A warm friendly welcome from Caroline, who is the perfect hostess. Delightful breakfast room, and a lovely guest sitting room Breakfast was a generous fruit and yogurt selection, followed (of course) by a perfectly cooked breakfast. Our room was a good size, and everything you needed was supplied. Great suggestions for where we should visit and where we could eat locally. The location was excellent, good onsite parking, and an easy walk down to the seafront and the local pubs and restaurants. We slept very well, and thoroughly enjoyed our stay. Can recommend highly, you will not be disappointed!

Absolutely nothing we did not like. Everything was as it should be, lovely decor, comfy bed, great food (including afternoon tea!), and a smiling host and hostess.

Instow Barton is a lovely quiet country house just up the lane next to the church in Instow. It has a beautiful country setting. The property itself is smart and clean and very homely and the room was excellent. There is easy parking too. The host Caroline is delightful and very welcoming. Attention to detail is her forte with little extras here and there - like cakes in the room when you arrive. The breakfast was absolutely superb with a huge range of things to eat on your table (wish I could have eaten everything!). When going to Instow for future visits I will always check Instow Barton for availability 1st.

Such a lovely old farmhouse in the sweet hamlet of Instow Barton, a 15 minute walk to Instow and the beach. A friendly welcome and cup of tea and home made cake was much appreciated and delicious. The delightful terrace, perfect to sit and rest our feet after a day of walking the coast path. The bedroom was spacious and the shower powerful. A very quiet and peaceful location. The breakfast was wonderful, a skilled chef and beautifully presented fresh fruit, yogurt, toast and a choice of hot dishes and lots of tea and coffee. All freshly prepared. We wish we had ordered the packed lunch! We would love to return as this is a really special place.

Perfect location just a short stroll to the beach, also a lovely rural setting giving both a seaside and countryside feel. The property offers ample parking. Our hosts were attentive and professional, they gave much thought to making our stay a home from home. The whole property was clean and comfortable and breakfast was first class, cooked to perfection and with a very generous selection . We especially appreciated the home cooked cake waiting for us in our room every afternoon when we arrived back, and the flask of fresh milk by reception every evening for our morning coffee.

An absolutely perfect stay for us in stunning Instow Barton. Our room was beautifully furnished, spacious, comfortable and super clean and the location was great for us - being rural but only an 8 to 10 minute easy walk to the beach/waterfront and wonderful Boathouse and Instow Arms pubs. Caroline and Colin were the most amazing of hosts - friendly, attentive and it was obvious they took well-deserved pride in what they do. The breakfast was first rate and plentiful with a focus on local and home made produce. Delicious!. Slices of homemade cake in our room after returning from hiking was a very nice touch and very much enjoyed!. All in all, you'd be hard pressed to find a better place to stay in North Devon. Well done and a big thank you to Caroline and Colin. It's a 11 out of 10 from us!

I stayed at Instow Barton for two nights with my mother and we really enjoyed our time there. It is set in a peaceful location above the village of Instow by the church. We received a warm welcome. Our room was clean, comfortable and spacious. Especially good was the breakfast which was varied, generous and delicious. I understood there was a trained chef in the family and you could tell! I would recommend a stay here to anyone.

Beautiful old house in a lovely location. Our room was comfortable and clean. Our hosts were friendly and welcoming. The breakfast was delicious. We were able to walk down into Instow (10 mins) to the Instow Arms for some excellent food. There was a bus stop very near where we caught the bus to Barnstaple. Highly recommend. The property is up a hill if you're walking.

This was quite possibly the best B&B I have stayed at From the warm welcome to the spacious and attractive room it was super. Now let's get to the breakfast. THE best granola and pastries and a great choice of cooked dishes. Fresh fruit, yogurt, juices... It sets you up for the whole day. The setting is beautiful - quiet with great views. Highly recommended

A lovely 4 night stay in spacious, light rooms with excellent views of the surrounding countryside and sea. The breakfast was plentiful and exceptional with plenty of options. There was plenty of off road parking and the location made it easy to travel to everywhere we visited. The staff were friendly, welcoming, polite and always helpful. The cake left in our rooms every afternoon was a nice touch too. Highly recommended!

Fabulous B&B, spotlessly clean, large room with a comfortable bed and homemade cake which was a nice touch. Caroline & Colin are perfect hosts, very welcoming and the breakfast was excellent. Instow Barton is ideally located close to the Tarka trail and only a 10 minute walk into Instow. We would definitely stay again, highly recommended!
