A great hotel/pub in a beautiful old building. Lovely garden. Great bed and bathroom. Lovely food.
Just be aware, it's set in a Residential area, up a slight hill. And I was without a car. But there is a bus at the bottom of the hill, to Teignmouth. About 15 minutes. Also, there are a lot of stairs. One thing that I thought was strange, my room didn't have any Privacy blinds in the Bedroom nor the Bathroom. And the Car park was right alongside! I did mention it. And the Assistant manager told me a lot of people have complained about that. Maybe time to get it rectified, guys?

last minute booking. We arrived and were greeted by a lady who showed us to our room. First impressions were wow, clean wooden floors, nice big bed, table, mirror, TV. Bathroom with a lovely large shower. Then we noticed there was a balcony, a very nice little table and chairs in a very sunny place. It smelt clean and tidy and looked very nice. We didn't eat as the food prices were a little too hefty for us although I'm sure the food would have been nice as the outside area had lots of people who were drinking and eating. We did have breakfast included in the price and it was amazing, my husband had the full breakfast with no complaints at all. I had the smoked salmon and scrambled egg which was perfect. As we had a very good experience and these points can be addressed we have given the full marks and we will revisit if we are back in the area.
Now, I have given them 8/10 as there are things which need addressing which are fixable. Bathroom wall paint flaking, bedroom ceiling cracked and could do with a paint. Mostly one thing which I would have addressed the night before if I had checked, as Site Wardens ourselves who look after guests there are things we do, we stripped the bed to find dirty pillow protectors with marks on and underneath two pillows they were yellow dirty. The mattress protector should be a full bed protector. Hopefully these things above will be looked at we were in room 15.

This was our 1st visit to The Cockhaven Arms, from the minute we arrived, we were dealt with immediately and very attentively, all members of staff were very polite and proactive, we had an evening meal there, it's the best meal we'd had all week, my wife had the Duck which she says is the best she's ever had, I had a Steak with the trimmings and both were delicious, credit to the chef, service at breakfast was the same as last night, there was a very good selection to suit all tastes, we chose a full English and the quality of ingredients was excellent and cooked to perfection. We will definitely visit when in the area again. Thank you for a very comfortable visit. Mel n Kim Curtis.

My husband and I had a lovely breakfast. We started with the fruit then the full English which was not at all greasy. It was all perfect and served with a friendly smile and good morning. We also had our evening meals here. The food is second to none. The Staff are really lovely and knowledgeable of the dishes. We had room 12 which we thought was great especially as we had a balcony. Ideal for relaxing with a cup of tea which we did, maybe even read a book in warmer weather days ahead. After check out we did a lovely walk to the river and just back in time for our friends arriving to meet us so we could have Sunday lunch together before we went back home. We loved the location and the surrounding area was stunning, The staff at the Cockhaven Arms were friendly and helpful and quick to respond to any needs. the food in the pub was beyond amazing I can't rate it enough 10/10, be prepared for huge portions 😁.
Our room had no windows we could open as we had patio doors that lead to a balcony that was mere feet off the floor, so easily accessible to get in from outside, and there was no air con, so our room got very hot, the provided fan did nothing to aid this. Also we booked a superior double room, we were not happy to find we had 2 single mattresses pushed together. Makes for an uncomfortable sleep.

Traditional pub setting with clean, very comfortable accommodation (about 15 rooms) at a reasonable price. Booked two nights bed and breakfast to attend funeral in Teignmouth and very pleasantly surprised at the quality of accommodation. Well appointed room with large double bed, TV, kettle, tea, coffee, milk, biscuits etc additional bed in form of fold out sofa. Good w.c and shower. Good breakfast menu and pleasant friendly staff. Plenty of car parking and attractive beer garden. We had dinner on first night in pleasant restaurant area and thoroughly enjoyed it. As it was a Wednesday which is steak night we had a rump steak each and they were perfectly cooked. The Cockhaven is great base for a visit to Teignmouth and surrounding area. It is also dog friendly and offers facilities especially for dogs including doggy ice cream, washing area and old towels to dry your canine companions. We recommend this place.
By way of observation (certainly not complaints) our room (Room 1) was at rear and overlooked by the car park therefore lacking a bit of privacy especially when people parked right up to the wall. This was overcome by closing the curtains which was mildly annoying during daylight hours. Premises set in residential area and Bishopsteignton is about three miles from sea front in Teignmouth.

We were very lucky that we happened to be given the room with a patio that was a real sun-trap and had amazing views. In the evening we sat out there watching the full moon rising with a G & T from the bar. The bed was supremely comfortable, a good size, and the room and en-suite were very clean. It was also lovely and quiet. Breakfast was great, a selection of fruits (grapefruit, prunes, mixed berry compote), granola and gorgeous yoghurt, with fruit juices and a cooked breakfast option with tea or coffee. The staff were lovely and the atmosphere there is wonderful.
I remembered at breakfast that last time we visited (about 7 months ago) we were a little disappointed with the quality of the filter coffee provided and unfortunately it was much the same this time. I think you can order "special" coffees (cappuccino, americano etc) made with a proper machine, and pay extra for those which, on reflection, I wish we had done. The grouting between the tiles in the shower was slightly mouldy, which could be sorted with some mould remover, but the colourful tiles disguised that somewhat!

Good breakfast, nicely decorated.
We had booked a table for 8pm. With the traffic our satnav said we would be closer to 8.30/8.45pm. I rang ahead and explained we would be late. We arrived at 8.40pm but were told kitchen has closed. I kindly asked if we could have a sandwich, not possible but crisps/snacks at the bar. This was not helped by the fact other diners were just being served pudding. The nearest restaurant was 8mins drive away and we had looked forward to a delicious meal and a comfy bed. The bed ✅ we bought crisps and went to bed, breakfast was lovely but I feel the early closure of the restaurant on a Saturday was disappointing, toast or a sandwich would have made all the difference to this review.

Breakfast was excellent and included in the price, unlike many hotels e.g. Premier Inn where it is extra. The room was well furnished and had much more character than modern hotels. The bed was very comfortable. The bar area was much cosier and more like a proper pub than many hotels.
The plumbing system in the en suite WC/shower room was not perfect. The WC flushing mechanism worked but not as it should have done. The waste drain from the shower tray did not let the water flow away freely and nearly flooded over the floor. The liquid soap dispensers were very difficult to use as it was not possible to put ones hand under the spout to catch the soap.

Breakfast & evening meal excellent
Road works caused a bit of an issue finding the place, that's not your fault. Lock on door, No9 was not the best. Only just catching on the lock. Was really not impressed with the 10% service charge added to evening meal bill ( the meal was excellent), but it should be up to the customer to offer a tip, not just added on regardless. Just suppose I didn't think it was very good, what would happen if I refused to pay the 10% ? I know you are not the only one doing it, appears to have become the normal thing this days. It's nice to asked.
