My husband and I had a lovely breakfast. We started with the fruit then the full English which was not at all greasy. It was all perfect and served with a friendly smile and good morning. We also had our evening meals here. The food is second to none. The Staff are really lovely and knowledgeable of the dishes. We had room 12 which we thought was great especially as we had a balcony. Ideal for relaxing with a cup of tea which we did, maybe even read a book in warmer weather days ahead. After check out we did a lovely walk to the river and just back in time for our friends arriving to meet us so we could have Sunday lunch together before we went back home. Everyone was happy and contented. Thanks to you all for a lovely time. Sherry and Jason.

Breakfast & evening meal excellent
Road works caused a bit of an issue finding the place, that's not your fault. Lock on door, No9 was not the best. Only just catching on the lock. Was really not impressed with the 10% service charge added to evening meal bill ( the meal was excellent), but it should be up to the customer to offer a tip, not just added on regardless. Just suppose I didn't think it was very good, what would happen if I refused to pay the 10% ? I know you are not the only one doing it, appears to have become the normal thing this days. It's nice to asked.

Staff were friendly and the facilities were exactly what we needed. The pub was very dog friendly and had a nice garden area with a dog bin, which was ideal. We had dinner in the evening which was a little more expensive than a typical pub, but the food was delicious. The bed was very comfy and our room was quiet, so a good night sleep for people and dog! Nothing was too much trouble for the staff, so we would happily return.
Breakfast was limited, and the portion was small. However, the quality was to a high standard and was included in our stay, so I can not complain. They put a 10% service charge on all food bills, which we were happy to pay as the staff deserved the recognition for their hard work on a busy weekend.

Everything was amazing - the room (No 15) was spacious and well-designed with a lovely bathroom, really comfy bed, plenty of storage space, two comfortable chairs, a small table and a lovely patio which should, I think, enjoy the afternoon and evening sun in the summer. The shower was excellent too. We also had an "out of hours" access door if the pub was shut, very useful. Breakfast was delicious and plentiful and the evening meal we had was generous and also delicious. We spent New Year's Eve there and were able to join in the party complete with disco and excellent free buffet. All the staff were friendly and helpful too. One rather odd bonus was that the orientation of the bed was perfect for us - head at the North end, feet at the South end, which we find gives us a really good night's sleep! We definitely want to go back in the summer when we can take advantage of the beautiful views from the garden.
If I really had to find something I didn't like, maybe the coffee served at breakfast wasn't the best, but it wasn't that bad!

EVERYTHING!!😀😀😀 We felt so welcomed and comfortable from the moment we arrived til we left. Our room was upgraded (we didn't ask for this), which was a lovely extra touch. The most beautiful bathroom. Excellent breakfast...both in choice and quality of ingredients. Lots of choice as well as the traditional breakfast. Delicious evening meal in the restaurant. A good location. We are not dog lovers, and this is a dog friendly hotel, but it was absolutely no problem. It did not concern us in any way and would not stop us from returning. Don't let this put you off if you normally avoid dog friendly places. We wish this hotel well in the difficult times imposed upon them recently by our government. We will DEFINITELY be returning next time we are visiting family in the area and will be recommending you to everyone we know. Thank you.

The staff were very welcoming and friendly, we had a lovely chat with the owner and met Bear the adorable and friendly resident dog. The room was good value for money, very comfortable and with great amenities, breakfast was excellent lots of choice and prepared and presented really well. The night before we had dinner in the restaurant area, the food was well priced, looked and tasted fantastic. We travel to the area to visit family and will be using Cockhaven Arms as our regular stop over.
When we arrived the sink was leaking, however I told the staff and they got onto it straight away.

I was only here briefly en route to a job and wish I'd had more time to spend here. Delightful accomodation. Loved the comfy Kingsize double bed and had a really good night's sleep. Attractive decor and spacious, spotlessly clean bathroom with good shower. The room had its own balcony which I didn't use, being November, but I went outside on it to admire the view towards the estuary and the sunrise in the morning. Friendly staff extended a warm greeting on my arrival and the Christmas decorations were up making the foyer and bar area look really inviting. Sadly I had an early start and didn't get to sample dinner or breakfast but I would love to return there for pleasure rather than work sometime.
Nothing not to like, from my brief stay.

Good size room with pleasant view over peaceful residential area. Very quiet in the room in spite of a buzzing pub downstairs. A very comfortable bed and a restful sleep. A great cooked breakfast showcasing fresh local ingredients. Staff friendly and super-hardworking - your efforts are appreciated, thank you.
A personal preference: the in-room complimentary coffee/tea box could usefully include decaffeinated options too (although a decaff cafetiere was offered on request). A few suggestions for improvement: - Some of the room furniture showing substantial wear-n-tear now (on this our 3rd visit in 4 years): the bedside cabinets could usefully be updated for a better guest experience; the current ones are seriously stained and scuffed all over - "well-used"; the armchairs re-upholstered in "wipe-down faux leather" not so pleasant either if they don't get wiped down; - why not offer coasters / plates so hot drinks can be put down safely without marking the furniture.

Breakfast was very good and plentiful (perfectly cooked fried egg) - it didn’t say on the menu but they do veggie breakfasts. Bed was very comfortable, shower was hot and strong enough. Staff were efficient.
Unfortunately we stayed during strong winds, and the wind was whistling through a window or internal shutter gap somewhere in room 3 on & off all night (it was not simply the sound of the wind). Security light outside room was also on & off all night but hopefully that’ll be replaced as it must be faulty. Both issues mentioned on check-out.

lovely old pub inn delicious, Sunday lunch ,nice breakfast, lovely room ,comfy bed ,good shower
our room was eye level with the car park 5 yards away looking right into our room no privacy at all had to keep blinds down for privacy ,bathroom had clear glass so exactly the same, shame because the room was lovely all that was needed was slated blinds ,the room also said it had views the opposite window did have a very small view of a few hills thru the pub garden
