Cozy place with nice living room and parking lots available directly at the house. Hosts are super friendly, self-served breakfast allows for turning off the alarm :) check-in went smooth. Would definitely return and can absolutely recommend!

Traffic noise with open windows (but no issue when windows are closed!).

We chose this location as we wanted to be within walking distance of the city centre, but we also wanted off street parking for our car. The owners were very friendly and helpful. They sent messages via WhatsApp with good instructions for self check in. The room was perfect for us, being clean yet not too expensive. Breakfast was adequate, but if I was to be picky (bearing in mind it's unfair to expect perfection when paying budget prices), the breakfast menu was limited. Nice perhaps to have a little more choice, but overall, everything was still good value for money. Would we go again? No reason not to! Many thanks to Gaurav and Anna.

The decoration is a bit old fashioned but very clean and tidy. There was a couple of issues for us the bed in the room was on wheels so kept moving away from head board and also if you tried to sit on it move towards bathroom. I would suggest the wheel betaken off as one could fall when it moves or a child hurt themself. The other issues we had I asked for a toilet roll for on suit in bedroom to be told by house keeper there whet no extra given. I don’t see toilet roll as an extra it’s something that should be replaced if there none left or when asked for. Also the cooked breakfast I feel let the b&b down as it consists of scrambled egg, beans, a hash brown and toast, that’s not a cooked breakfast to me or my partner we where expecting maybe bacon or sausage and tatty scone not hash brown. On are first day when we went down for breakfast we were offered it I said no as I would not eat it and was offered nothing else in its place. The owner messaged me to ask how my stay was I explain about bed and also asked if I could have a fried egg instead which she did say yes but I feel the house keeper who was there should have ask if I wonted something else, you could help yourself to toast and cereal but over all we where very disappointed with breakfast and that is something we looked forward to when we go away is a full cooked breakfast

We only stayed the one night on our tour of Scotland and we found the property quiet and free parking available at the rear of the property. This property is dog friendly which was a bonus for us. The beach and promenade were within walking distance and close by to Aberdeen's football stadium. Anna was in regular contact leading up to our arrival passing on instructions on what to do on our arrival and how to access the property etc. The kitchen and lounge are also available for guests to use to make tea/coffee and watch TV.

On a personal note we felt the decor was just a bit dated but still comfortable and it would not prevent us from booking should we visit the area again

The staff made every effort to ensure we had all we needed, to access the room and property, and know breakfast arrangements. The room was comfortable and had an en suite that was just what we needed. We were glad of the onsite parking.

The owners and accommodations couldn't impact this at all, but we had great difficulty getting a taxi into town from the property, and getting back from town, despite calling multiple taxi companies, all were extremely busy. After being stood up by 2 taxis on our return journey, we stood for an hour in a town queue taxi hub to get back. There were no ubers working in Aberdeen. You may wish to plan well ahead if you need support with travel getting into the town.

Excellent stay at Jays Guest House. Nothing was too much trouble for this helpful & friendly couple! Instructions on getting keys & how things are run were very well delivered. There is a spotless clean & all you need communal kitchen for our use. Breakfast was self serve with fresh yogurt, fruit, pancakes, pastries, toast, tea & coffee. There is a washing service at a small cost. The pricing of rooms was friendly. The rooms cosy, clean & comfortable. Hidden gem in Aberdeen.. 10mins from town & the beach! Perfect stay! Highly recommended. That’s where I’ll be stopping over from now on!

Our room was clean & shared living room was very comfortable. Close to Old town & University campus. Could walk into the city. Staff were very friendly & accommodating.

The room was small & there was some noise from the street & students nearby. Otherwise our stay at as very pleasant, staff were very friendly & helpful. Would definitely recommend & stay again.

I was a student at the University of Aberdeen between 2010-2014. Having visited only once since, I decided to visit again, this time with my partner. The things we both really liked included: 1. The overall communication. Although we did not get a chance to meet the owners as our check-in time was somewhat late and checkout rather early, Anna's communication regarding ways to check-in, details about breakfast, house rules, and places to see nearby were communicated by a detailed text and an incredibly informative video. 2. The space itself was incredibly homely. It's lovely to stay in. Had we stayed longer I would have loved to sit in the living room for a bit and read. 3. Aberdeen is generally a small city, but this location was ideal for me. It is a stone's throw away from the University and we both quickly went on a walk around the University, then through Seaton park towards the Brig O Balgownie and then back over the Esplanade. My partner loved the beach. 4. The room itself was lovely. We loved the owner's aesthetic sensibilities. The place was clean, the shower was great, and the bed was incredibly comfortable.

There was nothing we both could think of that we did not particularly like. This is more of a suggestion for anyone wanting to do a one day trip. We came back to the guest house after midnight after having had a walk around the city. Since check-out was at 10am next morning we thought it would be wise to shower before going to bed as it had been a long day having stopped at Stonehaven and hiked for a couple of hours on our way in. I think the hot water boiler is turned off after a certain time so there isn't any hot water late in the night. Just a heads up for anyone who has similar plans.

The living room is great for reading or tv watching. There are books, warm, cozy blanket throws, and plenty of theow pillows for comfort. The furniture is incredibly comfortable and includes reclining chairs. A simply wonderful feeling in this room. The bedroom was spic and span clean with comfortable bed and down comforters. It was quiet. The breakfast was a very filling one made for when you said you wanted it. Parking is right behind the house and is free and secure. A great spot in a busy city.

Our stay was just fine.

The owners are incredible, helpful and very friendly. The room was very comfortable and warm (which was much appreciated during a snow storm) and spare pillows and an additional blanket were already present in the room. Breakfast was enjoyable, with a variety of cold options alongside toast, toasties, juice, tea and coffee. They also sell some handmade items in the breakfast room that were fun to browse through and are very adorable.

The only slight downside that I experienced is that the rooms aren’t well insulated from the noise of the rest of the guest house, and my room was at the top of the stairs (although I had requested a quiet room), so I had to hear everyone who came up the stairs. However, given how great the rest of the guest house was, I’m extremely happy and definitely recommend it.
