This isn't my first visit but it is my first visit under the management of Bernice and Dave. I rated this hotel well when Sue and Tony owned it but the improvements Dave and Bernice have made are phenomenal. They have simplified the dining room, making it much neater, functional and brighter. The first thing I said when I went in there was "oh my God". Breakfast was spot on, I don't usually care for sausages but I had one and enjoyed it. There were facilities for us to make our own toast so we didn't have to ask for it, we could just get as much as we wanted, when we wanted it. Our room was lovely, with a selection of refreshments, including biscuits. There was also a selection of travel sized toiletries and even a pair of slippers each. I was concerned about how soft the bed was at first because I have issues with chronic pain but even though the mattress was soft, it provided me with the support I needed. Some kind of sorcery. There are plenty of sockets as well as usb sockets for phone chargers. The room has its own iron, ironing board and hairdryer. There is a full length mirror in the room and a beautiful dressing table with three mirrors. I can't recommend this place enough and if you have a car, it's ideal because it has its own parking. If you're coming to Blackpool, I strongly suggest you look for rooms at this hotel before you try anywhere else, seriously. If you have real diagnosed OCD like my husband, you will be okay here. Incidentally, it was his 60th birthday when we arrived and Bernice was disappointed we hadn't told her beforehand, because she would have arranged something special for him. We're coming back here in April, booked it when we checked out this morning.

The location was ideal for us & parking on site a bonus . We arrived earlier than arranged but it was no problem, I was greeted by a lovely host , very chatty & welcoming. Our room was fine for what we needed, lovely towels & toiletries with complimentary slippers too ! Plenty tea & coffee facilities. The breakfast was fabulous didn’t want anything to eat until tea time ! On the whole our weekend was really lovely & made just perfect by our stay . I hope that this new venture works out for you , we will hopefully be back next year for another little break . Thank you .

Very good location near the centre,in a quiet street.Bernice made me feel very welcome.My single room was exactly what I wanted,clean and comfortable.I didn't have the full breakfast in the mornings as I find them a bit much but other guests did and they seemed to be enjoying them.A good experience at a reasonable price.If you go to the Rocklea you won't be disappointed.

There was nothing I didn't like.

The room was spotless and had all the facilities for our stay including good Internet connection which is a plus They hosts were friendly and accommodating and the breakfast was great and generous portion. Even got free parking but even if this is full ample carpark 2 mi down the road. Situation excellent easy walking distance to centre.

No issues to raise with this accommodation will definitely be booking again Really enjoyed our stay.

Such a lovely couple that owns this hotel. They took it over last year and are working hard to make it their own. Really good vibe. Close to city centre(walking distance to major attractions) off road parking (ask hotel for availability) great breakfast , everything was in the room (tea, coffee, slippers, shampoo/shower gel.

From arriving at the accommodation Tony was very informative. Showed us to our room . Next morning our breakfast was brought to us by sue, cooked perfectly by Tony. Absolutely gorgeous. Lovely and clean B+B , hosts were brilliant even though it was our first time staying here it was if we were regular visitors. Would highly recommend, can't wait for our return thankyou Tony and Sue for your hospitality.

This couple Tony a Sue are the nicest of people,There place is spotless and very well done up the breakfast was lovely thanks Tony great start to the day. Nothing was a bother to them and they made us very welcome. Its about a 10 min walk to central pier which is nothing as we walk the length of blackpool anyway. We will defo be staying here again.

I Honestly dont think there was anything not to like, If anything when i turned over in bed the frame squeaked abit but nothing too bad.

Very clean property and room lovely welcoming hosts nice and warm , lovely breakfast , nice touch of a birthday card for my partner and a celebration drink left in room couldn’t have done any More for us Central location for everything off street private parking

Nothing it was perfect

The breakfast is fantastic big portion and perfectly cooked. The hosts Sue and Tony were very attentive and helpful, hotel was spotless and very cozy and within easy walking distance from all attractions. Couldn't have asked for more, definitely be returning if available as is very popular with cracking hosts . Thanks guys. 👍

Sue and Tony were so welcoming and remembered our names throughout our stay. They catered to what we wanted for breakfast and was friendly throughout. The bed was comfy, the shower was hot and it was really clean. The parking was fantastic and spacious. We stayed here due to our usual B&B being fully booked, but i would definitely stay again.

The room above us stomped like elephants which actually caused our bathroom door to vibrate and was very loud. Not an easy fix but didn't matter once we opened the door.
