replenished daily, a fridge to keep things cool and a shared kitchen to heat up your leftovers. The rooms are cleaned daily. And the rooms plus entire property is very tidy and beautiful. The property is VERY secure and very quiet. I love being inside the ancient city. It still able to walk to wherever I want with the hosts always full of great recommendations. I am just so grateful I found this place and got to spend over a week here. Time has flown by! Absolutely nothing. It was just what I was looking for… felt like I was at a home away from home, all my needs were met, it’s close to everything but so quiet for sleeping, etc…

Upon arriving we were by John, who checked us in and provided us with a map of the area and personal recommendations of where to visit and what to do. We absolutely loved this and felt like it was a really lovely personal touch to the stay. The room was spacious and comfortable and toiletries were provided in the bathroom, along with water in the fridge which was replenished daily. The shower had good water pressure and hot water consistently. We had a tour booked for two days of our stay meaning that we had to leave before breakfast started - one morning Jaae & John provided us with a packed breakfast and the following morning they got up and started breakfast early for us - incredibly kind and thoughtful of them! Thank you to both John & Jaae for such a wonderful stay - we cannot recommend Sleep Guesthouse enough!

John and Jaae are wonderful hosts and they made my stay in Chiang Mai truly special. When I arrived, I was welcomed with a glass of cold juice and John gave me a ton of tips on places I should visit - including amazing food and coffee. I could also borrow books to learn more about the Thai culture. Chiang Mai in April means heavy air pollution, so I was happy to see an air purifier in the room. Apart from that, the room has all necessary amenities and I felt comfortable there. Every morning you can count on a tasty breakfast and a nice chat with the owners. I was checking out very early in the morning, so the night before I also got a tasty sandwich to not board the plane hungry :) Overall - a memorable stay, thank you John and Jaae!

The AC is quite loud so during hot nights you might need ear plugs to get a good sleep.

The owner was very friendly and generous with recommendations for food places, which all turned out to be excellent. It was insightful to hear how he as a foreigner integrated into Chiang Mai and his love for the community here. The accommodation was a cosy place at an ideal location in the middle of the old town with all sights within walking distance. There was a wonderful juice stall just outside the guesthouse. I would definitely recommend this place for those who want to experience homely hospitality and interaction with someone who decided to stay put at this lovely town years ago.

Excellent location in old town and fantastic staff - very helpful!! Clean room and facility with fun decor. Room was small but functional. Quiet neighborhood close to stores and restaurants. The breakfast omlett was amazing! Staff packed us a to go sandwich for breakfast because we had to leave very early in the morning.

Minor point: Our room was across from the kitchen, so there was quit a bit of clanging of pots and pans in preparation for Chinese New Year. We manged to sleep anyway and definitely would stay here again.

When in Chiang Mai, we stay at Sleep Guesthouse. The hosts are caring, easy doing and very helpful. They always accomodate early and late check in and store luggages. The rooms are very comfortable and super clean, provided with all you need with very nicely designed interiors and some post industrial/ sci fi pieces of furniture and lamps designed by the hosts. Cosy and functional at the same time, it is a quiet spot in the very centre of the old town, in a fantastic location with a provate garden. Useless to say that value for money is really good. One added value for me is the care of the hosts in accommodating dietary needs: the gluten free home made pancakes are yummy and healthy as well as the other breakfast options. It's out spot when we visit Chiang Mai

The location is very good, it is in the old city and you can go everywhere by walking. The hotel is beautifully furnished and all details have been considered. Also there is air purifier in the room for Chiang Mai's air pollution. Breakfast was delicious and the options were sufficient. When we said we would leave the hotel early to join the tour, they prepared breakfast for us early. Thank you very much :) John and his wife are very helpful and sweet people. John's suggestions about the city were great. Overall great stay.

Incredibly welcoming hosts in a cool oasis in the old city. Clean, comfortable and safe place to relax and regroup while you can just step outside to join the buzz. Rooms have balcony access with a table and chairs and designated smoking area to look after everyone. Inside the rooms are fresh with unique design touches. Great tips for what to see and where to eat . Awesome breakfast with good coffee. We’ll be back !
